Convenyancing went really quickly (9 weeks from offer to keys, including Christmas holiday in between). The process went smoothly. Naeema was my point of contact. They have an app to track progress, but it wasn't really used. I was given update by emails instead. No complaints really :)

Great experience with XYZ Law. They were competitive om price, but more importantly I had a very good lawyer for my remortgage. Saifee's responsiveness and knowledge ensured a smooth and successful completion of my remortgage. Will use them again.

Avoid Kayleigh Gore as a conveyancer based on my experience during the purchase of my first home. From the very beginning, it was nearly impossible to get in touch with her—not only was she slow to respond to emails, but her phone line was consistently unavailable. Leaving a voicemail was a waste of time as she never bothered to return calls. The lack of communication was appalling and set the tone for an incredibly frustrating experience.

We only chose this conveyancer because Michael Poole recommended them to us. The seller was also using the same firm, and we thought this might help speed things up. This decision ended up being one of the worst we could have made.

The issues came to a head when we were supposed to exchange contracts on 13th December. Despite knowing how long transfers from a Lifetime ISA (LISA) take, she only sent the necessary forms to the LISA provider on the Tuesday before the Friday exchange deadline—leaving an impossibly short timeframe. To make matters worse, even when she did submit the forms, there were errors. The LISA provider had to contact my partner twice to get her to correct and resend them.

The first time, she left the purchase amount off entirely, and the second time, she provided the wrong address. These are basic details that a conveyancer should handle without issue, and her continuous mistakes delayed the process further. At this point, it was beyond frustrating—I just wanted it done and over with.

When the funds weren’t ready on the day of exchange due to her delays and errors, she had the audacity to blame my partner, claiming he hadn’t submitted his part of the paperwork. This was completely untrue, as my partner had an audit trail from the LISA provider proving he had completed everything on his end well in advance. Rather than take responsibility, she deflected and blamed us and the LISA provider for her mistakes.

If that wasn’t enough, her "solution" to this problem was absurd. She suggested we pay the deposit from our personal savings and later refund the LISA funds back to us. This demonstrated a shocking lack of understanding of how LISAs work. Any refunded LISA funds would result in the loss of the government’s 25% bonus, which would have been a significant financial loss for us. The suggestion was beyond unprofessional—it was downright negligent.

Throughout the process, there was no ownership of her mistakes, no apology, and no sense of accountability. It’s hard to comprehend how someone so incompetent is employed as a conveyancer.

Unfortunately, her company, XYZ, was equally “unhelpful”. I requested to change conveyancer due to my poor experience, but no one got back to me. The phone number they provided was always unavailable, and they simply encouraged you to leave a voicemail—which was pointless, as no one ever responded. The absence of support from her firm only added stress and frustration to the process.

If I had the option not to pay her, I absolutely would. Dealing with Kayleigh Gore and XYZ was a nightmare from start to finish, and I would never recommend their services to anyone. Save yourself the hassle and choose a conveyancer who is competent, responsive, and capable of handling such an important process.

Honestly, take your money and spend it elsewhere. Read all the 1 star reviews prior making a decision. That is if they have not flagged it down. Mine was flagged to be reviewed and I was forced to make it less harsh and more palatable. Wish I had this speed of flagging my review down when I was using their services!!!

XYZ solicitors saved my £8,500 from the auction specially Naema janwala, because I bought a property on 30th of October 2024 I had other solicitor but put me down after 49 days out of 56 days the completion they told me on 17/12/2024 cannot do it and find another solicitor which only 7 days left for me to completion 3 working days and 4 days of weekend and holidays for the Christmas. at that time now no solicitor was available and no one take my case, except XYZ solicitors.
XYZ is brilliant and very hard worker anytime I call the solicitor pickup my phone and answer me. They really really did very nice and hard work very good job. for the future I will recommend all my friends & relative to xyz and myself I will never go to any other solicitors.
