Quelques heures seulement avant d'arriver à l'appartement réservé plusieurs mois à l'avance, aucun code d'accès n'est fourni malgré plusieurs relances, Flexliving n'est pas joignable sur ces différents points d'accès.
Après de multiples tentatives j'apprends finalement qu'une panne de plomberie rend l'appartement indisponible.
Flexliving refuse d'indemniser le préjudice subi à savoir un surcoût élevé d'une relocation de dernière minute, et annonce clôturer le dossier avec arrogance et désinvolture. Une procédure judiciaire est initiée après épuisement des tentatives de solution amiable.

I am a landlord and experienced awful bully tactics by this company.
Besides clearly letting the property unlawfully by going over the 90-day limit, they also did not vet tenants, resulting in police having to be called over several times.
When I ended the contract, they continued renting it out to people without my approval and were extremely unprofessional and threatening over email.
They made me very anxious and also cost me a lot of money.

My experience with The Flex Living has been extremely negative and, in my view, demonstrates a pattern of poor conduct, weak governance, and unacceptable behaviour from the directors.

From the outset, communication was consistently poor. Emails went unanswered for long periods, explanations changed depending on who was responding, and clear questions were routinely avoided. When problems arose, it became apparent that there was no accountability at director level—only deflection and delay.

Rent payments were missed and delayed with no justifications. In my opinion, this approach appeared designed to pressure landlords rather than resolve genuine issues.

The directors’ conduct was particularly concerning. Interactions felt aggressive, coercive, and wholly unprofessional, especially when I challenged non-payment or breaches of the agreement. I was repeatedly pushed to accept financial losses and unfavourable terms that were not supported by the contract. At several points, I felt I was being pressured for money simply to bring matters to an end, which came across as deeply inappropriate and intimidating.

What ultimately destroyed any remaining trust was the sense that facts, contractual terms, and even their own stated positions were treated as flexible depending on what benefited them at the time. In my view, this is not how a reputable or ethical operator behaves.

Based on my experience, I believe the directors are entirely unfit to manage landlord relationships, communication is consistently poor, and the business model appears to rely on exerting financial pressure on property owners when disputes arise. I would strongly caution any landlord to conduct extensive due diligence, seek independent legal advice, and be prepared for conflict if you engage with The Flex Living.

I would not work with this company again under any circumstances.

This company does not operate in good faith, don’t trust them

I am a landlord who entered into a tenancy arrangement with Flex Living, and my experience has been deeply stressful, time-consuming, and financially damaging.

From the outset, communication was inconsistent and often unclear. When compliance issues arose, instead of working constructively to resolve them, Flex Living adopted an aggressive and adversarial approach. Rent payments were suspended unilaterally, despite no court order and no clear contractual basis being explained to me.

I received alarming emails containing legal statements that later proved to be inaccurate or misleading when reviewed by a solicitor. The narrative changed repeatedly across different emails and formal correspondence, which made it extremely difficult to understand what Flex Living’s actual position was at any given time.

In parallel, Flex Living failed to cooperate with access arrangements for legally required gas safety inspections, despite multiple attempts by myself and a Gas Safe registered engineer to re-schedule. This obstruction forced me to escalate the matter to the local council, Trading Standards, and the Property Redress Scheme simply to protect my legal position as a landlord.

What has been most concerning is the imbalance of power in how Flex Living engages: strong legal threats, settlement demands, and pressure tactics, combined with a lack of operational cooperation and poor responsiveness when action was actually required.

I have since learned that I am not alone, and that many other landlords are experiencing very similar issues with Flex Living.

I would strongly caution any landlord considering working with this company to:
• obtain independent legal advice before signing,
• verify every contractual and compliance point in writing,
• and be prepared for disputes to escalate quickly rather than being resolved collaboratively.

This has been one of the most difficult professional experiences I have had as a landlord.

After renting my flat through Flex Living, they’ve refused to return possession of the property to me at the end of our agreement and have stopped all payments to me.

Instead, they’ve demanded £30k from me to get my property back (which I have refused), and I’ve now spent thousands of pounds in legal fees on my journey to regain possession.

The whole situation has caused me and my family huge amounts of stress, anxiety and lost sleep.

I am writing this to warn other property owners about the deceptive and unprofessional conduct of Flex Living LTD. This company operates through a series of calculated delay tactics, misinformation, and direct violations of their signed agreements.
1. Deceptive "Legal" Representation
Landlords should be aware that their "legal team" appears to be a cheap PR contractor operating under a false pseudonym. This individual is used to provide a wall of corporate-sounding jargon to justify withholding rent, while the owners themselves follow up with "sob stories" to buy more time. It is a highly unprofessional strategy designed to avoid financial obligations.
2. Financial Defaults and Rent Withholding
They are currently in total default on their rent. Despite multiple formal demands, they have chosen to stop payments without any valid legal or contractual justification. They are effectively occupying and using my property for free while ignoring their primary obligation as a tenant.
3. Lock Changes and Refusal of Access
Without any authorization or prior notice, this company changed the locks to my property. They are now actively withholding the keys from me, the owner, which is a direct violation of our agreement regarding landlord access. Furthermore, they have failed to provide a single invoice or professional diagnosis to justify the "error" that led to the lock change in the first place.
4. Safety Certificate Harassment
Despite already being in possession of a valid Gas Safety Certificate (delivered to their operations team via WhatsApp) and a valid EPC, they are now insisting on sending their own engineers to the property for certificates they already have. They are attempting to manufacture "maintenance issues" to justify their behavior, despite never having made a formal request for an EICR.
5. Breach of Property Use and Head Lease
While our agreement specifically outlines the intended use of the property, they are actively marketing it for long-term ASTs, which is not what was agreed upon. Most seriously, they have continued with short-term lets despite being explicitly told that this is a clear and dangerous breach of the building’s Head Lease.
Conclusion: Flex Living LTD is a "shambles" of an organization. They use fake personas and emotional manipulation to mask a complete failure to respect the property owner's rights. Avoid them at all costs.

Great flat right by Barbican tube. Good location, responsive hosts, good layout, good value. Worked perfectly for our needs (5 week summer stay).

Landlords – Avoid at all cost!

I let my property to this company under a guaranteed rent arrangement. After the tenancy ended, they refused to vacate my property and have confirmed in writing that they have suspended rent. They also continue to advertise my property on their website without my consent. I have also discovered locks have been changed without my consent or authority.

After reading other landlord reviews, this does not appear to be an isolated case.

If you are a landlord, be aware that you may need to take legal action, including go to court to get your property back, whilst bearing the burden of litigation cost and mortgage payments. Tenants should also be cautious, as properties may be let without appropriate authority, putting occupiers at risk of eviction.

Extremely stressful experience and not a company I would ever recommend!

It was clean very comfortable beds 2 min walk to shops n restaurant! Great Jamaican restaurant just down the hill and 24/7 convenience store! The buses out front go straight to major underground stations! All the neighbors I met outside were so nice! I loved the convenience of the was a dryer and I loved the bathtub I have been traveling almost a month and most places all have just showers! Everything was great!!

A perfect location which was quiet yet near the Tube and restaurants. The room had everything we needed. We were on the top floor so there was a lot of stairs.

The flat was conveniently located at walking distance to Southfields underground station and next to the bus stop. Room and kitchen with the necessary equipment.
