The previous owner was 2 years behind on taxes and paid at closing. Rate thinks this is what we owe yearly and is charging our escrow as such even though we provided proof otherwise.
Terrible experience. Wouldn't lend because we have 40 acres not less than 20. Why? Had to call. They don't know. Offered to have us view Property Valuation Report; none was available.

Incompetent staff
My Experience with this company has been nothing but a clown show. I gave them a second chance when I decided to buy a second home this summer and they failed me once again. Carlos (NMLS #673321), A "VP" of loans was assigned to me by my realtor who also happened to be terrible at his job. Upon trying to close this deal, no one noticed that the house had city violations, even though I had paper work they had mailed me where I had to sign that I was okay with that a month before. On the closing date, the didn't even have the courtesy to call me the night before to let me know the loan won't get approved. Instead I got an email the day of, telling me the closing date will have to be pushed back because the bank won't give me the loan unless the violations on the house were fixed. Keep in mind I asked for my day off at work. Upon contacting Carlos, he said he had no clue that there was violations on the house. A Bunch of liars and incompetent loan offers at this company. Furthermore, he forgot to send me important documents that I needed to sign before the closing and blamed it on " oh your name is so identical to someone else I'm working with, that's why I must've forgot." After this mess, the blame game started. My realtor Joshua Pales blames Carlos. Carlos blames Josh, and ultimately they both try to blame the city. Madness, stay away from this company please and save yourself your inspection and appraisal money. Not even a sorry from them. Crazy world we live in..
Employer recommended and they disappeared
My employer RECOMMENDS we use this service. I gave them all of my PRIVATE information, they called me and then they disappeared. Fortunately, my credit reports are monitored but a company that pulls your credit report and then disappears is a shady company. My employer is a MAJOR employer -- why in the world they would recommend this company I have no idea.
Slow response
I'm writing this review in the hope it might save someone from dealing with a lender that supposedly can deliver good service and can’t. When Guaranteed Rate first came into the Wilmington NC real estate market, they hired a number of great loan officers from other companies. However, many of those loan officers left because they realized GR couldn’t deliver good service to their clients.
I have been a real estate broker for over 23 years and this probably the worst experience I have had with a lender. I represented a seller and early on in the loan process I tried to get updates and information from the buyer’s loan officer Kristopher Erickson. Numerous times I tried to reach him by phone, text and email without success. So I contacted the branch manager Suzanne Neblett. She told me Kristopher wasn’t on her team, but would contact him and have him call me. I never did get a call from Kristopher or a follow-up from Susan to see if he did contact me.
With my persistence I did receive calls or email responses from Kristopher, but had I had to leave numerous vmail, email and texts before I would get a response. The buyer was putting down 2/3 of the total purchase in cash and had more than enough extra cash to buy the property outright, so it wasn’t a buyer finance issue.
When speaking with the loan officer, he was always looking for just one more piece of information. One would think a loan officer would know all the information which would be needed to close a loan. As a result, the whole loan process dragged on 30 days past the original contract closing date. This delay in closing cost my seller client over $4K that she had no way for getting reimbursed as a result of the delays.

Well I'm still pissed that I ended up going with them for another loan. Something has changed because they used to be good. But now they're not.
I had to go to three closings to try to close this refinance. I got so upset I eventually just canceled it but the dude talked me into it. He talked me into it on the condition that the loan payment I made to my regular mortgage service would be refunded to me at closing with guaranteed rate. That was an outright lie.
They also mailed my checks to me. Instead of mailing them to my creditors? I had a $260,000 check mailed to me that should have been mailed to the mortgage company that was being closed. Everything that could go wrong went wrong. Not a f****** apology out of it either
Not Great
Overall my experience has been average to below average. Their rates are good and they got my paperwork in order very quickly - initially. However, they completely squandered our significant lead time and waited until the last day before our closing to do any verification which led to a mad scramble to avoid impacting our timeline. I was particularly disappointed when they asked me to increase my insurance coverage because they didnt notice that they were looking at rebuild costs for the wrong property. Fortunately Nationwide recognized that there was an error was with their paperwork and didn't raise my coverage like I asked which would have cost several hundred dollars a year. That took several hours for me to sort out on my own as they never noticed their mistake - again on the last day before closing.

I submitted an application with Rate.com in September, uploaded all necessary documentation and never got a response from the loan officer. I reached out several times and always got the response that something will be provided in a day or so. The pre-approval or letter stating I wasn't approved never came. I had worked with the loan officer in 2020 when purchasing my first property and just didn't expect this level of unprofessionalism. I submitted an application after speaking with him personally on several occasions and respected the advice he shared. Save your time and do business elsewhere!
I closed 2 houses within 3 years with Guy Petropoulos and team.
For the second time, I had the pleasure to work again with Guy Petropoulos and his team. I must say that the professionalism and HONESTY was incredibly outstanding. Could not have done this without Guy. I am "BEYOND GRATEFUL" for everything that was done throughout the process. I strongly highly recommend Guy and his team!! Thank you, Thank you so much Guy and team.
Make sure to do your diligence before going with GR
We've been through the mortgage process 5 times in our lives, as well as refinancing 3-4 times. Our experience with Guaranteed rate was the worst we have experienced, ultimately delaying our closing and causing us to start over with a new bank. On a positive note, the new lender was able to pick up the pieces and get us closed and in our new home. I wish we would have done more research before we made the decision to go with Guaranteed rate, but we were in a rush and their rate, addmittedly, was excellent - if we could have closed.

