Great experience from Torc24

I have waited until I have completed on the home I was told I couldn’t have by this company, I am now moved in!
I used Torc24 on advice as I was buying a shared ownership and it was the recommended company of the seller. Initially I thought the company was fairly good. However, after a week or so I started to be bounced around different staff members and there was zero continuity and to put it politely it was a shambles.

I was wrongly told that a mortgage could not be secured for me. I asked if I got an independent advisor could I come back to them for my shared ownership, I was told no that they had ‘tried everyone’.
Regardless I went to an independent advisor and within 3 hours I had a mortgage with the company Torc 24 had claimed they already went to. This despite there being no footprint of the company on my credit file and them saying they had had no prior applications for me.

Despite me successfully getting a mortgage Torc24 were still less than helpful and I made a complaint to Legal and General, the sellers. Once I did this L&G took over and closely monitored everything from that point on else I would likely not be in my home now.
I couldn’t understand why all of this was happening as in general the TRUSTPILOT reviews were very good. I suggest people look at all sites as there is a very different picture, especially on google reviews where people have a very similar experience to me. Review sites where they cannot barter for better reviews definitely show a stark difference to Trustpilot.

I had a very good income, a very sizeable deposit and a CCJ due to expire in 14 days, with no adverse record for the many years preceding.
If you are declined for a mortgage with this company I would urge you to get a second opinion. In two months they came up with nothing and someone did in a few hours what they couldn’t in a few months. Appalling service from start to finish.

We recently secured a mortgage for our first home with the outstanding assistance of our broker, and we couldn't be more satisfied with the experience. I do not recommend! Terrible service, takes forever to do an AIP. They are a complete waste of your time and space. Qualified us for ridiculously low amount , we however got way more higher amount from other broker and bank.

The positive reviews in my opinion are suspicious.

We used TORC24 for our new-build house purchase. Their systems and procedures are very unprofessional - for example advisors going on leave for over a week without letting us know or any out-of-office message; TORC24 switching us to new advisor and then also demanding a 12 hour turnaround time from us to provide all new documents, ID checks, extra neetings etc; not telling us all the third parties they were sharing our data with; poor and inaccurate mortgage advice. Unfortunately I cannot recommend.

Mark was brilliant at helping us, really friendly and informative. Worked hard to get us the best deal he could and understood the balance between being cost effective and also being covered for every eventuality, cheers Mark

During my process of purchasing my new property Bianca Patel and Evie Florelle have been the two stand out personnel. Showing excellent customer service as well as being a driving force at Torc24 in order to push through my application when I required a fast process. Bianca has been particularly accommodating and understanding to my questions and requests, which came very often due to this being the purchase of my first property. I would highly recommend Torc24 for the sole purpose of the help and experience that both Bianca and Evie provide.

I would highly recommend Aaron Rattray when seeking a mortgage - he was efficient, knowledgeable and answered every question I had to help me secure my first mortgage. My experience with Torc24 and in particular my broker Richard B has been extremely positive!

As a first time buyer with very little knowledge of applying for mortgages etc, Richard has been extremely clear on everything and very knowledgeable with any questions I have had for him - and there have been many!
He was always available when I contacted him and most importantly has got me a great mortgage deal!

I would certainly recommend Torc24 and Richard to anyone looking. Richard has been a lifeline to this first time buyer doing it by herself.

First time buyers beware, extremely predatory and pushy sales tactics for an already expensive purchase.
We were recommended TORC24 by the housing developer, and having no experience as first time buyers and hearing it was free, we used them.
The affordability check was smooth and straightforward, and the agent Nabeesha was lovely and a real asset to your team.
Then we moved onto the actual process of choosing the product. This didn’t start as a “what do you need?”, everything was presented to us with every possible extra option added. I had to specifically and consistently ask for redundant products to be removed from the life insurance policy. We both work from home, we do not lead an active lifestyle and do not need or want to pay extra for broken bone cover. “Well you might change jobs” was the consistent response, which is possible but we could easily add that on at a later date if required.
This felt predatory to me, hoping that we didn’t notice and just agreed to everything.
Then came the “pay us £500 and you can use again to remortgage for life.” Why would I choose to pay that now when I have no idea how competent the service I’ll be receiving is? I said no to this and clearly the company’s directive to their staff is to include this in every communication, it was exhausting.
Nobody warned us either that mortgage lenders can accrue interest from the day of completion up until your first repayment, so that almost ended up being an extra £1,100 we had not prepared for and would have meant our first repayment would have failed. We only noticed this in the mortgage documents received days before exchange which would have been too late if they had charged us the full amount.
Then the most frustrating part was that I was consistently asked by Emma, a senior agent, to provide documentation I had already provided. When I pointed out I had already provided it, there was no acknowledgment and this just continued. Virgin Money were a nightmare and needed ENDLESS documents from me because my previous employer had failed to update my address. When I voiced my frustration and asked Emma to please explain why several years of HMRC documentation and bank statements were not enough, she ignored me completely. The lack of empathy for a customer who is making the largest financial purchase of their life frankly is awful, I’ve hired 18 year olds with astronomically better customer service skills.
All in all, I am glad I didn’t commit to their lifetime nonsense payment and I would rather pay the upfront cost to a bank.
