I can’t recommend Francis-Lloyd Cummings highly enough. From the very beginning of the house-selling process, he was incredibly professional, reliable, and easy to work with. Selling a property can be extremely stressful at times, but Francis handled everything with such calmness and efficiency that it made a world of difference.

He kept me updated every step of the way, was always quick to respond to any questions I had, and explained everything clearly, which really helped me feel more confident and reassured throughout the process. His attention to detail and thorough approach meant that I always felt things were in safe hands.

Despite a few challenges along the way, Francis remained composed and proactive, making sure everything progressed smoothly and within the necessary timelines. His support was invaluable, and I genuinely appreciated how approachable and professional he was at all times.

I’d heard so many horror stories about delays and complications when moving house, and as a first-time buyer I was understandably anxious. After speaking to a few conveyancers each conversation feeling impersonal I was relieved to be recommended XYZ Law. My file was assigned to Francis-Lloyd Cummings, who was absolutely terrific. As someone unfamiliar with the process, I appreciated how he kept me fully informed at every stage, explaining what had been done and what we were waiting for next. The whole process, from the offer being accepted to collecting the keys, took roughly 12 weeks. Francis-Lloyd Cummings handled everything with professionalism and genuine care, making what could have been a stressful experience completely smooth and pleasant. Update March 2026: Found out from HM Land Registry that our documents were not completed properly.

May 2025: We completed the purchase of our home in May 2025 and had a rhbbish experience with Francis-Lloyd Cummings at XYZ Law. Throughout the process, he was not a professional and didn't guide us at all. Communication was only by emails. Whenever we wanted to discuss anything on phone it was simply impossible.

XYZ law has been intervened and now this guy is working with some firm Joshua. Avoid him at all cost. You will regret later on by using his services.

Anshuman Das responded quickly and kept me up to date with progress on the sale. Very easy to deal with which meant the sale of our property went through quickly.

Francis was a great help throughout what turned out to be a very stressful chain. He was always patient, quick to respond, and happy to speak on the phone when needed rather than relying only on emails. He often worked long hours to make sure things kept moving and was very capable when it came to dealing with some complicated issues caused by others. We really appreciated his support and would happily recommend him.

XYZ where exellent all the way through to completion. Their app was easy to navigate for filling in the forms and the overall service was fast and efficient. from the Francis-Lloyd Cummings in particular was super fast in replying to all my questions and very professional. I would recomend them.

Could not been any worse choice of solicitors , I’m not sure if the whole company works this way or just this agent named Francis Lloyd Cummings, we hired him for transfer of equity of a property under a declaration of trust , to start with he did not ask us whether the property has tenants or not and later on when queries came, he started asking for more money, email responses and phone pick ups were atrocious , Francis Lloyd Cummings also joined hands with other party solicitors and started only supporting their views and responses, did not fight our corner at all , to top it off he hid vital documents from us which he received from other side solicitors, which the other side Confirmed to be sent to him already , this was a blatant act to extract more money from us , in the end the job was not completed and we requested our money back to which he said no way he is refunding our money back , then Francis Lloyd Cummings spent more time and effort by email to fight with us for a long time and when we started asking him vital questions then he refused to do written communication and wanted only phone call so that nothing can be documented, stay clear of these con artists , specially this agent named Francis Lloyd Cummings
