BUYER BEWARE! This property is beautifully marketed online, but the reality was extremely disappointing. The price we paid did not match the experience we received.
From the moment we arrived on July 11, the problems started. We checked in only to find the housekeeping staff still cleaning the home. After traveling, we expected the property to be ready—not still being prepared.
The biggest issue was that the internet never worked for our entire stay. This completely ruined many of the activities we had planned, including family movie night and karaoke night. In today's world, internet isn't a luxury—it's a necessity. As a business owner, I was unable to stay connected with clients, and my children couldn't complete their online college coursework.
The list of broken or non-working amenities kept growing:
- No internet
- Master bathroom tub would not hold water
- Back patio fans did not work
- Upstairs club lighting did not work
- Ping pong table controls did not work
- Star Wars arcade game was out of service
These are amenities that guests are paying for, yet many of them were unusable.
Customer service was just as frustrating. Most emails appeared to be answered by AI with generic responses, and despite multiple phone calls and emails, no maintenance technician ever came to resolve any of the issues. We heard the same promises over and over, but nothing was actually done.
To make matters worse, when we finally decided to forget about the broken amenities and enjoy a relaxing pool day, the lawn maintenance crew arrived, blowing dirt, grass, and debris directly into the pool while creating excessive noise. This should have been completed before guests arrived, not during our family vacation.
This home has great potential and looks beautiful in the photos, but appearances can be deceiving. When you pay premium vacation rental prices, you expect everything to be functional and customer service to respond when problems arise. Unfortunately, that was not our experience.
I cannot recommend this property or the management company based on our stay. Until they properly maintain the home and improve their customer service, future guests should think twice before booking.

We sincerely apologise for any disruption caused by the Wi-Fi concerns raised. After this was reported, a maintenance technician was dispatched to the property and resolved the issue as soon as possible.
With regard to the other maintenance concerns you mentioned, our records show that most of these were not reported until approximately 48 hours before your departure. This limited the opportunity to address everything during your stay, however each item was logged with the property management team and added to their maintenance schedule for assessment.
We also apologise for any inconvenience caused by the housekeeping and landscaping team, however we hope to have your appreciation of the fact that these services do need to be carried out in order to make the home and resort presentable for guests. However, we do apologise that the housekeeping service was not finished upon your arrival.
Please be assured that we will reach out to you directly today in order to resolve this case to your satisfaction. Thank you again for bringing these matters to our attention.

I could write a huge review about what was wrong with this property, Top Villas response and the property management company, Magical Vacation Homes
Bottom line is that I had to waste my time asking them to come and fix issues that they should already have been aware of.
Bins full of rotting garbage
dangerous stair trim
Broken games, basketball, shuffleboard
Filthy furniture
Blocked Sinks and showers not draining correctly
Workman left very sharp edges on the basketball game after he repaired it, children wanted to use it
Wheelchair not delivered as arranged, wasted a day of our vacation
Celebration package arrived late, spoiling what was supposed to be a surprise for our granddaughters' graduation
Why provide a table tennis table and no balls? I found some in the swamp on the other side of the fence and had to retrieve them with a pool net.
No gas in the BBQ, a bit stingy I thought, I got a refill, so I guess the next family did ok.
Lights and ceiling fans that flicker and turn themselves on and off, wiring issue?
Shower door that will not close, maintenance semi fixed this, still not correct.
Pool table was filthy, covered in I do not know what. Am I expected to clean it when I arrive?
Most of the remote controls either had dead batteries or no batteries.
Home in general was tired, and worn out
Not cleaned correctly, very dusty
Some of these issues I addressed with Top Villas and the management company, and they did fix some of them, but I should not be the one doing their inspections for them, especially at $1,000 per day
When I addressed these issues with photos to Top Villas they contacted the management company, who basically did not care. The issues were not escalated enough in my opinion and Top Villas generously (I'm being sarcastic) offered me $100 off my next booking as compensation.
I was not looking for compensation; I was looking for an explanation and reassurance that if we used Top Villas again that we would not have the same issues. This was not given to me so we will never use them again. They are too expensive to take the risk.
The problem is, in Florida they have more than enough new business, so they really do not care about their customers. They apologized via email several times, but I feel it was just a hollow gesture.

Our original rental was cancelled 7 days out from our checkin date. We were offered a unit that clearly was an emergency unit and was clearly not checked out properly. We had two toliets that did not work and one was not in service for over 24 hours. We had 11 TVs in the house and only 1 worked for the first 4 days we were there. There were many broken shelves in the refrigerators. There were loose bricks along the pool which would come out when the kids would touch them. (very danagerous!!)
We addressed our concerns with the most unempathic management I have ever come across.
We were told that someone from higher management would call before we checked out of unit to discuss concerns but we have not had a call back as of yet.
I would NEVER rent or recommend Top Villas for a rental .
