I am laughing at all the fake reviews clearly written by employees. Company is a shambles, can’t reply to emails, charge for nothing, cut the grass about twice a year and charge residents £30 a quarte... もっず芋る

Absolute joke of a management company. They consistently issue false service charge demands with figures seemingly plucked from the air. When challenged they do not respond to emails or phone calls.... もっず芋る

Unprecedented Bad Service

Property management companies are not regulated in Northern Ireland, this gives CSM the opportunity to do whatever they want, or so they think.

David Carlisle is our "senior block manager".

David has never set foot in our apartment block, he does not know when the last site visit was, he has no reports of these visits, but "he's getting back to me" on it, maybe the "senior senior block manager" organised the site visits and David makes the tea and coffee.

When I asked why it took the yearly annual meeting over 18 months to take place,he put me on hold for approx 10 seconds and came back with "Errrr Covid".

He advised me not to use my allocated parking spot resulting in me paying extra for my car insurance for parking on a public street, as we have a problem with tree roots breaking through a concrete wall, and concrete sheets falling from the wall, and long sharp nails exposed from the wall.

David booked a 'roofing specialist' to carry out diagnosing the tree roots problem, where a man gets out of a van, kicks the wall with his steel toe cap and quotes thousands of pounds to build a wooden fence...

Yes, a wooden fence to block tree roots which have been making its way through concrete.

When I questioned the contractor giving the work to carry out this, he said "they do other work other than roofing"

A roofing tree doctor folks, what a unique profession and credit to David on sourcing this gem.

The yearly annual meeting happens eventually, 18 months later and the quote from the roofer is giving to leaseholders to vote on.

I would tell you how the vote went but I don't know how I have not heard anything about the vote or anything to do with the annual meeting for that matter, as I didnt attend due to work commitments.

No vote giving to me as of yet, no summary of the meeting giving to me. But be patient folks, it's probably due to Covid.

They also hit leaseholders with two annual end of year charges.

Let me explain,

It took them 17 months to complete 2021 accounts (one month away from leaseholders being legally no obliged to pay)

And the 2022 accounts 6 months late.

So they just do both together and hit the leaseholders with 2 bills at once, in the most notoriously challenging times for families in modern history due to the cost of living crisis.

When CSM become your block management company, you will receive a sales pack which gives you rules such as, no painting the outside unless it's through CSM.

But they don't hold up to these rules themselves and my fellow leaseholders have resulted in painting their own apartments.

I asked David to get a quote for the painting 9 months ago, but he forgot and he's going to bring it up at the next annual meeting, or the next 18-24 month meeting should i say.

There is a Property Ombudsman Redress scheme in Northern Ireland, which it is expected that these companies sign up to this scheme.

Of course, CSM are not. The advise on the scheme website if your property management company is not listed is, it should be reported to trading standards, which I have done.

I am constantly gathering information, evidence of broken terms, evidence of unacceptable service, photographs of health hazards which have yet to be addressed and building a case, while keeping my side of the terms by continuing to pay my service charges etc.

I would advise anyone having problems with CSM to do the same, if anyone would like to discuss legal options, please leave a review with an email.

Quick Response And Great Support

I contacted CSM, via their online portal, regarding a query about my quarterly management charge. They responded within about 3 hours, which I think is very acceptable, particularly, as we've just come out of a pandemic and all the potential issues there regarding staffing numbers, etc. I noticed that some of the recent reviewers, some posting multiple times in quick succession (what's all that about?), did so in the midst of this pandemic; as a business owner myself, I have a lot of sympathy for those businesses that possibly struggle from time to time, handling client queries with reduced staff, etc. Anyway, these guys get my vote, for my query; it's an easy five stars and a big thanks to David for his help.

Poor Customer Service

Take the 5 star reviews with a very large pinch of salt. Possibly written by friends or family. If I could give no stars I would without hesitation.
In my experience this is one of the worst service providers I have ever had the misfortune to encounter. Change of leadership but the same old wine in a brand new bottle. Under the old regime you would invariably get a reply to legitimate issues or concerns. Most likely patronising, condescending, high handed, rude, aggressive and offensive. But a reply of sorts, albeit the content was untrustworthy and of dubious integrity. Under the new ownership the legal position that you have the right to remain silent seems to me to be the policy. Management and staff do not reply to legitimate customer queries in my experience. 'Phone calls are not returned and emails go unanswered. Big,big training needs in terms of customer service. The company does not belong to a regulatory or governing body so the complaints system is internal. First Helena looks at your problem and then Lisa at stage 2, despite the fact they may have been at the root of the problem . Good luck with that. Does not fill you with confidence that they will look at the problem impartially. Nemo judex in cause sua.
Do not expect too much in the way of business openness and transparency. Is it at all possible that Disclosure was not in the curriculum back in the day?
Speaking from experience my advice would be proceed with extreme caution if you must have business dealings with CSM, and avoid if at all possible.

Amazing service from CSM

We had a leak from a dormer window in our investment property. As we live overseas it was going to be a problem to fix. However thanks to the lovely Helena at CSM the problem was sorted quickly and efficiently. Also she pointed out the problem was actually a body corporate issue so the repairs ended up costing us nothing

Terrible terrible outfit

Terrible terrible outfit. They literally make up costs to suit themselves and have no accounts to justify their costs and you get a simple response of pay or face legal action.
Their go to response seems to be “that was before we were under new management” but be under no illusions, the new management are just as greedy and money orientated as previous.
It’s only a matter of time before these management companies have to be regulated.
For anyone reading this that’s thinking of buying a property with a management company, think long and hard then walk away - not worth it.

If there were ZERO stars that would be much more appropriate. LYING ,CHEATING, DISHONEST, HOPELESS ,SHAM of a company. Under no circumstances let them anywhere near your property. You will be paying for services that NEVER happen.
When they actually do something they get a set of cowboy builders in, who don’t finish the job and CSM get their cut regardless.
Absolute SWINDLERS. Run as fast as you can!

Highly Recommended

Ive dealt with CSM as a maintenance company for over 15 years, they have recently underwent a change in management. The staff that i deal with (on a weekly basis nearly) are utterly delightful and efficient. The new portal they have created is really helping me manage the payments (and not get lost lol), and they are always so quick to get back to me when I need help! Its actually a pleasure to deal with them right now!

Hateful

I despise everything about these so called management company's and Csmni is no exception.
Fee's to pay into them and more fee's to leave and thats not to mention the fee you have to pay every quarter for the privilege of them to organise someone to cut the small plot of grass in your development which is serving no one but CSMNI. 90% of the fee is " management " fee, the grass cutter gets about 10% and he is still doing well out of it.
I was sent out a demanding letter for the "leaving fee" which I had already payed, which they were going to start adding a 10% interest charge on.
I then rang requesting my rebate for over payment of fee's as I had now moved house.
They agreed that I was due a rebate but keep palming me off telling me I will get a call back. I moved out on Nov 27th and its now 22nd Feb and I'm still waiting on my rebate. I wonder will I get my 10% interest on top ?

Its about time these gangsters were regulated !
