I would like to thank everyone at SBW law for their excellent work, professionalism, kindness and understanding, especially on those occasions when I must have asked what could have been construed as pretty 'silly' questions! At a time when things were very stressful and anxious, I always felt that however busy everyone was, I was always lent a sympathetic ear which was very much appreciated. They are not capable of finding the deposit despite all the evidence provided.

My deposit was not protected!
I needed help to fight for my rights as I had my previous landlord trying to keep my deposit unfairly. My landlord came twice for inspection the property and hadn't find any problem. They even told us that they never had better tenants than us we always paid in time and left the property clean and undamaged. I also took pictures and videos about the state of the property for evidence as I couldn't trust any landlord. Before we moved out we also made sure to clear any bills that we had. Few days after we moved out to our first home that we bought I received an email from tham claiming that we left the property in such state they have to cut our deposit with a ridiculously big amount. I was shocked as they came for expectation twice and had not found any damage. Also they claimed that I left the property and did not give enough notice for them. Which is not true. I told them I'm happy to pay the whole money off rent I am aware that is required by law. But they send me an email telling me no need to pay it just pay the additional days that we stay there instead of paying £50 we had to pay £60. They told me they have tenants coming right away who is the downstairs neighbour's friend. So they don't mind as they going to have new tenants. I also had to show new tenants around the property so I even saw them. But they claimed that I left the property in horrible condition showing photo evidence how I left the property but those photos didn't even watched the property that I rented from them. They claimed that they needed a professional cleaning team and had to pay £2500 for the damaged property that I left. Wish was all a lie! So I contacted with SBW LAW and sent all my videos, pictures, text, and email massages with my landlord. Videos showing how clean and tidy I left the property! Emails confirming that I didn't leave property without notice and the agreement that my landlord told me to pay extra every day if we need to stay more. Also I contacted with their agent who confirmed me that new tenants had moved to the property right away! So the claim that they lost a lot of money is untrue. Initially I only wanted our deposit back as that's just what is fair after not doing any damage on the property but soon SBW LAW called me and emailed me that my landlord had not protected m deposit within the 30 days that was required by law and protected my deposit after about 5 months. So I was able to claim a compensation. SBW LAW was very professional all the way through they informed me and explained to me everything. I am so grateful for them helping me. Very professional team always emailed me back right away. Highly recommend SBW LAW!

SBW Law were quick to send a Surveyor to London to take photos and write a report.

The staff were friendly.

The case took over 5 years to be resolved, mostly due to the Pandemic and lack of response from my Local Council whenever SBW Law contacted them about any of the outstanding issues involved in the case.
It was extremely frustrating, but Local Councils are habitually remiss with communications and admission of liability, as we all know.

Finally we won in Court, and I received the amount I had been expecting, from the start, and repairs are underway.

I have been liaising with Naiomi C., and I would like to express my sincere appreciation for her exceptional support throughout our interactions. Naiomi has been consistently patient, informative, and prompt in addressing all my questions and any inquiries that arose during our discussions.

At this point, I have decided to hold off on proceeding with my claim while I address other employment matters. However, based on the professional and thoughtful approach I have experienced thus far, I will certainly consider reaching out to SBW Law should the need arise in the future.

I recently completed a data breach claim with SBW law, and found their staff helpful and informative throughout. Being the first time I had logged a claim, this was particularly helpful.

Today, we received a letter from them asking 7 times of the deposit because the former tenant thinks that we didnt protect his deposit. We did protect it but even if we didnt't courts can decide 1-3 times of the deposit at max so their abusive and bullying email will not scare us! See you at the court!
