Operating without proper authorisation – avoid at all costs
I purchased two properties through Invicta (Nov 2023 and Dec 2024). On both occasions, Invicta instructed me to send money to UK accounts they controlled — a Revolut bank wire and a PayPal link charging my card. These payments were presented as part of the developer deposit, but did not go to the project escrow required by the booking form/terms.
To illustrate: on 16-Dec-2024 I paid USD 6,489.65 (≈2%) to Invicta’s UK account. The next day the developer demanded 8% to the NBQ project escrow, confirming the first payment had not been credited to escrow.
Invicta has stated their Dubai entity was licensed from May 2024. That means my Nov 2023 purchase pre-dated that licensing. Invicta marketing for UAE projects also appeared before that date. I have not seen evidence of licensing covering sales activity in Abu Dhabi, Ras Al Khaimah, or Umm Al Quwain despite active marketing in those emirates.

We note this is no longer about your property purchase, which we have already attempted to support you with, and we take all allegations of this nature extremely seriously.
Invicta is fully licensed and regulated in both the UK and the UAE. Our Dubai operations commenced following licensing in May 2024, and our responsible manager holds a valid RERA broker registration. Full proof of compliance has already been provided to regulators, and we continue to cooperate with them fully.
We also note that these repeated and unfounded claims are disruptive and misleading. While we respect the right to raise concerns, they have no bearing on our regulatory status or operations.
Invicta remains committed to transparency, compliance, and client care. We will not debate private matters in a public forum, but continue to work constructively with regulators, whose oversight we welcome at all times.

I'm currently in the very early stages…
I'm currently in the very early stages of purchasing an off-plan property in Dubai, and the experience so far has been fantastic. Jim Beattie has been amazing — incredibly reassuring, always available to answer my questions, quick to respond, and very generous with his time. I have now purchased 4 properties through Invicta and they have helped me pick some really good projects which I have already had good capital appreciation on.
UAE is a great market to get into if you're an investor and Invicta are a good choice as real estate agents as they have the knowledge and the connections with the developers to get great deals across the line.
