We hired Joseph to do two RICS surveys for us and they were both extremely detailed and helpful. Not only the reports were concise, objective and actionable but we found Joseph very approachable in terms of further discussion and explanations. I had a very poor experience with this surveyor, both in the quality of the survey and in the way subsequent complaints and data requests were handled.

The survey failed to identify a serious and visible structural defect, while at the same time marking almost every issue (most of them trivial) as “Rate 3.” For example, the report identified a “Rate 3 – Urgent” mould issue. When I asked the surveyor to clarify where this mould was, he provided a photograph showing a single small mould spot and acknowledged that it “just needs cleaning.”

This approach is misleading and used to deflect liability. When concerns were later raised, the response relied heavily on the fact that items had been rated “3,” rather than engaging meaningfully with the substance of the complaint.

Similar concerns arose in the handling of our Data Subject Access Request. The law requires such requests to be handled promptly and within one month. However, the surveyor waited 30 days before requesting identity verification and then a further 30 days before incorrectly refusing to provide the requested information, despite being legally required to do so.

Taken together, the quality of the survey and the way subsequent complaints and data requests were handled raise serious concerns about professional standards and accountability. I would strongly advise others to think carefully before instructing this firm.

Joseph conducted a RICS building survey for me and I have to say that I am extremely happy with the service provided. Very easy to work with. He gets into great detail and communicates very well. All very smooth. I can’t recommend him enough.
