Great holiday for family
We rented a great villa for our whole three generation family. The outline of the villa, garden and pool were fantastic. The service of Emma Villas is excellent and communication went smooth. There are some small things in the villa that could be better especially in the kitchen. (The stove was not the best one)

Absolutely the best stay we’ve had in Italy so far, an amazing villa with great amenities nestled in the middle of a tourist destination Portoverde (Misano Adriatico).

Such a wonderful experience! Our family loved the beautiful house with its amazing grounds. So lush with greenery and flowers! The house was very clean. We were greeted upon our arrival by Francesca our guest relation manager. She was always available to assist us with lunch/dinner reservations and any questions we had. Truly top-notch service! Highly recommend La Settima Restaurant for fine-dining and Dolce Mare with amazing creations by Chef Battista. The beach atmosphere makes for an enjoyable lunch. We were so well taken care of. Many family memories were made! We look forward to visiting again! Thank you, Francesca, for all you did for us!

Villa perfetta per Ritiro Aziendale
Abbiamo organizzato un ritiro aziendale nel Lazio a Sutri, la villa era fantastica, curata nei minimi dettagli, pulitissima e attrezzata di tutto.
I grandi spazi sia interni che esterni hanno permesso a tutti di avere i propri spazi, nonché aree comuni che potessero accomodare tutti per attività, lavorare o mangiare.

Amazing !!!
The reservation went flawlessly, with a professional process from confirmation to updates to payment. We spent our vacation in the Villa la Capannina in Tuscany and are thrilled: the house has been furnished tastefully and with a lot of love, a dreamy garden with beautiful seating areas and a pool, very clean, and a good location for excursions in the region. Grazia and Mauro are very nice and helpful hosts, we would love to come back!

Abbiamo trascorso una splendida vacanza sulle sarde per l'ennesima volta. Grazie Emma Villas. Dal check-in al check-out, un servizio perfetto. La casa, così come la piscina e il giardino, sono molto ben tenuti e sono stati costantemente mantenuti in modo molto discreto durante il nostro soggiorno.
Luca e Antonio ci hanno dato un benvenuto molto cordiale ed erano costantemente disponibili per qualsiasi domanda.

Our stay at Villa Pasalunara in Cefalù
Our stay at Villa Pasalunara in Cefalù, Sicily, was absolutely exquisite. Every detail was perfectly coordinated, creating a seamless and luxurious experience. The property itself is stunning—comprising a main house and two smaller villas, all managed with exceptional care by the wonderful staff and the owner, Toni, who also runs a beautiful farm-to-table restaurant on-site.
Everything was tailored perfectly to our needs. Andrea, the property manager, was incredibly attentive and meticulous—he worked seamlessly with our travel agent to accommodate every request. Their teamwork made our stay even more special.
Toni, the owner, was a warm and generous host, treating us to a gorgeous dinner at his restaurant that we’ll never forget. This trip felt otherworldly—Cefalù and this part of Italy are truly dreamlike.
The villa is managed by Emmas Villas, a company I now highly recommend. Every property they offer is beautiful, well-thought-out, and supported by a team that’s ready to help at every step. Andrea also helped us plan an unforgettable boat tour with Giovanni, who was absolutely fantastic.
I never want to leave this place—pure paradise!

Días inolvidables en Il Borgo16
Un grupo de 14 personas hemos pasado 8 días en Il Borgo, 16 en Asís.
Una Villa maravillosa, situada en un paisaje idílico de Ùmbria. El entorno es impresionante, los jardines, la piscina, zona de BBQ, muy cuidado y espectacular.
La recepción por parte de Antonella y Fausto estupenda: serviciales, amables y dándonos toda clase de facilidades. La casa está muy bien distribuida, decorada con buen gusto, cuenta con todo tipo de comodidades y limpieza impecable. No podríamos haber encontrado un sitio mejor. Recomendado al 100 por 100.

