Bait and switch
Diamond and its predecessor Embarc operate a bait and switch selling process. During the sales pitch they show all the resorts that 'you can book'. But after the sale is done if I try to book any of them they are not available. Example... the website indicates they have 130 resorts in Italy. Search May 2023, 1 resort available Jun 23, Jul 23, Aug 23, Sep 23 all the same and it's the same resort that is available do they don't have 130 properties, they have 1.
Avoid at all costs!!
We've been with DRI for over 20 years. The company started as Grand Vacations, then Sunterra, Diamond Resorts and now HGV. In the early years we enjoyed many vacations, although the 'hard sell' each time we went away became a nightmare! We have noticed, however, that the standard of the accommodation has gone downhill, especially the cleanliness! Due to health reasons, we can only holiday in the UK, which limits availability, especially as some of the UK resorts have been sold off. What really finished it for us was during 2020 and 2021, travel restrictions were in place due to Covid, but we paid over £4,000 in maintenance fees, but we're unable to use the resorts. Whilst this was not the fault of DRI, if we had booked a holiday wih a reputable travel agent, we would have received a refund, but nothing was offered by DRI. When the UK resorts reopened in 2021, we still couldn't make a reservation as there was nothing available!!
We are pleased, at last, that one of us is 75, so we are now able to surrender our membership under their current rules!!
Take our advice, don't sign up!!

ITâS A SCAM. The sleaziest rip off of a company. They tell you youâre in for an hour sales pitch and they hold you hostage for hours with the threat of charging you the ârealâ cost of the room youâre currently staying in for the weekend if you leave. If you keep saying no, they keep sending in a new person whose gonna âget you guys outta here.â In our case, the guy who came to give us âexit paperworkâ told us we were signing something that gave us the âoptionâ to try them out for $80/night for two years since we clearly werenât sold on the product. Then the bills started arriving in the mail and it turns out our âexit paperworkâ was a contract to PAY over $2000 for those rooms up front. AND you canât use any of those nights without sitting through the sales pitch AGAIN each time. Donât even give them a chance. RUN AWAY.

Hilton Grand Vacations purchased Diamond Resorts, but it is clear they are just as corrupt as Diamond was! I have been lied to by Diamond several times and made the mistake of buying into their program. When HGV bought them, I was told I would be dealing with Hilton from then on. Hilton, the company with a sterling reputation? Yes, thank you I thoughtâŠbut since have learned Hilton Grand Vacations is nothing like Hilton the hotel company with the great reputation. My last misadventure with Diamond started with a salesperson who told me a series of egregious lies in order to coerce me into purchasing into the worthless Diamond timeshare system. She ran my credit without my permission, told me she would charge $2,000 to my credit card but charged $8,500 instead, that I would receive a free trip for 2 to Hawaii with accommodations and airfare, I would have access to a myriad of Disney Resort properties, and even held my ID and refused to give it back until I signed the contract. I signed the contracts but then cancelled a few days later. This is where the real harassment began. I started getting phone calls and texts from her and other staff regarding my decision to cancel. VERY unprofessional and scary. Some time after this experience I was called to schedule a meeting to hear about the Hilton takeover and my chance to get away from the Diamond scam. I got on a webinar with a salesperson who told me another series of lies to get me to buy into the HGV system. He told me that it was mandatory to buy into the HGV Max system, that if I did not I could not use my Diamond points, I would have access to HGV properties, that since it was a âreal estateâ purchase I could make money renting the points out, and I could only get the deal that day and I was not allowed to sleep on it. All of these were lies!! I asked why the contract still said Diamond and he said it was because they were still using the old Diamond contracts and assured me, I was buying out of Diamond and into HGV. I did not get a copy of this contract for almost 2 weeks which put me outside of my cancellation period for the purchase. Several weeks later, when I tried to book a stay at an HGV resort, the HGV rep told me I did not own with them at all and had been sold MORE Diamond points! I reached out to my sales rep, but he ignored me. I also reached out to another employee who had worked with me on the contract, and she said my access would be activated soon. It was not. I was duped and defrauded again! I reached out to HGV leadership, but they have ignored my attempts to rectify this situation. Diamond was a terrible company, and it is clear Hilton Grand Vacations is no better. Take it from me, stay away and do not make the same mistakes I have.
Diamond Resorts is a fraud
I had sent a letter to Diamond Resorts expressing my frustrations with the lies I was told when signing my contract. I had told them many things that I was told that were different from what is in the contract. When they responded, all the person said was âyou signed up for thisâ. They completely ignored the fact that the company lied and manipulated us into signing. They do not care about a thing unless it is their fraudulent contract, they trick people into signing. It is absolutely ridiculous that they do not have any sympathy for the people they scammed. At the end of the day, the facts are that I have paid around $20,000 and have not been able to use it ONCE. The Attorney General should investigate them and if I donât get any resolution, thatâs exactly who I am going to tell my story to.
As members we were asked to attend aâŠ
As members we were asked to attend a sales presentation when checking in at the Diamond Grand Beach resort in Orlando. We declined the invitation from the desk rep in the lobby but were told if we did not attend, we would lose our Diamond points. We reluctantly agreed to attend the next morning. When we checked in the took our drivers licenses and did not give them back. More on that later. We were assigned a salesperson who started to tell us a series of lies. He said that if we did not upgrade out of our Diamond contract the annual fees would increase dramatically. He assured us he could convert us to Hilton Grand Vacations âfree of chargeâ and in so doing, decrease our annual fees and increase our booking opportunities. We were also told that HGV had a buy back program and once our rolled over loan was paid, we could walk away without issue. He assured us that the HGV product was a âreal estate asset with Hilton and that HGV had a 99% satisfaction scoreâ. None of this was true! We did not roll anything over to HGV and now have a Diamond AND HGV membership with loans and fees due on both! At some point in time, a Hilton credit card account was opened without our permission (using the information on our confiscated driversâ licenses) and they charged a down payment to that card. How illegal is that? We later discovered that there was a 10-day cancellation window but did not discover this until well after the 10 days had passed. When we called HGV to get this fixed, the rep on the phone said they receive several calls DAILY from people telling them the same issues as we have. An obvious pattern of fraud! We have written a letter to HGV leadership about this situation, and they have ignored that communication to date. Protect yourselves and do not fall for this scam!

