First-class management and assistance

Charlotte Clarke helped me immeasurably with an extremely difficult tenant (who sent her several foul-mouthed messages refusing to cooperate) and finally persuaded him to move out in good time following eviction.
Having previously endured difficulties with a previous tenant, but with a “human” letting agency who did nothing to oblige, Charlotte has shown how an online agency can be the model of assistance and first-class management.

Awful

We did secure multiple viewing requests shortly after your property went live and arranged appointments within the timeframe booked. While we always aim for strong results, demand and pricing can vary, and unfortunately none of the initial viewers chose to proceed.

I’m sorry to hear you felt the experience with the viewing clerk wasn’t up to standard. We take that seriously and would have been happy to offer a different clerk or support you with self-managed viewings, but I appreciate you’ve chosen to move forward with another agent.

Transparent and effective, with particular praise to their customer service

Lettingaproperty in general has a very efficient user interface and experience, they’re communicative throughout the tenancy but I’d like to call particular praise to their personable approach with tenants which makes the world of difference, the defining exemplar of which I found in Charlotte Clarke who is fair and kind and efficient- a person whose knowledge and empathy make a great difference to the individual and is as such a credit to the company and its ethos.

The most fraudulent experience ever for a landlord with them for 6 years
Over 6 years for 4 properties I've paid nearly £20k hard earned cash with the fake promise of rent protection and legal assistance.
If had not taken illegally my money for the fake product today it could cover a property a year empty.
After 6 years made the first claim and see me experience and most provider ab legal action summarised below.
Their legal department is a person who's frequently on leave, comes to work late and leaves early, is not legally trained but is doing the legal job
Speaks and writes rudely and unprofessionally
Gives dangerous fake promises that by now cost me and themselves 3 weeks loss
See my experience and response , judge yourself. Do you wish to be in my place?
I reject the content and conclusions of your email in full.
The legal position is straightforward:
The property must be returned to the landlord vacant.
This has not occurred and lettingaproperty.com has failed to fulfil its legal obligations.
Lettingaproperty.com’s Contractual Responsibility
Regardless of when rent collection was transferred to you (which is totally irrelevant and evidences to the judge your dishonesty and ill wishes to the clients for financial gain of not paying out):
· You accepted the tenancy under contract.
· You sold, charged and administered rent guarantee insurance for years
· You represented that rent would be paid and risks managed.
Your argument is legally meaningless. This negligent in the best-case scenario , malicious and dishonest in the worst case scenario
You are fully responsible for rent payment until the property is returned vacant.
You are fully responsible for taking the legal action per law and give the property to me vacant. Either section 28 or any other section of law , to must pay the rent to me and provide the house in vacant position by exercising any applicable laws to me
Key points:
· No rent is being paid.
· The tenancy ends .
· The property has not been vacated.

Any refusal to pay constitutes breach of contract and mis-selling.
You have endangered me and your company already. If I take legal action against the property you must pay all the costs of vacation, loss rent plus all the fee you collected from me.
Rent Guarantee Mis-Selling and Financial Misconduct
You marketed and sold rent-guarantee protection covering the whole property.
· Insurance mis-selling
· Breach of duty as an insurance intermediary
· Potential financial fraud by misrepresentation
· Causing unnecessary delays
· Causing physical and mental challenge to the landlord unnecessarily and unlawfully
· All the admin time loss you have enforced on me
All insurance premiums paid must be refunded in full if cover is denied on fabricated or retrospective grounds.
Regulatory Escalation
Letting agents and rent-guarantee providers are regulated and accountable, including through:
• Client Money Protection
• Financial Conduct Authority (FCA) oversight for insurance distribution
Failure to honour rent-guarantee obligations, refusal to pay valid claims, and misrepresentation of cover will be escalated without hesitation to:
• The relevant redress scheme
• FCA (for insurance conduct and mis-selling)
• Legal counsel for recovery and damages
Unauthorised Insurance Activity – Statutory Breaches
If Lettingaproperty.com has, in substance or in practice, sold, arranged, promoted, administered, or held itself out as providing a rent-guarantee or insurance-backed product without holding the appropriate Financial Conduct Authority (FCA) authorisation, or without acting as a properly appointed representative, this constitutes unauthorised insurance distribution and is a criminal offence.
In particular, this would be a breach of:
• Section 19, Financial Services and Markets Act 2000 (FSMA) – the General Prohibition on carrying on a regulated activity in the UK without FCA authorisation.
• Section 23, FSMA 2000 – making it a criminal offence to contravene the general prohibition, punishable by prosecution.
• Section 26, FSMA 2000 – rendering agreements made in breach of the general prohibition unenforceable, with the consumer entitled to recover sums paid.
FCA Insurance: Conduct of Business Sourcebook (ICOBS), including but not limited to:
• ICOBS 2.5-1R – requiring firms to act honestly, fairly, and professionally in accordance with the best interests of customers.
• ICOBS 5.2-1R – prohibiting misleading or unclear communications in relation to insurance products.
• .
• ICOBS 8.1-1R – requiring firms to handle claims promptly and fairly and not to unreasonably reject or delay valid claims.

Thanks for your review — I’ve looked into this case personally.

This was a difficult situation, especially given the sad passing of the named tenant. Following their death, we reviewed your rent protection claim in full.

Unfortunately, there were several serious breaches of the policy terms — including unauthorised occupiers and the property operating as an unlicensed HMO. These fall outside the scope of any standard rent protection cover.

I understand how frustrating this has been, and I appreciate the efforts you’ve made to resolve things. That said, we’ve acted fairly and in line with the policy throughout.

I’d also like to clarify that we are fully authorised by the Financial Conduct Authority (FCA ref: 507148). We’d kindly ask that any public statements reflect that.

If you’d like to have your solicitor reach out, we’re happy to support in gaining vacant possession.

Abby was invaluable and the process seamless

I found the process of renting my flat totally overwhelming but Abby and lettingaproperty made the whole thing easy and painless. The option to add any extras you need or require makes it so seamless. Abby took the time to talk me through everything in detail and impartially. Never upselling for the sakes of it. Recent unforseen issues with tenants…

Recent unforseen issues with tenants not being able to make rent payments has led me to Charlotte who has been extremely helpful. She has advocated very firmly on my behalf whilst also keeping me fully informed at every stage. It has been stressful but Charlotte has certainly helped to lift some of the burden from me.

Highly recommend Helen Davis. Whilst the company is mostly a digital self serve proposition for landlords, it is not yet possible to fully self serve in several areas - especially when tenants leave / new ones need to be sourced. Helen has done an excellent job at filling this gap and taking accountability for ensuring things happen when they need to and especially when issues arise - she's an asset to the company.
