I bought an off-plan apartment with X1 in Manchester a couple of years ago and it’s just completed. I’m really impressed with the quality it’s been built to and my tenants are also super happy. Looking forward to my next purchase with them!

I bought an apartment in Media City last year. The process was are very straight forward and the apartment has been rented ever since. Highly recommended! Also, having the lettings office downstairs makes life so easy for the tenant and me!

I invested in Manchester Waters Tower D and have had the same experience as the comments shared by other investors. I went to the site and see no signs of progress of neither Block E nor D which was supposed to start construction after E. The sales agent had ignored my inquiries and lawyers used by the developer during the purchase are avoiding to answer clearly my queries on how to recover my investment and further compensation and asking me to contact the sales agent. There are also inconsistent communication of the long stop date by different parties. Feels like the respective parties are avoiding and trying to pass off the queries.

Payment was ok for the first 3 years now that the rental guarantee period is over, my rental return has dropped from 6% to a horrific 1,25 %!!!!!!

Had a great experience with X1 Cheltenham Place. The development completed on time and I have received the first payment from the investment. The place looks fantastic, and the after-sales support has been excellent. A big thank you to Eve Blears for the smooth on-site visit and email communications, she was professional, helpful, and made the whole process really easy. Much appreciated!

Bought an off plan apartments from x1 michigan towers and paid 35%deposit. They have started building tower 2 before tower 1 and doesn't care to even inform the buyers about the possible delay. After the long stop date has passed and chasing them so many times they came up with just one email about their explanation for delay and gave us 2 option for the money we paid as deposit. Which was to get into a new contract for next 2 more years(end of 2026) providing an interest for the deposit amount starting from jan 2026. After that they vanished completely without providing any response till date. It was a real bad experience and they never care to respond once they received the money. Very worst experience.

I bought an off plan unit at Cheltenham place from Mai at X1 and the process went smoothly. It’s a great investment and recommend it to anyone.

I bought an off plan unit from Casey Paul and I am very happy with my investment.

Casey was helpful and I have found the whole X1 team and communication to be excellent.

Melissa Green is a credit to this industry AND this company.

I won’t go into the background but Melissa always endeavours to assist wherever possible. She is responsive, often outside work hours, and always says ‘if I can’t get back to you right away I will send you a courtesy note and respond in detail at earliest opportunity'. Game changer.

Patrick has spent over six months assisting me with a purchase of my first off plan investment, which I have now exchanged on.

He had no issue with taking the time to talk me through all the opportunities available, educated me on the difference between an off plan or built investment, spent three different occasions with me onsite showing me the product and talking me through the benefits of a studio / one bed or two bed. I can reach him on whatapp / phone / zoom / email.

I am so grateful for the time he invested in making me feel comfortable with the product and brand and I know I will be able to reach him further down the line if I have more queries because he has been at the company for so many years.

My experience with X1 is very poor. I have booked the apartment in X1 Michigan towers in Dec 2021. I have paid them 35% deposit with a promise that they will build the apartment by April 2023. They knew by Jan 2023 that they will not be able to build the apartment and still they held on to my deposit money. In contract it was written that if the seller(X1) cannot furnish the buyer with completion Certificate of apartment by long stop date the will refund the deposit. I have issues getting my 35% deposit back as the long stop date has gone passed in Dec 2024. I have sent a notice through my solicitor on 2nd January 2025, however their solicitor has not confirmed or acknowledge any thing. X1 never talked to you directly normally their communication channel is through their approved estate agents. In my case it was Fabrik Invest. I have mix of experience with Fabrik invest , they were good when they are doing the sale, however after that they just give you hollow promises. My recommendation is never deal with the X1 or Fabrik they will hold your deposit money and enjoy the returns on it. Never ever invest in off plan investment. Only invest in the built properties or with reputable builders.

I paid a £5000 refundable deposit to reserve a property. The fact that the deposit was refundable if we decided not to proceed was clearly noted on the form. Unfortunately we did not feel that the property met our needs so declined buying it and asked for refund of the reservation deposit. We were assured that the accounts team would action this, 3 weeks later we are still waiting for this. Despite multiple emails and phone calls I have not had the deposit reimbursed. No customer service numbers provided. Seeing the other comments on this site reinforces the extremely poor professionalism displayed.

X1 developments took a deposit and have not refunded it even though the initial agreements says it must be. I'm 25 and need the funds to buy a property, it's a lot of money to me. They promised me a new build and after the funds were received they showed me an older apartment. I feel conned and I wouldn't recommend anyone working with them.

Very poor. Property with an original completion date of Q4 2023 was pushed to Q4 2024; understandably due to Covid, supply chain issues etc. Latest update is Q4 2027/Q1 2028. When I challenged the updated timeframe I was told a new update would be issued. An IDENTICAL update was realised 3 months later with the same timeframe. They’ve already had my money for 2 years and expect to keep it for another 3.5 years. Whats to stop the current timeframe being extended even further? Contracted Long Stop date of Dec 2025 so I suspect everyone will quite rightly ask for their money back.

I just learned that my apartment will be 5 years delayed.
I discovered it because I was asking X1 the construction update about my apartment. It should have been handed over by end of 2024. Now I learn that the construction should not even start before end 2027. It looks like a Joke for me. No excuse or answer to my mails, when I ask if it is possible to cancel the reservation. I paid already 30% of the full price to them.
