Urgent complaints regarding serious black mould ignored for over two years.

Black mould first appeared in our flat in November 2023, initially spreading across the lower area of our kitchen. We took photographs and reported it immediately, yet no action was taken.

Despite this unresolved issue, our rent was later increased. We responded reasonably, agreeing to the increase on the condition that the black mould would be addressed. This never happened -although the rent increase still went ahead.

Fast forward two years to November 2025, and the situation has become severe. The mould has now spread to every room in the flat except one. In the kitchen, the problem is so extreme that the entire ceiling is black with mould.

Since then, I have been persistently emailing with little to no response. Two mould specialists visited in November and were both shocked by the condition of the property. Despite this, nothing has been done. I have also made it clear that I am prepared to involve the Environmental Health / Environmental Hazards Council, yet even this has prompted no action or response.

Communication has been extremely poor. Staff are frequently out of office, phone calls go unanswered, and voicemails are ignored. Attempting to have a productive conversation has been nearly impossible.

If you are considering Portico as your housing agency, think very carefully. Their communication is poor, and their urgency - or lack thereof - when it comes to tenant welfare is even worse.

The only positive experience we’ve had was with Salman, the letting agent who showed us the property. Unfortunately, that has been the sole saving grace in an otherwise unacceptable experience.

The estate agents team were very on point and responsive, helped me and my flatmate in a tricky situation. Hugo especially worked hard for us and kept us updated. Paralegal services seemed quite slow though from our knowledge and we ended up moving in much later than anticipated.

I would like to thank Mrs Magdolna Jakob, for the help and time she’s giving to me and my daughter in finding a flat . I am italian and I don’t come often to London but Magdi is so nice , professional she shows us very good properties in accordance to our needs and budget ! She is always available even at the last moment and very honest in telling the truth which is for me a very important quality !!
I hope we will find what we are searching as she is supporting us in the best way . Lovely person .. many thanks Magdi !

Very professional, not a hint of arrogance, which some agents can be prone to. Meera gave the impression Portico would sell with a considered approach. She also gave a realistic valuation compared to the other agents. I also appreciated the way Magda arrived early to do a quick check of the apartment before any viewing, a very nice touch. Overall very happy with the service. If I decide to sell again, I will contact Portico, mainly due to Meera & Magda’s professionalism.
