I cannot stress enough how patient and professional the team at Cyncoed have been throughout a very complex house sale. Without them I’m sure the sale would have collapsed, and I’m eternally grateful!

Experienced staff who are reassuring and efficient

Everyone I dealt with a Moginie James, Cyncoed was superb. However a special mention goes to my move manger Michelle who was outstanding throughout the whole process. Would not hesitate to recommend Moginie James to anyone buying or selling a house.

Both Karen and Michelle were excellent, really understanding and kept us up to date with progress at all times. A big shout out to Michelle who played a significant part in us finally moving into our new home coming up with Last minute options when things weren't moving as smoothly as we would have liked. I am a student who letted from Moginie James in the previous academic year and they were most definitely the worst letting agents I have companies with. The property was not in the greatest condition when handed over to us which was not a problem being students. However, with issues such a mould, we contacted them to resolve and the issues were never resolved. We had an incident where we returned back to the property after the Christmas holidays and there were cracked tiles and although they were fixed, we were blamed for them when we had not been at the property for 6 weeks.

The worst treatment has been regarding our deposit. We have been waiting 5 weeks so far for myself and my 5 other housemates to receive the verdict on our deposits. The moving in itinerary has been lost so they cannot compare what the house is like now compared to when we moved in. We were told that we would only be charged if rubbish is left due to the itinerary has been lost but now we are trying to see what the delay is regarding and they said that the landlord can take as long as he wants which does not seem right. They flagged 70 faults with the house to review but almost all of the faults come under general wear and tear or were present when we moved in. This can also not be countered as they have lost the itinerary. They advised that we can wait for take it to arbitration and have not stated their intent to speed up the situation. For your own sake, please avoid using Moginie James.

To date we have been disappointed with the sales service from MJ. Aaron Pitman is a very good salesman and most personable. It was a conversation with him and assurances that our property could be on the market within 7 days of our initial conversation which persuaded us instruct you to sell our house. Time is of the essence for us as our tenant will be moving out on 6th September and we don't want the property empty for months while a sale is achieved/completed. So our timetable for marketing was before the summer holidays. It has taken about three weeks instead of 7 days to market the house. Admittedly this was not all down to MJ. We had to fit in with the availability of our tenant as well. But the result was that it took a week to value the house, another week to photograph it and a further week to finalise the marketing.

The draft marketing of the house was deeply unimpressive. Dust bins featured prominently in the main photo of the house, greatly detracting from the curb appeal of the house. The description of the house was basic, lacked any enthusiasm, and did not highlight its key selling points.

I must also mention MJ's partnership with Lifetime Legal. This partnership is doing your company no favours at all. I was told that LL would contact me to arrange a telephone call to go through money laundering security checks. I received a text to say that they would phone between 10 and 12 on Monday and to have my passport, driving licence and NI number ready. They didn't phone on Monday. They phoned on Tuesday and random subsequent days but I wasn't available to take their calls. In the end I phoned them but nobody was available to help me. With the help of Karen at MJ we arranged a telephone call for 4.15 pm. I gathered all my information together and sat by the phone for half an hour waiting for it to ring. The phone eventually rang at 5pm. I nearly missed it as I was busy doing something else. The girl was very nice but didn't ask me for any information that MJ hadn't got already and then proceeded to market their conveyancing service. She didn't want passport, NI number or driving licence but told me to download the credas app to complete the security checks. To say that I was annoyed was an understatement. The input of LL is a complete waste of time and money (we live outside the EU so there are charges to receive as well as make calls). Here are a few pointers for them to improve their service:
1 don't book a telephone appointment then not ring or be late. It's not just your time that is valuable. We all have busy lives.
2 don't phone when email will do just as well or even better. I didn't need to hear any of the telephone guff. All I needed was an email instructing me to download the credas app. Oh and all I needed to complete my security checks was my passport not my NI number or driving licence.
3 don't ask customers to assemble information that they don't need for a phone call and be clear about the purpose of the call. If it's marketing say so. Don't make people believe that it's an important call that they can't miss.
