I have been a resident with Rufus court for over a year now. Just passed my driving test and had a new car delivered today.
Danny was there and insanely helpful with sorting out my car, had it delivered with no fuel and had to go get a fuel can filled up to use the car. I had no idea what I was doing and Danny stood out in the rain helping me get it filled up!
Extremely professional and friendly guy who goes above and beyond to support.

Unlike most property's this one is dog friendly and has plenty of green space on site to walk your dog, if you log any faults at the site in Leeds, Adam and Hayley are very quick to get them resolved for you, the Livingway experience is that they try to make it more like a community rather than just an apartment block which to some exent with the games is good, there have been a few issues on site but they have managed to get them sorted within a good time frame, there are also few policy's I think Livingway might need to Review, but if it was not for Hayley I don't think we would of had such a good experience at Livingway.

Total Time Wasters - Don't Trust Them!
Had a viewing for a property and offered a deposit after the viewing. The representative from Living way said there was no need to place a deposit that day and that someone would call me in the morning to take my deposit. Fast forward to the next day and no one calls me and I ring to find out the apartment has been taken. Absolute joke of a service, terrible communication between their office and viewing/site team and totally wasted my time.

We acknowledge the fast-paced nature of the rental market and strive to provide you with the most accurate and current information during property viewings. To achieve this, we present all available options during viewings to offer a comprehensive perspective.
Regarding the scenario you mentioned, it may seem like there was a communication breakdown between our office and the on-site viewing team. However, this is not the case. The property was secured by another party during the viewing. To ensure that our on-site team is fully engaged in the viewing process, the communication from the office was not detected until after the fact. While one of the properties you viewed became unavailable, there were still other options that remain available for your consideration.
We would like to emphasise that we follow a two-step process, and we would never accept any form of deposit without first conducting a pre-application to ensure that the property matches your criteria.
If you remain interested in exploring other available properties or have any questions, please don't hesitate to contact us directly.

We've recently moved into Roco Liverpool and the team here have been so accomodating and have worked very hard to help our move go smoothly. Danny and Rob have been extremely friendly and have built a very good professional relationship with us thus far, we love having little chats with Danny whenever we see him around. They are just amazing
I had the most amazing experience with Livingway from the beginning right till I moved in. Janine was prompt with her email responses and polite. Adam was so patient and kind in explaining how the things inside the apartment work. I also got the most amazing welcome gift and my apartment is soo stunning. 10/10 experience.❤️

Fantastic staff, just a few teething problems
The main highlight of Livingway in our experience have been the on site staff. They’re all super friendly and helpful, especially Danny who has been an absolute star since we first met him a couple of months ago.
We had a few issues with the rent discount that was offered however this was quickly resolved once we raised it.
The amenities have recently opened after quite a long delay and they are fantastic for the most part. The only real issue we have is that the private cinema was advertised both online and in our viewing as “at no extra cost”. This isn’t the case and it is being charged at £30 per use, with you also having to use your own subscription services to watch anything. When querying this we were told it was due to running costs, though we’re not sure what these could possibly be given the above.
That said, we’ve lived here for around 6 months now and we absolutely love it. The gym is fantastic with almost everything you could need, much more than we expected from an apartment building gym. The rooftop terrace & hot tubs are lovely also, worth noting the hot tubs are soaking style tubs rather than jacuzzis, but this is not an issue for us at all. I’ve not had a chance to use the shared workspace yet but it also looks great.
If I had to be picky, the hallways around the flats could do with a bit of a spruce up as they do feel quite dated, but the apartments themselves are beautiful. The corridor in the hotel area looks fantastic, perhaps this should be carried on throughout the building.
I feel it should be noted that we are aware of other residents who have not had a great experience - but from our side things have been great.

Couldn’t recommend Livingway enough. For a process that is usually gruelling and stressful they alleviated a big part of it. Adam was particularly helpful and available whenever we needed him. He is friendly and always so willing to help-even checked in to ensure the move went well.

Moving in was easy and smooth. Leo, Callum and Hayley all been a good help.
Compared to other properties I’ve moved into this one has been the smoothest, the flat was thoroughly cleaned and team have been nothing but professional.

Not fully accessible by lift
Overall, a good move-in experience, except for the minor issue that my girlfriend and I were told the building had a lift and that the wheelchair accessible would not be a problem, but for our basement room, it was. Luckily we will be moving in a month from now into a flat that is accessible via a lift thanks to their quick response.
