Iâm a UK home student who used Housing Handâs guarantor service in 2024. My experience has been extremely disappointing and unnecessarily stressful.
Before choosing their service, I clearly explained to their account manager over the phone that I planned to pay all my rent before October. She assured me that if I did so, I would not have to continue paying monthly subscription fees. To avoid any misunderstanding, I repeated this agreement in an email before making the payment. The account manager did not correct me, instead, they proceeded with setting up the service.
I paid my rent in full before October, exactly as planned. Despite this, Housing Hand continued to charge and demand fees. I disputed one of these charges through my bank, and the bank ruled in my favour, clearly recognising that my claim was valid.
The situation caused me significant mental stress, especially when they escalated the matter to a law firm (The Associate Law Firm), who began sending legal threats. Whatâs worse is that the fees they demanded changed over time. Initially, they claimed I owed £136 in subscription fees (£68 + £68). After I challenged this, they rebranded it as a âcancellation feeâ or âadmin feeâ which is not even mentioned in the terms and conditions I agreed to.
I have kept detailed records of all calls, emails, and the bankâs dispute outcome. Based on this experience and after reading many similar reviews, I believe Housing Handâs practices can be misleading and unfair, especially towards students.
I am now considering legal action for the distress and harm this has caused.
To fellow students: keep records of every communication if you deal with Housing Hand. Read the fine print carefully or better yet, look for more transparent and student-friendly alternatives.

I genuinely think this is a scam. Paying £68 for them is a ridiculous amount to get the bare minimum in communication, and for it to be confusing at least.
A lot of the time, they'll consistently email for payments, but it would've already been done, which makes no sense if it is as automated as they say it is. They explain things in so many different directions that you just say yes to get it over and done with.
When I first signed up, they would always call me, and when I called back eventually, they claimed they never called.
I just can't believe I'm already paying £68 a month, and even if I do use their services, I have to pay that back.

Remi was extremely helpful and polite during my first call with her. I was unaware of the process and had some questions, which she happened to explain very well, which put me at ease. I happened to call another time, and Remi answered the phone using my name, which I find very personable. I also think it is worth mentioning, that I had spoken to Yusef previously too, who was also friendly and helpful. Due to previous bad reviews I was uncertain if to use housinghand, however, I am aware many people are quick to complain, and less people go out of their way to give positive feedback. So far my dealings have been pleasant. Hopefully that continues :)

I couldnât afford to pay my rent for about 6 weeks due to a family bereavement which I was very open and honest with them about. They then after 1 conversation directed me to their legal team (claiming it was automatic but this was a lie, they self refer to their legal team). They then refused to come to an agreement and drew it out for 4 weeks and then said because they had taken so long to come to an agreement it now had to be dealt with by their legal team. Mind you, this process is nowhere in their terms and conditions and nowhere on their website. They will also contact your co-signer before they even wait for your response - same day! Even though, their website specifically says the co-signer will only be contacted as a point of last resort. Their legal team - The Associate Law firm, are very rude and disrespectful. I was spoken to so disgustingly by them, and one of the managers stated that we wouldnât even be having the conversation we had if I could have been âbotheredâ to pay my rent. To which I told her the reason I couldnât was it was between choosing to have a family member buried or paying it. She then went silent realising how disgusting her comment was. After this, I lodged a complaint to Housing Hand to which all they did was apologise. No financial compensation whatsoever for the distress both themselves and the Associate Law firm caused me during an already diffult and stressful time. Subsequently, I have told them I will be withholding their extortionate membership fee pending a resolution to my complaint. To which they are threatening to send the case AGAIN to their rude âlegal teamâ, and state they will add the legal fees to my account - yet they havenât resolved my complaint that I put in March. It is about to be May tomorrow. I will be making it a point to get legal consultations regarding this , take this to my MP and spread awareness about Housing Handâs misrepresentations. Had I had known they acted so callously, I would have never contracted with them when I am paying them more than £1000 to do so annually.
UPDATE: No update to my complaint even though 5 days ago they advised they were looking into it, but they have referred me to the law firm! A joke of a company.
Further UPDATE: There was nothing respectful about how this was handled. And they are refusing to offer compensation for the distress they caused me and they are refusing to refer me to who I can report them to!
Further update: They requested my consent to publically discuss my PRIVATE circumstances. In the same email, I denied this request. They have not finalised my complaint that I put in, in February but are on here trying to argue with me about my updates. Send me my FRL so I can forward it to my MP and all the providers who govern you!

Was going through the process of using Housing hand as a guarantor. After over a month of delays and poor communication from Housing Hand - our landlord actually said we didnât need a guarantor anymore because she did not like working with them and how long things took. I paid £111 to use their service. We didnât require any cover or service from them and yet they took £78 of âadmin feesâ and refunded me the remaining. This refund was only done after 7 weeks of chasing via phone and email. They had confused email communication which contradicted themselves and looked really unprofessional. Awful company, uninformed staff and blatant ignorance as a whole.

Their process is long even when renewing the lease. Going back and forth submitting the same thing. Again, I stay with my sister and we were each told to pay their guarantor fee because she is over 18. I feel it's unjust. However, the assist people when stranded getting guarantors.
