In 2021

In 2021, I purchased a studio flat off-plan from Kingsway Limited. After around a year with no meaningful updates, I was informed by their solicitors that the project had not been approved by the council. Buyers were then told the development would be changed from studios to one-bedroom flats and that we would need to pay an additional £30,000–£40,000 to increase our deposit to 25%. Alternatively, we were offered a refund within five months.

I chose the refund option, but I have never received my money back.

Since then, it appears that all companies connected to this developer are going into administration, leaving investors like myself at a complete loss.

Very disappointing experience — lack of transparency, broken promises, and no accountability. I would strongly advise others to proceed with extreme caution.

Development Missed Long-Stop Date and Still Not Built

I am one of the purchasers in the Westminster Park development in Liverpool, which was due to be delivered by Sourced Developments.

I paid a deposit in early 2023 on the understanding that the project was progressing and would be completed within the agreed contractual timescales. Those timescales have now long passed, including the contractual long-stop date, yet the development has still not been built.

There has been no clear communication, no reliable updates, and no realistic completion date provided. As an investor, I have been left in limbo with no property delivered and no certainty about what is happening.

Because the project has not proceeded as promised, I have also been unable to recover my deposit and have had to spend additional money on legal fees trying to resolve the situation.

What was sold as a straightforward off-plan development has turned into a very stressful, costly and frustrating experience. Based on my personal experience, I would strongly advise caution to anyone considering purchasing a property connected with this company.

When buying property—via regulated companies, such as Alesco Properties, for such properties as Liverpool developments: Cambridge Terrace, Kingsway Square, Westminister Park and Westminster Point, buyers, like myself, depend on good, honest estate agents, developers and solicitors, for good, honest advice on properties they all should have researched diligently, before selling those properties. What happened to Cambridge Terrace, Kingsway Square, Westminister Park and Westminster Point, for which huge reservation fees were taken by the REGULATED estate agents, such as Alesco Properties, and huge deposits, which were well above regular deposits, were taken by the REGULATED solicitors, such as Prosperity Law, who gave it to the UNREGULATED DEVELOPER, Sourced Development, only for such buildings to never materialize? And, like magic, all our money disappeared, too.

Ben Whittaker, of Alesco Properties, informed me by text that Kingsway Square’s first phase was already completed, and the second phase was about to begin, then said that he didn’t know where I was getting my info about the site being pretty much empty, suggesting that I was talking nonsense. Ben must have magic eyes as only he could see the first phase😅. I was then told by Alesco and Sourced staff that the development was paused due to piping issues, and informed by Alesco staff, Ben Whittater and Ryan Frood in emails that Sourced was blocking the resale of my unit until all the units in the nonexistent building where sold, then Sourced staff, Amy Williams, emailed me to say that I could not get my deposit back as there was already a long queue of buyers waiting for their deposits. TAKE HEED! JOANNE WALLER, where is the HUGE deposit I paid for CAMBRIDGE TERRACE/ KINGSWAY SQUARE?

Stay Away!

Stay away! The directors should be investigated and held accountable for taking money and not delivering on the contract. After years of no progress at the development I invested in, the company has gone into administration. Taking millions in deposit payments. Stay away at all costs. All investors now in the Regent Plaza project can only hope for recovery of our deposits.

It would be 0 star if that were possible. Absolute sham of a company. Spend your hard earned cash elsewhere . You will lose every penny you invest with this scam company and their associates. BEWARE !!

Scam

I invested in the Westminster Park development in 2022 and to this day construction has not even started. The promised completion dates have come and gone and communication has been almost nonexistent.

Getting a refund has been impossible. The process is full of delays, unanswered emails, and empty promises. Many of us who invested are still waiting with no progress or transparency at all.

It feels like a complete scam and I truly regret trusting this developer. If you are thinking about investing please stay away until there is real evidence of progress and accountability.

I believe all affected investors should come together and take action whether through legal channels or a united group effort to demand answers and recover what is ours.

Please be careful and do your research before putting any money into this company.

A big red flag!

Difficult for me to describe them as anything but fraudulent. I can't understand why companies such as SDG don't respect other people's hard earned money. I'm in contact with many distressed investors like myself who have invested their life savings in SDG property developments which have never seen the light of day. The pattern is the same all over, the building activity is delayed, the long stop date extended perpetually until the Special Purpose Vehicle (SPV) company gets declared bankrupt. The investors never see their money and aren't able to take any action regarding this. There's zero accountability from SDG, they don't communicate directly with Investors, don't answer their phones. I would stay waaaay clear of any investment by SDG. If you have been caught out by their mouse trap, there is a Facebook group of investors that are looking to take collective action in order to ensure that those behind these scams are finally arrested. For record purposes, I'm one of the investors of Westminster Park in Liverpool.