was not. We also have since found out that whatever the maintenance fees are, it is going to

Thurnham Hall - Never Again

This was an awful experience at Thurnham Hall.
The property is selling rooms that arenât what is listed on the website.
The propery has mice, mould, rooms arenât cleaned with hair on bedding. The hotel is in beach of Health & Safety laws and is all being managed by a 2 week in role manager who never once acknowledged how bad an experience it continues to be. It is evident the property needs shut and investigated by the company, lancaster county council & the Health and Safety Executive.
I have raised my complaint in full with Diamond Resorts Managemrnt team and the local manager.

This has been beyond the worst experience. I was duped into the high pressure sale and have regretted it since.
It's almost impossible to book when you need, I couldn't go just myself as my husband also signed the contract (the only way I could go alone is if he were dead or I showed divorce papers!! Yes, I was told that).
You have to book a minimum of a half day whenever you do actually get to have a vacation so that they can try to upsell you into even more of their horrible experience.
If you see them coming, take my advice and run away as fast as you can.
Diamond/Hilton is the worst timeshare company
Diamond/Hilton just might be the worst company we have EVER dealt with. The presentations are designed to be a hostage situation where the sales staff tricks and traps you into buying something you never wanted. You are told what they think you want to hear, regardless of the truth to get you to commit. You are offered enticements which wind up being unattainable. We were offered a free week vacation at the destination of our choice, but after you chase that offer for countless number of attempts, you find that the benefits donât exist. Long periods of time are spent accenting the benefits as they mask the real cost. We end up paying about twice the price we expected by the time this nightmare is over. We wish we knew that at the time, we have never agreed to buy. The worst part is all this money is going to waste since we can never find reservations. Weâre just throwing our hard-earned money down the drain.
Scam
This is the timeshare that everyone warns you about. Never once got a date or location they promised. I paid them in full to get them out of my life and they still haven't provided me with a paid in full letter or email. Everytime I call they say it's been sent and to request another letter that can take up to 72 hours. It's been more than a month for a paid in full email and I still don't have it. It was a nightmare at Polo Towers Las Vegas! My wifeâs luggage was lost for 4 days! Was told when it was delivered to hotel! But they said they didnât have it! They kept telling us with security! We did every day! I asked the front desk lady (Anastasia) if they had cameras. She said yes! Told her I need to see the if my wifeâs luggage was delivered at 8:32pm. She said nobody has access to the cameras??? I could not believe it! The delivery company sent a picture of the delivery! She still wouldnât help! Then I thought she was in on the theft of my wifeâs luggage! Had to buy all new clothes for my wife! Finally got the clothes 5 days later! It was delivered across the street! Anastasia couldâve made it so much easier! She actually said I need to apologize to her because I was upset! Unbelievable!!

