Very poor experience with TLC Chelsea, specifically with agent Vesta.
I viewed a rental property on Friday, made an offer, and was asked by Vesta to wait until Monday for a response. She said the landlord seemed positive about my offer, so I paused my search over the weekend.
By Monday, I had received no update at all. I tried calling Vesta and got no response. When I called the agency, I was told she does not work on Mondays and that someone would check the status and call me back. No one did. After chasing again myself, I was then told that another offer had actually been accepted on Friday.
So I was asked to wait, stopped viewing other properties, and was never even informed that the flat was gone. I only found out because I kept following up.
What made it worse was the attitude when I raised the issue. I said I would not recommend the agency because of how this was handled, and the response from the male colleague I spoke to was basically just âok, byeâ rather than any apology.
Appalling service, awful communication, and a complete waste of my time.

Having rented in London for over 20 years, through several management companies, I can say this has been by far the worst experience Iâve had. TLC failed to assist when clear and obvious errors with reference checks appeared. Sales citing ânot my issueâ. They refused to assist on multiple occasions when I reached out to resolve, even when clear and obvious issues arose, clearly hoping to retain deposits rather than work for their revenue.

They were completely unresponsive, providing little to no clarity on our account while continuously issuing excessive chargesâespecially for emergency call-outs. Their approach was aggressive and highly unprofessional, making it impossible to work with them.
The most shocking part? A substantial amount of money mysteriously vanished from our sinking fund under their management. Thankfully, we were able to remove them from our building before any further damage was done. If you value transparency, professionalism, and ethical management, steer clear of this company!

Iâve had an incredibly frustrating experience with this block management company, and unfortunately, I cannot recommend them. Persistent delays, a lack of transparency, and a continuous cycle of excuses with no concrete actions define my interactions with them.
Major Issues Encountered
⢠Communication Failure: They consistently fail to attend meetings, ignore emails and phone calls, and leave critical questions unanswered.
⢠Pointless Emails: For the past 4 months, theyâve sent meaningless emails, dragging out time instead of addressing real issues.
⢠Avoidance of Emergencies: They actively avoid addressing emergencies, often coming up with excuses to delay and avoid action.
⢠Transparency: Zero transparency. They hide behind freeholders and avoid providing any clear, honest communication about processes or decisions.
Attempts to Resolve Issues
Despite trying every avenue to resolve these problemsâeven reaching out to their Block Operations Manager, Elias Odunlamiâthe company has deliberately refused to address these concerns.
When I requested a meeting to understand the process for obtaining a license to alter, I learned nothing useful. Instead, I witnessed staff gossiping about freeholders in an unprofessional manner. This behaviour raises serious doubts about their accountability and professionalism.
License to Alter â A Painful Process
For the past 4 months, they have deliberately and unreasonably held up our license to alter, likely because they discovered we were involved in removing them as company secretary and are now exploring alternative management companies to replace them.
Beware: If you need a license to alter, they will instruct the most expensive attorneys in the UK to overcharge for basic approvals. They hide behind freeholders, instructing solicitors to inflate prices and deny transparency when challenged.
The Bigger Picture
While challenges can arise in property management, the lack of responsiveness and transparency makes it nearly impossible to resolve issues effectively.
Iâve connected with several other frustrated clients who feel similarly neglected, and many have agreed to escalate these matters to court.

Block management: Steven Du absolutely excellent. Will get everything done quickly and super efficient. Unfortunately heâs now moved to another part of the company and the same canât be said for all of his colleagues. A company which is very much excellent in parts and in others not so much. I wonât name names but our recent experience has been truly awful.
As tlc have just seen fit to reply today to a review I posted three and a half years ago an update is probably in order.
In my opinion, standards have gone from bad to worse which is extremely disappointing in a company which used to pride itself on personal service and going the extra mile.
It seems to be impossible to persuade them to perform even the most basic tasks, such as keeping the common areas clean. And they can be relied on to think of an extra charge - currently £145 an hour for even providing a non exceptional level of service.
The good news is that staff turnover is so high that youâll almost certainly be getting the chance to put your complaints to somebody else in less than a year.
Currently weâre on our fourth block manager since the original review was written. Very very poor.

I engaged them to sell my flat, they were miles out on the valuation , TLClondon valued the property, we accepted their valuation. TLClondon proceeded to advertise the property for a week they came back suggesting that we should drop the price substantially, having reduced the price as suggested by them, shortly after they came back saying that the price should be dropped even more.
