Disastrous Experience with Manchester Waters (X1) â Avoid at All Costs**
My experience with Manchester Waters (via X1) has been nothing short of a nightmare. From the very beginning, the process was riddled with incompetence, delays, and outright dishonesty.
Initially, I was told the build would take **around 18 months**, but the project has faced **constant delays** with little to no transparency. The paperwork was a messâI had to make **multiple corrections** myself because their documentation was so poorly handled. To make matters worse, the solicitors they recommended **went bust**, adding even more chaos to an already stressful situation.
Most infuriating of all, theyâve been holding **£75,000 of my money for over two years** with little progress to show for it. On multiple phone calls, I was given **misleading or outright false information**, leaving me feeling completely deceived.
Now, after seeing the **flood of negative reviews** online and hearing how few people are willing to work with them, Iâm seriously concerned that I may **never get the property** I paid for. I regret not walking away sooner, and I strongly advise anyone considering Manchester Waters or X1 to **steer clear**âunless you want to risk your money and sanity
Iâve now demanded a **full refund**âbut predictably, the process is like pulling teeth.

My experience with X1 is poor. I booked an apartment in X1 Michigan tower 1 in Sep 2022 with delivery in Q2 of 2023. I made a down payment of 35% around 94k. In August 2024 I visited the site and saw that no work was done on Tower 1 but some machinery was there for tower 2. There was no way they could complete by the longstop date of Dec 2024. I contacted the agent who sold the apartment to me and he said that they are not getting any communication back from X1 to their inquiry. I asked my solicitor to ask for refund, my solicitor received a generic letter with proposal of refund in installment with interest on the balance and to agree to another longstop date and if clients do not reach an agreement according to their proposal there is a significant risk that they will be forced into an insolvency situation??? Is this a threat? Very poor communication from the X1, I will never deal with the X1 in future.