The process to close my loan took 67 days, the loan officer was very unprofessional did not communicate the process to me, quoted me a different closing amount which higher than I expected very terrible customer service beware of the Chicago team.
Total Nightmare!!!
I'm writing this review in honest hope that it might save another consumer from the nightmare that is "Guaranteed Rate".
I was referred to this company via Mechanics Bank, whom I assume would be trustworthy. I was very wrong.
I began my refinance with Jim Fett (VP of Sales) in February of 2021, thus began my painful journey with Guaranteed Rate. Initially I was very impressed with the low interest rate but that's where it ended.
5 months later I have faxed and re-faxed multiple duplicate income statements, had 2 credit reports run, appraisals, each time I jumped through hoops for Jim he needed yet another document, or claimed he never received the documents I sent. I wouldn't hear from him for weeks at a time and always had to follow up. The clencher was when the rate was set to expire and he had made no contact.
Jim was so disorganized and when asked about the progression of the loan, he always had an excuse and then asked for more documentation. I decided to pull the loan because at this point it wasn't worth my sanity, but the branch manager at Mechanics lured me back in, promising that Jim could seal the deal the deal in 2 weeks. Wrong again! Another month went by before I received docs (Via mail) with no instructions as to how to return them. Again asking for more documentation and now the closing costs have gone from $3,500 to $6,500 in addition to higher origination fees....in fact, as another reviewer mentioned, all sorts of hidden fees.
Needless to say, I pulled the loan because I would pay to keep these people away from me. I am grateful that I never signed on the dotted line with this company. It sounds like I truly saved myself based on other reviewers who went on to actually finalize their loan. Total nightmare experience with a highly incompetent loan officer and questionable (at best) company.

Another online waste of time
Chose this company as one of my 3 to get refi quotes. They came back with a loan statement that was full of extremely high fees. They had the same current rate as the other two, but theirs included costs to "buy down" the rate to make it equal to the other two. In addition, they had higher fees like Appraisal fee $600 and then an additional $200 fee for "Rush Appraisal". I never stated that I was in a hurry to get this refi done. The title fees were inline, but $85 for the Recording fee when it's only $50 is just another example of the markup I was seeing. The rep was very kind and said these fees were all negotiable. I agree, they are, but when you're already starting at a higher point, you are going to waste money. The final straw was when I saw that my cash out at settlement was $2K below what I was asking for. Again, they said that was negotiable. Since I would have 60% equity after closing, I didn't think it was even necessary to "negotiate" the amount that was the purpose of the Refi to begin with. They simply didn't listen to what I wanted. I went with a local mortgage refi. Their fees were very competitive. They waived the appraisal fee. Since I own the company (self-employed) I knew the process would require many documents. Yet, from application to closing, the process took 3 1/2 weeks.
Would give negative stars
I refinanced with Guaranteed Rate. I made my first payment in Mid April. They cashed it right away. In June I noticed I didn’t get credit for it. provided them with a copy of the back of the check. They accidentally deposited it into the wrong bank account. Now 3 months after my depositing my check and 5 weeks after realizing their error. I still haven’t gotten credit for my payment. I have been forced to make an extra payment to avoid late fees and my credit score getting affected. They are crooks and thieves. NEVER USE THEM.

If I could do less than one star I would. Our experience was terrible, one error after another! Perhaps this crazy market is too much for this company to handle.
Loan Office Quit in the Middle of my Refi
My experience with Guaranteed Rates was a horror story. My loan officer frankly lied through his teeth to get the application. I was rate comparing with another company and Guaranteed had a better rate and promised a closing within 30 days. Fast forward 4 months, the loan officer has quit - he texted me I quit call customer service. I escalated to his branch manager who at first sounded like he was there to help me and then a week later said the file was denied. Oh did I mentioned I had final approval a month ago? No word on what happened between final approval and denial, no opportunity for remediation i.e. pay off debt etc. just 4 months of wasting my time and losing out on another opportunity with a reputable bank. I am so disappointed with the service and lack of integrity within Guaranteed Rate.
Quite possibly the worst mortgage…
Quite possibly the worst mortgage experience I have had. Over 110 days with over $1500 in added closing fees for their failure to close on a loan within their rate locked period. $500 spent/wasted on an appraisal that would not be refunded "because it was paid to the appraiser" and then a 2nd request for a credit report because the 1st one expired because they took so long. Never once was a closing date given, a reason given for the delay or any attempt to salvage my business. I was left out to dry. In the mean as rates dropped, my costs went up with Garanteed Rate. To Top it all off, I could have closed with numerous other lenders and been saving money with a new lower rate. Stay far away from GR.
Solid rates, but TERRIBLE service
I currently have two loans on two different properties with Guaranteed Rate. My most current is a property in Colorado. I had automatic payments setup which never pulled, so I made a one time payment. THEN the autodraft came out ten days later, so I paid TWICE in a single month which they couldn't refund. This month they sold my loan to a new servicer, cancelled my auto-draft, couldn't tell me if my loan number was the same, and gave me the new bank's 1-800 number to call, which does not recognize my social through the automated system. I never asked for loan to be sold, and they don't appear to give a damn about making reasonable accommodations to pay the with the new servicer.