Spacious, serene and well equipped
We, a family of 11 with one baby, one toddler, and one small girl, stayed at Il Borgo 12 near Assisi and Perugia for 7 nights, arriving in the middle of the night. The villa was spacious and very adequately equipped, with all bedrooms having en-suite or adjacent bathrooms. We were a bit surprised at the physical separation of the kitchen/dining room-living room from the sleeping quarters (access is a short covered pass-way outside the buiding), as well as by the fact that there were quite a few steps between the kitchen and the living room area, and between various sleeping room levels. The level split/stairs between the kitchen and living area may be something of an inconvenience with babies, and could definitely benefit from installation of some safety grates that block both ends of the stairs.
The grounds are beautifully maintained and the view is superb. Access to both Assisi and Perugia is rather easy, and supermarkets and other necessary facilities are close by.
Our host Victoria, was gracious and available at all times to answer any question. All in all, we enjoyed our stay very much.

A spacious, quiet and green villa close to Rome
The Villa is exactly as it appears - spacious, luxurious and enjoyable. Apart from the comfortable bedrooms and adjoining bathrooms there are several large common areas - living rooms, playrooms, dining room, balcony - and that's only on the inside.
The grounds surrounding the villa are vast, green, well maintained and offer a variety of activity options - from relaxing under the gazebo, through playing on one of the several outdoor facilities, hanging around the pool, having dinner next to the outside grill and kitchen - or simply being outside, inhaling all that quietness and endless green.
We found ourselves right at home - finding everything we needed immediately and in the right place - as if we put it there ourselves.
We were 4 couples with children and found the space perfect.
Travel options to Rome are plenty - by car, train or metro.
Federica, the host, was friendly, helpful and responsive, but most of all - a very nice person.

Anche quest’anno con Emma Villas abbiamo potuto usufruire di un ottimo servizio. Abbiamo goduto un bellissimo soggiorno nelle Podere Orcio 10. Il proprietario gentilissimo e disponibile. Le stanze ben arredate e confortevoli, la cucina attrezzatissima e il tavolo molto grande ci hanno permesso.

Prima esperienza per capodanno
Primi contatti con la compagnia su whatsapp veramente scadenti a livello comunicativo e di informazioni servite, poi fortunatamente risolti tramite chiamata da Claudia. La casa nonostante fosse molto carina, non era proprio predisposta a una permanenza invernale vista la difficoltà nel riuscire a portare la temperatura almeno a uno stato “mite”. Per il resto possiamo considerare l’esperienza positiva. Francesca la proprietaria di casa è stata molto cordiale e comunque disponibile nel cercare di risolvere le complicazioni riscontrate.

Spettacolare!
Abbiamo soggiornato in questa meravigliosa struttura per 4 notti, in 7 coppie, e ne siamo rimasti tutti entusiasti. La casa è organizzata in modo impeccabile, pulita e attrezzata alla perfezione. Ogni dettaglio è curato con grande attenzione, il che la rende un luogo davvero speciale.
I proprietari sono stati gentilissimi e accoglienti, contribuendo a rendere il nostro soggiorno ancora più piacevole.
È senza dubbio una sistemazione da voto 10: non vediamo l’ora di tornare, perché qualsiasi altra opzione ci sembrerebbe un passo indietro rispetto a questa! Complimenti alla proprietà per il lavoro eccezionale. Siamo completamente soddisfatti.

No quality control, no help if things go wrong
We stayed with Emmas Villas twice and learned the second time that really it's just a platform, they don't do quality control of the homes and aren't available if something should go astray. We told them after our stay that our house was dirty, smelly, and had lots of broken items and they didn't even respond. As annual travelers to Italy we will NOT use this outfit again.

However, during a busy season with guests staying one after another, occasional problems may occur. For this reason, our customer service team is available 7 days a week to provide assistance and take action when needed.
We always encourage guests to promptly report any problems, especially those related to cleanliness or damaged items, directly to our customer service team during their stay. This allows us to verify the problems raised and arrange for immediate action.
We are unable to trace your reservation by the name provided, neither were we provided with the name of the facility, which makes it difficult for us to provide specific responses. In addition, we were unable to locate any unanswered messages or emails in our system.
The circumstance that you mentioned that you did not contact us until after check-out unfortunately limits our ability to conduct audits or address the issues raised, making it difficult to determine responsibility for the problems flagged. That said, we deeply regret that your experience fell short of expectations and are committed to continually improving our services.
We sincerely hope to have the opportunity to restore your trust in the future.

