Ive given an 1 star, but a ZERO is more accurate !

Ive given a 1 star, but if I could I would have given them a big fat zero or less ! They have been our management company for almost 2 years and we have had nothing but trouble from day 1. Every complaint made about contractors not doing the work they are paid for is met with the response " they are doing a good job " or "if you have issues please speak to them direct" No ! its not down to me to do your job for you ! Bills are rocketing sky high with little or no consultation with homeowners - putting contracts in place without homeowners knowledge - the list is endless.

When taking them on, they advised " We are the best" "we will listen to your complaints issues and if we find contractors are not doing the work they will be out" - let me tell you this is not the case. They advised "we have an online portal where you can scrutinise your billing and see any documents on your site to get transparency " - not the case. I can see the bill but no backup attached or any documents relating to your development and if you want anything you need to email them for it - what's the point of the portal !

Please please please - anyone thinking about taking them on as your factor, I beg you not to do so - you will have nothing but continuous problems from issues with contractors to staff to management.

Worse decision we every took !

Ifs funny when complaints are made to development "manager" and photos and evidence are produced that they agree with the shoddy workmanship (I have more than enough emails to back this up) and then when they speak to them and come back to us they always side with the contractor. Lets take a situation with gardeners that mutilated some areas, reported to manager, manger took it to contractor, manager and contractors response was "someone must have come onto the site during the night and done it, it wasnt us " an absolute joke for your manager to accept this response. When said manager was questioned on the response all we got was " you need to speak to the contractor yourself " ye this is the people we are dealing with !

Level of Quality - Our contractors should be able to do the work as per the contract and specification that they signed up for, if they cannot do what is expected of them in the time they allocate themselves, then that is their problem not mine or my developments.

Electicity - we have been paying on estimated bills for almost 2 years despite consistantly querying this. told if you want monthly meter readings taken by our manager then it will be additional cost - speaks for itself.

Portal - only and I say only the invoices are showing, their is no backup i.e works orders etc. Their is no development documentation i.e cleaning / gardening specs, letters to homeowners etc development news. This portal is a mirror image of one used by last factor and they had all documents on it. I should not have to email for documents that should be on it and then have to wait 5 working days just for a response. So your portal is not transparent because you only upload what you want to upload.

People, do not let this company pull the wool over your eyes with their repsonses to critisism and reviews. I have read all the reviews posted about them and not once have they admitted that they are in the wrong. We cant all be wrong ! Must be great to be a perfect company !

Despite what they say, my review will always be a -1 more so after the ridiculous reply received.

We note your concerns along with the facts detailed below -
We have reviewed the contractors’ work on many occasions following correspondence from owners. The contractors deliver a level of quality commensurate with the hours they are retained for. With a handful of exceptions, queries were found to have little substance.
All contractors were initially adopted from the previous factor following a competent meeting of owners and a full consultation. We did place an electricity contract at the beginning of March which halved the costs. I’m sorry that you were not consulted.
Landscaping has increased by 5% since our appointment in 2022.
Cleaning has risen 10% since our appointment in 2022.
Lifts: we managed to get the company to fund over £5,500 of capital costs with an owner vote of 23 for and one against. We consider this contract to be value for money.
All contractor invoices are available on the web portal which we believe is highly transparent and free to source. Other documents are available on request!

No transparency, failure to follow own policy.

They refuse to provide you with details around invoices, and insist you go through the complaints procedure - adding needless bureaucracy to what should be a simple exercise

I queried some commons charges invoices, as I wanted more information around why they were part of the charge. Something well within my rights as a customer

3rd August - query sent in. Holding email sent by Park advising this would be reviewed within 7-10 days

22nd August - still no response, email chaser sent

23rd August - hopeless email received, telling me to go through the complaints process

19 wasted days because Park can't decide on their own policy

Ask yourself if this is who you trust with your money??

Their own website promises "our charges are completely transparent and accountable" - not in my experience!

Edit:

Response from Park says it all. Attacking me because they know they're in the wrong. Real mature!

All I want is some proof that invoices charged to the development are correct. They hide and fail to provide backing detail. Says it's all about that company.

I think that this untruthful review is more reflective of you as a person than Park PM as a company.

Rather than pay your charges and fill out a simple request form for copies of documents, you have chosen to go online and post inaccurate and negative reviews about our company.

Park PM are regulated and required to provide access to documents. If you want copies of documents, of course there will be a reasonable charge and a procedure to follow. In these difficult times, it is disappointing that you think we should work for free.

Nothing to see here…

I have called park PM 4 days in a row… Claire refuses to return calls. Bits of wood flying from scaffolding but no one was injured so nothing to see here 🙈 What a joke! Don’t trust these people, I thought it was getting better but they are a joke. Anyone on my estate would agree!

In response -
Park PM did not call me 5 times. They called once but it was by accident - the guy was looking for Audrey??!! I called Tuesday, Wednesday, Thursday and Friday and still no call back. Yes they e-mailed but they would not talk on the phone.

Materials were not secured on the scaffolding and Park PM think it was acceptable to leave it this way over night.

I have now reported to the HSE so will await their response as I believe they will take this seriously. Yes no one was hurt but they could have been and nothing was done about it between 5.30pm and 8am the following morning - this could have been a lot worse but that is not the point

We are sorry you feel you did not receive the speed of service expected however to clarify there was no wood flying from scaffolding as you were made aware of on the next day. Can you please update your review to reflect this fact?

Our out of hours service informed you on Monday night to expect a call back only if there was an update on the situation. The builder, who controls the site, doesn’t work out of hours and therefore we did not call you back that evening as there was nothing further to report. Our team contacted you the following morning informing you that we were investigating.

The following morning the builder provided an explanation of the incident and reassurance of site safety by letter. Park PM issued this letter to all residents, including yourself before close of business the same day.

Over the course of last week, we called you and emailed you on five separate occasions, can you please update your review to reflect this fact? We believe the speed of our response to be as timely as possible however, we acknowledge your feedback.

I have had a property with Park PM for a few year, now.

The comparison with the previous factors is like day and night. They by no means do everything that I ask but they are always courteous and helpful and consider the benefit to all residents rather that just one.
They have had some major issues since taking over and Park PM have handled these with competence and professionalism.
The negative review posted by another does not chime with my experience. I recommend them.

Avoid at all costs!

Avoid at all costs! They are unprofessional, unreliable and expensive. Unfortunately I have a couple of flats which they collect money from me for.

Rude and Unproffessional

Our factors were bought by Park Property Management, and since they took over managing the property we have had many problems. They claim on their website to be totally transparent but our experience has been anything but. We had repairs that needed to be carried out, they got no quotes for the work, just estimated the cost, sent out demands for payment (running into the £1,000's) and six months later absolutely no action had been taken to start the work. Our close went uncleaned for many months which they were repeatedly contacted about, we were variously told the cleaning company had gone bust, another Park employee told us that there was continuity of cleaning and that we would get billed as such. When we notified them of our desire to seek new factors they highlighted their dissapointment at not being able to remedy the outstanding 'safety issues'. If they considered these issues to be of concern to our safety it is rather shocking that they were happy to do nothing for over six months!!!
When phoning Park PM to discuss our bills and arrange to have any money refunded I was shouted down and she seemed completely uninterested in understanding my/our issues or concerns.

UPDATE: Having just read PARKPM's reply I am quite frankly stunned. How many opportunities to address the issues would be reasonable? Countless emails from a number of residents. Two face to face meetings at Park PM offices highlighting all the issues, and now they want to address the problems months after we have left and found a much better factor! Avoid!
