Richard has literally left me speechless today with his help in obtaining an HMO licence for my property.

This is someone I would thoroughly recommend and would definitely contact again for any future licencing matters.

I found the 1:1 telephone consultation very informative. I shall be instructing Richard to process two HMO applications and advise on another with great confidence in his knowledge and skills.

Richard has been a godsend with regard to sorting out the requirements and documentation for our HMO property. The process can be complex and Richard has been instrumental in getting all the requirements set up and providing us with advice when we needed it. He gave us the peace of mind that we were looking for and we felt in good hands with him handling matters for us. He has been available whenever we needed him and always responds promptly to our emails. He also has a very useful section on his website that recommends some professionals for various aspects of repair if they are needed and we have found these to be excellent as well. I only wish we had found him sooner than we did!!

I work for a large estate agent and we used Richard to help prepare and represent our defence to an issue we had with a PRS property license. As a First time applicant for an HMO licence my expectations were based on anecdotes varying widely – from horror stories of unreasonable treatment and fines, to experiences that they are keener to work with than against you. The call with Richard was therefore invaluable and I now know what is a reasonable and justifiable approach to take, and likewise what is unreasonable for the council to require. Will use again.

Richard and Michelle were very helpful with my licence application to my local council. They explained everything clearly and the service removed the burden of doing it myself - blind !

I called London Property Licensing on behalf of my dad who owns a property and uses the income as his pension. Having no idea of what HMO is or what this licence is about Richard very patiently explained everything to me in a language I could understand. Having called the local council for help before contacting Richard I feel his knowledge is actually Superior to the people I had spoken to at the local council!! Richard is genuine and made contact with us earlier than expected (the office told us he was very busy during this period and will get back to us hopefully in 2days, he called us the next day). I apologise that this review is late but am truly grateful for his help and advice. I have no hessitation in recommending his services. Thanks again!