Great villa and super nice host
Great villa and super nice host. We were two families, 10 adults altogether, and we had plenty of room indoors and outdoors, beautiful garden, peaceful, good beds, everything clean and in good condition, close to supermarket and good restaurants and a short trainride from Rome. You need a car to see the area, though, as there are no sidewalks for pedestrians. It’s absolutely gorgeous!

Avevamo un bellissimo ricordo
Abbiamo scelto Emma Villas per la seconda volta, dopo una meravigliosa esperienza nel 2021, per la nostra vacanza estiva in Umbria in una delle proprietà a disposizione.
Abbiamo trascorso una settimana che tutto è stato tranne vacanza:
- Al check-in la casa versava in condizioni pietose, i proprietari ci hanno informati che gli ospiti precedenti avevano arrecato diversi danni, e han cercato con i mezzi a disposizione e nel minor tempo possibile di metterci una pezza (iniziato le operazioni di pulizia della piscina che si sono però protratte per oltre 24 ore durante le quali la piscina non è stata assolutamente utilizzabile, cambiato la lavastoviglie e fatto delle pulizie approssimative).
- Il servizio base per cui avevamo scelto l'immobile, il BBQ, non c'era e non siamo stati minimamente informati. E' stata data la colpa ad un'ordinanza che (dopo ns. verifiche) in realtà non vietava in alcun modo l'accensione di BBQ ma faceva riferimento solamente a fuochi d'artificio e fiamme libere nei boschi. Ci è stato fornito per 8 adulti e 3 bambini un fornelletto a carbonella in sostituzione che sembrava uscito dalla casa delle bambole.
- La piscina è rimasta in uno stato pietoso per tutta la vacanza, macchiando costumi, giochi e teli in maniera irrecuperabile.
- I condizionatori non hanno funzionato per 3 giorni (diversi solleciti fatti ai proprietari senza alcun risultato, è intervenuta Emma Villas solo al 3° giorno con un tecnico qualificato) e ci siamo ritrovati con una bambina con la febbre a 40.5° e temperature roventi negli appartamenti giorno e notte (ricordo che nella settimana di pertinenza le temperature minime esterne erano di 28°).
Aggiungo la presenza di ogni possibile pentola/stoviglia/accessorio da cucina obsoleta e rovinata.
A seguito di mesi di trattative, lamentele, e discussioni con il dipartimento di Property Management siamo duramente arrivati ad una compensazione economica per i danni materiali subiti.
Ci teniamo comunque a raccontare quanto accaduto perchè sia di aiuto ai prossimi clienti nella scelta della loro location per le vacanze, per noi rimarrà un amaro ricordo che non ci porterà a riprenotare con loro.

Siamo sinceramente dispiaciuti che il suo soggiorno non sia stato all'altezza delle aspettative e comprendiamo il suo disappunto, soprattutto considerando la positiva esperienza precedente. Le problematiche che ha descritto, riguardanti la piscina e i condizionatori, sono state affrontate immediatamente dal nostro team, che ha fatto tutto il possibile per risolvere gli inconvenienti nel più breve tempo compatibile con i tempi tecnici degli interventi necessari.
Ci teniamo a precisare che la villa in questione non è più disponibile nel nostro portfolio, proprio perché non rispecchiava più gli standard di qualità che garantiamo ai nostri clienti. Per questa ragione, la struttura non sarà più prenotabile in futuro, a ulteriore conferma del nostro impegno nel migliorare costantemente la nostra offerta.
In merito alla questione del barbecue e degli altri servizi, le descrizioni delle ville vengono costantemente aggiornate sulla base delle informazioni ricevute dai proprietari. Ci rammarichiamo per qualsiasi difformità riscontrata e abbiamo preso provvedimenti per migliorare ulteriormente i nostri controlli, in modo che situazioni simili non si ripetano.
Siamo contenti di essere riusciti a trovare con lei una soluzione di compensazione soddisfacente per i disagi subiti. Il suo feedback ci aiuta a migliorare, e speriamo che ci dia di nuovo l’opportunità di poterle offrire un'esperienza migliore in futuro.