Stay away from these scammers

£ 35,000 was deposited for a studio flat in the Westminster Park development in 2022, with a completion date in Q2 2024. The long stop date has passed since June 2025, and SDG has unilaterally prolonged the long stop date to June 2026. In July 2025, I invoked Article 20.1 in the contract to terminate it, but neither SDG nor Westminster Park Development Ltd has responded to my numerous emails. Thus, I plan to take legal action against the firms and report them to the FCA, the Office of Fair Trading, and the Serious Fraud Office if there is no satisfactory outcome. Please, stay away from this company and its affiliates to save your hard earn money. They are just scammers.

DO NOT buy any property from Sourced Development Group.

Do NOT buy any property from this developer – you will regret it and it is a nightmare.

We purchased a new property from this developer in 2023. By January 2024, the windows started leaking. Since then, we have sent over 50 emails reporting the issue. Every time, they promised quick action – “We’ll update you soon,” “We’ll fix it next month,” “Give us two weeks” – yet nothing has been done.

Their excuses are endless: waiting for the contractor, waiting for insurance, waiting for another month, waiting for another two weeks
 Dates are set, then pushed back again, and again. This has been going on for over a year with zero resolution.

This is, without a doubt, the worst home buying experience we’ve had in decades. We simply cannot understand how a developer like this can still be in business. Their service is terrible, their promises mean nothing, and they find every possible reason to delay.

We want to warn anyone considering buying from this builder – don’t do it. Their after-sales service is a nightmare, and they will waste your time and energy with endless excuses instead of fixing the problem.

If anyone else has had similar experiences, we would be very interested to hear from you. We are also considering legal action against this builder.

I intend to pursue legal action

I am extremely disappointed and feel completely misled by my experience with the Westminster Park Project in Liverpool. I purchased a unit in 2023, and despite the Long Stop Date passing without practical completion, my solicitor served a rescission notice on 1 July 2025. The developer was contractually obligated to return my deposit within five working days. However, your solicitor has failed to acknowledge or respond to the notice. This behaviour is unacceptable and appears to be deliberately evasive. It has been the worst experience I’ve ever encountered, and I intend to pursue legal action without hesitation.

PS: If I do not receive a response, I will have no choice but to initiate legal proceedings to recover my funds and protect my rights.

I also reserve the right to share my experience publicly and transparently across appropriate channels to ensure other potential investors are fully informed.

Repeatedly Avoiding Accountability - Do Not Invest

Alongside other investors of Wardour Point - Regent Plaza, I have had a deeply disappointing experience with SDG. Once the long stop date of the development passed, I issued a contract withdrawal in line with contractual terms. Despite the contract clearly stipulating that a refund would be issued within 5 business days, that obligation was simply ignored.

What's more concerning is the pattern of behaviour where each development appears to be set up under a separate limited company which is conveniently placed into administration once obligations of deposit refunds are due. This tactic has shielded SDG to the point where they can maintain some development activity as a facade to trap new investors.

The repeated use of this legal structure suggests a deliberate approach to avoid all accountability which raises some serious red flags for anyone working with them.

Misleading at best

I waited patiently for the long stop date and genuinely thought block c (Westminster Park) was underway to keep the overall project on track after being told this by the agent in January 2024. Went last week and there was absolutely nothing, no mobiles as we were told were being set up in February, just block A sitting in waste land. The reservation contract named Sourced Development Group as the vendor and the companies on the contract were all registered to the same address as SDG so how is this not at best mis-leading to the buyer? I hope these people sleep well at night knowing they have earned their millions from other people's misfortune, taking people's pensions, children's inheritance and life savings shame on you all

Regent Plaza Block D - SDC

Regent Plaza Block D is heavily delayed and handover deadlines massively missed. The company stopped responding and not returning my deposit even when send demands via lawyer. It could be (no construction updates since April 2025) that this never completes and in that case there could be losses for all investors concerned. Possibly consider joining a recovery service as a group to see if anything can be recovered from the solicitors, agents, shareholders etc. who sold us this project.

Do not trust this company.

Do not trust this company.

They took my deposit and several years later they haven't even begun construction.

They are legally required to now return my deposit but they refuse to.

In my opinion this is a scam company.

Please please do your own research on the director of this company and once you've seen her track record as a company director, you'll be able to make an informed view on trusting this company with your money.

Avoid - breach of contract and no sight of refund

Almost 4 months later, still no sight of a refund of ~50k with 0 communication from sourced. I am now having to look at legal action

This has caused so much stress and anxiety i would tell anyone to avoid dealing with them
