AM Surveying & Block Management was recommended to us, but our experience was extremely poor. After three phone calls, a telephone call confirmed on Friday for the following Monday that never took place, no follow-up or apology, and over 15 minutes spent being redirected between three different secretaries, we lost confidence in their professionalism.

All requested details, including the property address and our contact information, were provided. During one of the calls, we were asked to complete an online form, which we felt was generic and did not address the specific questions we had raised. For this reason, we requested a phone discussion instead.

On Monday, after the scheduled call failed to take place, we were offered another call on Wednesday. By that point, the continued lack of communication and follow-through had already led us to decide not to proceed.

As freeholders, this experience left us with no confidence that we would wish to be represented by this managing agency.

This experience demonstrated a consistent lack of organisation and basic communication. We have therefore chosen to seek a more reliable and responsive agency that values clients and follows through on agreed commitments.

This feedback reflects our genuine experience with the agency.

I highly recommend Sam and Darren for any painting project. They have been working incredibly hard at our block of flats here at Maple Court, and the results are showing.

Beyond the quality of their work, what really stands out is their attitude. They are very friendly and professional. It’s been especially refreshing to see how polite and reassuring they are with our more senior residents, taking the time to make sure everyone feels comfortable while they work.

It is clear they take pride in what they do and aren't afraid of hard work. It's a pleasure to have such a dedicated and respectful team on-site!

I live in a building managed by AMSBM, and their conduct is nothing short of appalling. Residents are routinely ripped off through extortionate service charges that deliver virtually nothing in return beyond building insurance. Any minor work that is carried out is wildly overpriced, conveniently outsourced to one of their preferred “buddy” firms at three times the market rate. It’s a masterclass in extracting money while providing no meaningful service whatsoever.

Sam was efficient, on time and very professional and friendly. Would recommend 10/10.

We are in the process of selling a flat we have in Tonbridge. Our contact representative is Savannah who has been very helpful and still working with us. A number of difficult issues explored and resolutions eventually good.

Took over freehold and immediately service charge increased by circa 39%. Reserve fund was used and no explanation what for, incorrect accounts, no replies to concerns and refusal to allow us to inspect accounts, ignoring solicitors letter and section 22 notice. etc etc etc. Just unbelievable and now I see number of low ratings from trust Pilot seem to be missing.

On the Coxheath Estate we are very lucky to have Reece and his team. They are doing a great job. It has taken a bit of time for them to understand what was done in the pastt but if you ask them to look at a problem they will fix it as soon as possible. Sometimes it seems as if management is not giving them the right direction and communication between management and the team is the problem not the work ethic.
From the beginning they have gone way beyond the usual. Thank you.

Before signing up with agent you need to be very careful and read the small print. What isn't clear is the additional charges that arrive under the radar. It became clear, and only just in time, that what seemed to be an offer that was good to be true, would turn out to be very expensive. In fact the end cost would have been somewhere close to 300% of what we were expecting to pay. You have been warned.

As always our maintenance man Sam is always on time, does a great job with his work and keeps the place clean and tidy.
