East London Gymnastics Centre is at risk of closing!
Galliard Homes is buying our gymnastics club in Beckton, Newham through/with another company called Linea Homes.
The original plan was to knock down the gym and build housing/residential properties.
However, apparently this is now not the plan and they are going to put some sort of Leisure facility in its place. Even though Linea Homes is still advertising our gym as residential development on their website?!?!
Thousands of children/members are going to lose their community hub which provides a multitude of sports and recreational activities. They have promising young gymnasts who are in the British National Squad and they are going to lose their gym.
East London Gymnastics Centre is a community asset and they want to put a private health club or fitness centre in its place which will ultimately exclude the younger members of our community.
It sounds great that they will replace it with more health and fitness but it will leave many young individuals without a community hub.
East London Gymnastics Centre is a charity based club which makes fees affordable for the local community.
Many fitness centres have been set up over the years and failed. Ultimately resulting in them closing.
After doing some research, I can see that Galliard Homes owns many plots of land in and around the area and have not done anything with them for a long time! I think they are aiming to just land bank our gym until they can get residential approval put through!
Such a sad time for our community to lose a community hub that has given so much to the area for the last 26 years!!!
Galliard and Linea Homes, please look at the community. If you are buying it, use the land to keep the club, enrich the area and still build your fitness club. Donât do away with the gymnastics club!

Galliard Homes is just a scam selling properties at very high prices above market value. They ll then install Life Residential their affiliate to scrape the value from the rent and even their management companies to drain landlords . I regret ever doing business with them. Even buying 2 properties from them.

Bought our lovely flat based on the printed sales brochure and the sales ladyâs pitch.
We were mis-sold. There is no âbeautiful landscaped gardenâ for leaseholders, no work from home hub and no gym. All these things were promised in writing and verbally.
The service charge is almost double the figure we were told and we are expected to pay towards things that have nothing to do with us, for example the office workerâs smoking area.
We have complained and tried to discuss these issues but Galliard have no interest and just ignore us.
The leaseholders in our block have been forced to apply to a tribunal to investigate substantial increases in service charges compared with the figure stated in our leases as the initial payment.
Despite numerous attempts by residents to discuss these increases and seek explanations, our requests have been repeatedly ignored. The consequences have been severe. Some flat owners have been unable to sell their properties because of the level of the service charges, while others have struggled to secure buyers due to mortgage lenders' concerns about the charges.
Vulnerable leaseholders have received aggressive payment demands for sums they cannot afford. Late-payment penalties have then been added to their accounts, compounding their financial difficulties. For some residents, the resulting stress and uncertainty have caused significant emotional distress and adversely affected their mental wellbeing.
In addition, written promises, incentives and representations made by the sales team and included in sales literature have not been honoured.
Our experience of Galliard Homes and Galliard Estate Management has been one of indifference to residents' concerns and a refusal to engage meaningfully with legitimate questions. Purchasing our flat from this company has proved to be the worst financial decision we have ever made.
Really honestly the worst! In reagrds to our property in NCQ GReenwich just blatant lies about their responsibilty. A horrible company.
Leaseholder for two years. The service charge keeps sky rocketing while their justification includes charges for things outside of our responsibility.
They want to charge us for maintenance of a footbridge, somehow forgetting the local council wholly adopted this over nine years ago.
They want to charge us for maintenance of the local supermarket's lift.
They do not hold their contractors to any kind of standards.

Think good and hard before buying a home from Galliard - I'm sure you'll come to regret it in the long run as many of us have.
My property can not be sold because of the service charges being increased by 40% (and more to come) making it very unattractive to potential buyers and lenders. Galliard puts additional service charges that should be commercially owned and also claims to pay for maintenance to a bridge which is owned by the Greenwich Council. If you just bought a house with Galliard and gave them 5 stars, be prepared to come back and give them 1 star once you start paying service charges.
I purchased my new home from Galliards which completed at the beginning of this year in the Canary Wharf area. Their sales team were so patient with ALL my questions and answered fully every time. Thank you to Martine (Completions) for holding my hand throughout the process, couldn't of got here without you!

I have looked at the reviews and its very easy to be critical when likes of services charges go up - this is the same for all businesses - whether its a supermarket shop or a domestic bill
That said - I unfortunately had a fire in my flat last month that was of no fault of my own - I can not thank Galliards enough - espeically Steven O'Connor - who has gone above and beyond to help support - start the restoration process of the flat and now sort new accomodation for me for the 3 months it will take to resolve - yes it is covered via insurance - but they have moved quickly, taken leadership and been in great communication throughout
A fire - is something you can never want - its happened and I move forward - while I was so so down (and I dont get down or demoralised) - I was - but the lead that Galliards have taken, thank you - it will take time to restore but know come a few months, all will be back to how it was - thank you guys, really grateful

What they donât tell you is once you buy a Galliard flat you are immediately tied to their property management company currently named as Galliard Estates Management who have a culture of charging for everything and anything they can, even fixing the electricity costs at the highest possible tariff available.
Galliard used the loop holes in the law with the cutting back of stringent planning controls to convert office blocks to residential. Such conversions were allowed to proceed without the same scrutiny so slipped under the radar but a few years later such blocks are now facing huge expenses because assets such as lifts, doors snd cooling and ventilation systems were not replaced at the time of conversion. In fact, nothing much was done to convert the blocks aside from throwing up compartmentation into individual units. The costs of replacing such assets which will run into millions of pounds are now being placed on the shoulders of poor unsuspecting leaseholders who bought their flats in good faith. Not only are leaseholders footing the bill for conversions not adequately undertaken but due to poor workmanship there are multiple water leaks, mould, cooling systems constantly breaking down, lifts constantly out of use, doors and problems with electricity to name a few.
By the way please donât bother saying this is a property management issue and referring this to GEM because itâs not - THIS IS WHAT THE GALLIARD BRAND HAS DELIBERATELY CREATED AND YOU ARE ALL PART OF THE SAME ORGANISATION!!
Service charge is up 50-100% (depending on the flat/building) and includes stuff that is not even part of the estate. Be wary of GEM (Galliard managing agent) charging for stuff that is not part of the residential estate (services for the commercial units they run of things that literally do not belong to the estate like nearby infrastructure). If you buy a Galliard property as an investment they will be the only ones making a profit. We have been waiting for a reply to queries regarding our service charge for weeks with no answer. Like dealing with gangsters only that what they do seems to be legal somehow.
They have no respect for anyone that purchased a property from them. They provide limited information as a management company that avoids answering the questions asked, worse than politicians. They do not work to optimise service budget to reduce costs and their rationales for increasing are weak. A truly regretful experience
The guidelines tell us to be constructive so here is some advice: 1. donât call it condensation when your walls leak when it rains 2. donât have your builders hide site rubbish inside walls or behind the plastic front of a bath tub 3. if the door handle has four holes for screws have four not 1-2 installed (similar shoddyness across whole apartment) 4. dont increase service charges by over 100% with no notice. The list goes on. There is nothing good about this company. Avoid them

Absolute horrendous experience. Had high hopes even thought trustpilot reviews werenât great still took a chance let alone give them a chance and the outcome. Nothing. They could back their claims up and couldnât hold a conversation with myself for more than 3-5 minutes without getting distracted. Not sure why they would think to communicate with potential buyers just to waste time let alone their own. Stay away from this company. Do not even think about looking into these properties. I am 100% sure there are better out there and I have already found better.
Do not contact this company. A big scam!! Wish I could give 0 starts literally turned our lives into hell. Worse customer experience I have faced. Unsatisfactory levels of customer service and standard of homes.
