My home was built by Galliard and I now pay a ridiculous service charge to PMM who are also a Galliard company. The service we get from Galliard/PMM is dire. The building leaks, both internal pipes and from the outside. We have had contractors of the company vandalise our property. All caught on a security camera. The damage repairs were paid for by PMM free of charge. The area manager doesn't respond to emails from residents (or his concierge team) so I have taken to social media MANY TIMES to get a response from Galliard/PMM. Residents continue to brake the entry gates to the development and the repairs take an unacceptable amount of time to be rectified. This impacts on the safety and security of our homes. The concierge team at our development is brilliant.
I have been in contact with Galliard about these issues, which are on going. I do feel I should speak up about how shoddy they are as a company.

Had such a good experience with Galliard. Jason and Brogan have been the dream team to deal with. Very transparent and helped resolve things real time. Can't ask for more from them. Just got my keys for timber yard and I'm delighted!

Had an issue within my property. Contacted Galliard aftercare team and an appointment for an engineer (Raj) to attend was made immediately.
Raj is always very polite, friendly and extremely careful and thorough in his work. He is very professional, knowledgable and respectful.

We are very happy with the home that we bought at Wimbledon Grounds. Galliard's team guided and supported us through the whole buying process. However, when we requested to buy a parking together with the property, we were told that the parking can only be sold to those who are purchasing a 3 bedroom flats and that we can look into renting a parking place from the 3-bedroom flat owners. Rushing to start the process we signed the papers hoping that we will manage to sort out the parking later.

Once we moved in, we noticed some posts from our neighbours about parking: some wanted to rent out parking spaces and some were told that people are not allowed to rent their car park spaces out, and had to buy the car park space as part the price of our flat. The neighbours' queries were answered by the management: 'Please note, the car park bays are only to be used in line with the lease, therefore no subletting to other residents or non-residents is permitted. Please refer to Schedule 2 and Schedule 4 of your lease which outlines the legal owners ‘right to park’ obligations. If the covenants are not adhered to this will warrant a breach of your contractual obligations.'

As a consequence, we have to park 2km away from the property as there are no other parking options or garages available. We also see other residents parking on dodgy streets next to the development risking to receive a parking ticket. We called Merton council but they could not help us either. It's a shame - nice home but no parking!..

Good reputation upheld to date. No problems pre, during and post completion of the various developments. Very happy with Team and services

My husband and I were looking to purchase a BTL property in London and I’m so pleased that I purchased from Galliard Homes in the end (Newham’s Yard) Your China team is absolutely amazing and super professional! I was meeting Sherry Yang for the viewings and she was very knowledgeable and warm hearted. Not just knowing the products but also London in general. I can’t find such a nice BTL property without her help. Thank you for all the support. The whole transaction was smooth. Baltimore Tower: From the sales specialist (Elise) who helped us navigate buying our property, to the aftercare (Martine) and build team (Doss, Ivan, Dillon) who quickly and fully addressed all of our snagging items and provided great advice, we could not be happier! The entire Galliard experience has been fantastic; we love our new flat and appreciate the care and attention to detail it was built with! I'm updating this review after several months of owning. Long story short - SO HAPPY with our decision!! The aftercare has been fantastic (thanks Lily), the facility is really well run and we absolutely love our flat. The quality of the workmanship and Galliard's support of little things that have popped up has been exceptional. Extremely satisfied all around!

All good, this was my first house in London, and actually in life. and I really like the flat, the quality and the fittings. I have lived in the Flat since June and so far haven't called in the assistance/warranty for any issue. I would question some of the design choices, though, but overall I'm happy.

Wonderful experience

Exactly as the headline states, over 6 substantial leaks have happened on a single floor. As a result of the abundance of leaks the insurance has gone up across the NCQ development. Slow (or no) response from property managers. The list can go on and on. Avoid at all costs.

Interesting response from Galliard’s PR. Between the period of March 2020 to July 2021 there have been copious leaks in Beacon Point of NCQ. These leaks extended across multiple floors but they have no record of this? Not surprised.

The houses / apartments are build to a good standard .
Appliances are the cheapest ones.
On brochure says it’s “ smeg fridge “ for ex then you get something made in ireland the cheapest stuff. The inter- phone for ex on video advertising says colour it’s black and white .
80% of the residence is good . The other 20% after 2 years of being used started to show its wear and tear .
The company which looks at my site are very helpful to the landlords ( who some are linked with working directly) Now if you are a property owner living in your residence. It’s a role new game they just don’t care . It feels as a resident you are penalised . Anyway lots of emails saying we do this abs that and nothing happens .
Would i buy again from Galliard ? Yes ! but i would make sure i would go through the new place checking appliances are from the makers advertised. And get some feed back on who is responsible to look after the building in general .
Ground costs , can be expensive. And trust me every 6 months the bill arrives in time .

Not a very good experience buying home from them.

Maintained and kept to the agreement.
Aftercare is also supportive.

Elise and Martine were great with consistent communication and there was no such thing as a “silly question” as a first time buyer. Both very efficient and happy to help at all times. Even the aftersales, the responses have always been efficient, would highly recommend.

Me and my family have bought 8 properties from Galliard homes. We have many more but are very impressed with the quality of finish, sales process and aftercare. They have become part of the family. Their developments are of the highest quality and always reasonably priced. Highly recommended!!

Galliards were perfect from start to finish! Seamless In fact. I had some issues with time constraints towards end and of completion and Galliards stepped in and liaised with my solicitor to take the stress off and get me in ASAP. As a first time buyer, I couldn’t recommend more. Thanks to all of the team for your continued support, before, during and after.

It is just average, from all perspectives. Although the site construction is willing to offer help, the quality itself is average or just slightly above average.
