As an expat in Berlin there's no way I could've navigated the real estate market without Ilan! He was completely by my side through the entire process from understanding what I could afford, looking for an apartment and putting in the offer, negotiating and finalizing the purchase as well as ensuring the mortgage was in place. We recently purchased an apartment in Berlin in the Wilmersdorf neighborhood (July 2023). This purchase was made with the expert assistance of Ilan Fishman (“HomeEase”). Ilan accompanied the process faithfully and professionally and was immediately available for any question throughout the process. He examined all information related to the sellers, the house board and the municipal authority, checked the documents of the apartment and the building, and made sure there was no infrastructure or legal problem. Ilan negotiated the cost, organized the contract signing procedure through the notary, guided and coordinated the payment arrangements. Thanks to his qualified and dedicated work, the procedure was relatively smooth and to our satisfaction. Ilan proved professionalism combined with pleasantness, and we are highly thankful.

Based on my own experience of a successful cooperation with Ilan, I’d like to share some aspects, which I believe can be useful to everyone who is looking for help on Berlins real estate market.
If you don’t have such experience, and not willing to spend month on collecting it, Ilan can solve this problem for you!
There are a many steps in the process, just are handled by Ilan:
- very first meeting, just a conversation in order to understand your goals, and share actual market state
- lets the search begins: there are many sources of information (yes, it is not only Immoscout24), it takes a time to read all of it, but also, you have analyze if the potential option meets the original search criteria, or simply to filter out a fraud – Ilan handled it perfectly!
- contacting the seller/agent and facilitating viewing an apartment.
- negations and complete paper check
- financing
- deal and notary

After all, I could not imaging how long and energy consuming was the ride, which I simply could not be able to accomplish without Ilan!
