Highly recommend

Andy Davies was very professional and efficient in finding me a tenant in a very short time. He was always available to answer my questions(even on a Sunday) and guide me through the entire process. I would highly recommend their services.

just had new tenants move into a rental flat. very happy with the work carried out by Hayley, Hayley answered all my questions promptly she carried out many viewings to try and find me suitable tenants, giving me valuble advice and guidence in choosing the right people. I talked to many high st estate agents, none of them came close to Hayley

AVOID

I can not stress enough. AVOID.
Since day one, as a landlord Accommodation have incorrectly paid me due to mixing up their fee with what I opted for. I have had to chase for payments and statements, works have been wrongly charged and therefore I have been underpaid, and they have confused property works for one property and added it to my statement.
For 5 months they let my property out whilst unsecured (without a back door lock). Multiple times I contested this as it was against insurance and logic.
For over 5 months (to date). My previous tenants ruined come kitchen cabinet doors. Quotes by accommodation were obtained and agreed by me, but the work has yet to be done.
As a tenant. AVOID. My tenants have more than once, got in touch with me because they can’t reach the required person. The last time it happened. Accommodation apologised to me for ‘missing’ their email.
To sum up, It’s harder to manage the letting agency than it is to manage the tenants on my own. I have since moved back to a location closer to my tenants and I’m seeking termination of the agreement after agreed works are complete. Unfortunately their complaints department/procedure is almost nonexistent

We couldn’t be happier with the service…

We couldn’t be happier with the service we received. Hayley and Lisa was incredibly helpful, professional, and supportive throughout our move, making what can be a stressful process feel easy and well-managed. Communication was excellent, and everything ran smoothly from start to finish. Highly recommend!

The £27k Hunger Games: viewed before Christmas, rejected on 24 January

Posting this as a warning to other renters.

I had a viewing before Christmas. Today is 24 January and this application has taken longer than a seasonal Netflix series, except the plot is: “please upload 47 documents so an algorithm can misunderstand them”.

The process went like this:

“The landlord would like more choice of applicants.”
Translation: I got put on a shelf like a jar of pickles while they waited to see if someone “simpler” comes along. Fair enough, landlords can choose, but please don’t drag people through weeks of admin just to keep them as Plan Z.

Income requirement: £27,000/year for a £900/month place.
That’s £10,800/year in rent. Add bills and life, sure, but the way this was used felt less like affordability and more like a bouncer outside a club: “not on the list, mate”.

Referencing via Canopy: “ID verified ✅” and simultaneously “We can’t locate a credit file ❓”
So apparently my credit record is a mythical creature. Verified person, but my credit file is in Narnia. I even have a credit score elsewhere, yet Canopy couldn’t “find” me.

Benefits support became a logic paradox.
Universal Credit / PIP were marked as verified, but Housing Benefit was shown as ‘unable to verify’ / rejected. Housing Benefit is often tenancy/property-linked (it’s literally tied to an address and a tenancy), so before the tenancy exists it may not fit neatly into an auto-check box. But the system’s philosophy seems to be:
“If the robot can’t verify it, it doesn’t exist.”

The finale: a generic rejection template.
After all the back-and-forth calls/messages and time wasted, the decision arrived as:
“The landlord is unable to proceed based on the results of tenants referencing.”
No clear breakdown, no real “here’s what would fix this”, no proper manual review route. Just a vague curtain-drop.

If you’re a tenant who needs any nuance (council support, bond scheme, benefits, non-standard income, address history quirks), I’d avoid. This setup feels built for the simplest applicant profile only, and everyone else gets filtered out by an automated process with vague explanations after weeks of delay.

Save your time, save your sanity, and apply somewhere that treats people like humans, not error messages.

Professional and accommodating

All the agents I have interaction with are all kind, responsive to both calls and messages and accommodating. I have a good experience with the management team and how they handle issues with the property. Shout out to Chelsea and Dan!

Very poor communication and ongoing data issues

Extremely disappointed with my experience. Communication is consistently poor and everything takes far longer than it should.

It took them ages to remove me from a tenancy after I had already moved out, and even then they failed to remove my contact details. Despite multiple emails and phone calls over several months, my phone number and email are still being used, and I continue to receive calls and emails about surveys and property matters for an address I no longer live at.

What’s most frustrating is that my requests to correct this are ignored, and I have never received proper confirmation that the issue has been resolved — because it hasn’t. I’ve repeatedly provided the correct tenant’s details, yet no action is taken.

I also have serious concerns about their data handling. Despite repeatedly telling them that I no longer live at the property, my personal contact details remain on their system and are still being used. Requests to correct or remove this information have been ignored, which raises concerns about how accurately and responsibly they manage personal data.

When you call, staff are unhelpful and at times borderline rude, which only adds to the frustration. There seems to be no ownership of issues and no urgency to fix what is a basic administrative task.

Overall, a very poor experience marked by lack of communication, slow action, and ongoing misuse of my contact details. I would not recommend based on my experience.

Difficulties prior to moving in

Before our tenancy started, we were told that our move in date was preferred to be the 6th of November. But it ended up being the 26th, with not much communication and the reply times were quite slow.

However, since moving in the service from Chelsea and our landlord has been exceptional and things are going very well now.

Excellent support from Chelsea, disappointing agency response

I would like to highlight Chelsea’s T. excellent support. She was professional, responsive, and very helpful.
When we had a serious issue with the heating, Chelsea was on holiday. During that time, I contacted the agency many times over several days. Although they answered the calls, no one actually helped. I was repeatedly told I would receive a call back, but no one ever did, and I had to keep insisting. The emergency phone numbers were also not answered at all.
As soon as I contacted Chelsea directly, even though she was on holiday, she acted immediately and resolved the issue. I am giving 5 stars on this occasion purely because of Chelsea’s support. While I am very grateful to her, I am disappointed with the agency’s overall handling of the situation.