Unhappy with Diamond Resorts
Our health issues didnât dissuade Diamond and Hilton to sell us multiple timeshares while we are in our 80âs. My husband has bladder cancer, PAD, and heart problems.
We enjoyed Diamond Resorts with family and friends for 12 years before salespeople started to promise that we could redeem points to help pay for Diamond loans and maintenance fees. We were then pressured into buying more and more points telling us that we could redeem some of our points to pay maintenance fees as well as Diamond mortgage which is at a ridiculous rate (12% to 17%). Diamond salespeople told us we would be able to refinance with a bank for a lower rate. NOT TRUE!
A year or so later, we were told that if we went to Platinum level, we could redeem up to half of our points to pay 30 cents per point for maintenance fee and Diamond mortgage. This convinced us to become Platinum level. Less than a year later we were convinced by salespeople at Branson that by becoming Centum level we could now redeem 40 cents per point to pay for fees and loans. This meant we could redeem half our points which leaves half our points for reservations at 50% off as told to us by the salespeople. The documentation was entered on the contract incorrectly by the Branson purchase by giving us credit for two Club Select units instead of one. We have only one Club Select Unit. We received a call from Diamond Corporate in Las Vegas telling us about the "mistake" made in Branson was incorrect and we were NOT Centum. In order to become Centum with all the benefits, we needed to make another purchase. It is obvious by now that we were being lied to many times by every salesperson we encountered. To this date, the 30 cents or 40 cents per point redemption has never happened.
In addition to the above lies, we were told that the price per point would increase substantially after Hilton purchased Diamond which influenced further purchases. In order to be a part of Hilton we were told that we must make another purchase, which we did. Later we were told that we still need another purchase to become Hilton. They always found something wrong, and we needed another purchase. We must have been easy targets.
The only reason we continued to purchase points was because Diamond promised redemption and Hilton membership. The redemption as stated never happened. We were perfectly happy with being Gold level, but the salespersons made us feel terrible if we "passed up this great deal". Our grown children looked into timeshare ownership and told us that they are not interested in inheriting Diamond or Hilton timeshare.
The lies we were told at each presentation were not stated in the sales contract. They always referred to a presentation as an owner update which in reality was a sales pitch to pressure us into purchasing more points. We believed what the salespeople told us at each presentation only to find out that most of what they were telling us was NOT TRUE! For the amount of money we have spent over the years, we could have had great vacations for a lot less by other means.
We feel that the level of elder abuse is more than reason enough for Diamond Resorts, now Hilton Grand Vacation club, to cancel this contract.

My wife and I are very patient people and have finally met our limit with the dishonesty and lack of service from Diamond. Our salesman, Adam, was the main perpetrator. Diamond Resorts may be hiring if you are good at lying or good at ripping people off. We wanted to relax on our vacation to Las Vegas, but instead, we were constantly HARRASED about purchasing a timeshare. Our salesperson, Mr. Foley, claimed the offer included a variety of benefits/promises that were insincere. He promised we would receive big discounts on cruise tickets, hotel rooms, theme parks, restaurant vouchers, etc. When we tried to book a cruise, they told us they do not give discounts to Diamond Resort Members. All those âbig discountsâ, were fake. They did not explain anything from the contract clearly. They must have thought that just because we are Asian, they can get our signature and initials on a contract with false information and get away with it. We cannot believe this company goes to such lengths to sell people a worthless product.
We had sent a letter to Diamond Resorts International regarding our frustrations with their company back in April and we have NOT HEARD BACK!!! They only thing they care about is money because if they cared about their customers, they would take the time to respond and resolve our issues and concerns.
