Pyramid scheme
My wife has a heart of gold and I should've known not to let her get her hopes up. We go in and they kept us in their for nearly 4 hrs! We were there for my birthday and of course offered discounted tickets, strike 1. We get to the resort and from right then on it was nothing but pressure, strike 2. They did everything and anything to try and get us to buy and they managed to get my wife. We couldn't afford it anymore and they did a modification on timeshare. They lowered the cost and monthly pay and and let us go. I just found out almost 3 years later of not paying, that I have 2 timeshares so they made me buy another. The guy today said for me to cancel the first 2 I had to buy another one and pay on that so almost $5k just to not get out of a timeshare. DON'T GO WITH THESE PEOPLE!

When we returned home, as new Members of Westgate Resorts, we booked our first trip. As soon as we secured dates, we were met with a barrage of phone calls offering gifts to attend another presentation. It was in this second meeting that we were told that
to stay once a year, we would need to purchase a larger unit for a couple hundred dollars more a month. In October, we were notified of a dramatic increase in the HOA fee to over $1,400 per year, with additional changes to our mortgage payment pending a new
interest rate. Since then, we have experienced a series of personal and financial hardships, including the illness and subsequent passing of my mother, as well as ongoing care responsibilities for my 94-year-old father who is an Army veteran. When we contacted
Westgate Resorts and asked if the timeshare could be taken back, we were told this was not possible and were advised to hire a realtor to sell it, but that was an option we couldn’t afford. Eventually, we were offered a change back to the original contract,
which we reluctantly accepted due to the lack of alternatives. Unfortunately, it is not enough. We are no longer able to bear the financial burden that this timeshare has placed on our lives, and we pray that Westgate Resorts relieve us of this ongoing obligation.

My wife and I were simply here to enjoy our 1 year wedding anniversary and we were “advised” to attend a presentation regarding the history of the property and that it was basically required. We were told about the perks of attending the event but were not told about it being a time share presentation. And not only being told it would be 90 minutes of our time, instead being double that and being pressured into doing something we already said no to. Westgate might never see our business again after this weekend.
Disappointing Experience with Erica Simas – Beware the High-Pressure Sales Tactics
We recently toured Westgate in Orlando and were initially impressed. Erica Simas was pleasant when we arrived, gave us a tour of the property, and we expressed genuine interest. However, once it became clear we weren’t ready to buy that day, the tone of the visit changed drastically.
We were kept there for over **three hours**, subjected to relentless pressure from the sales director, despite expressing multiple times that we had a hard stop and needed to leave to care for our dogs. Erica even told us to *“just leave them where they are”* because this was *“the deal of a lifetime.”* That was the final straw.
We left feeling frustrated and disrespected. Erica didn’t even say goodbye—she stormed off to attend to another prospect. The entire experience left a very negative impression.
My husband and I were left shocked.
**If you're considering a visit, be aware: once you say “no,” the professionalism quickly fades.** This is not how a respectful sales process should work!
RUN AWAY!
RUN! They will cost you TONS of money AND your sanity. Don't fall for the sales people. They ARE TRAINED TO SELL and will tell you anything just to make a sale.
Westgate is a scam!
The stress of the mounting costs associated with Westgate Resorts joke of a timeshare has taken a significant toll on my wife’s health over the past 3-4 years. We were never given options beyond "in-house" financing for 10 years; were falsely told we could write off payments on our taxes and were misled about the inheritance obligations our children would face. We have stayed at multiple properties including Westgate Lakes Resort in Orlando, Westgate Branson Lakes Resort, Westgate Smokey Mountains Resort, and Westgate Painted Mountain Resort in Mesa, Arizona, and none have lived up to the promises made during sales presentations. The fiscal impact has been overwhelming. Our maintenance fees have increased from $300-$400 per year to approximately $1,700 for 2025. When combining mortgage payments, down payments, maintenance fees, room deposits, transfer fees, and various other charges, we have spent well over $50,000 on this timeshare. For this substantial investment, we have enjoyed only four vacations totaling 28 nights – amounting to $1,800 per night. This stands in stark contrast to their salespeople's repeated claims that ownership with Westgate is "significantly more cost effective than traditional travel." The properties themselves have been disappointing, requiring deep cleaning before each stay. When using the Westgate travel program, we discovered the hotels were not as pictured – they were run down and dirty, just like every room we have stayed in at these resorts. We have faced constant difficulty booking at our preferred locations, particularly during holiday periods. Most troubling is our discovery that these supposedly "exclusive" owner resorts are being advertised to the public on third-party travel sites for a fraction of what we are paying. This explains the difficulty in securing reservations and finding parking during our stays – a complete contradiction to the exclusive ownership experience Westgate salespeople promised.
First time booking with Westgate…
First time booking with Westgate (Branson Lakes) - I had to change my reservation last minute. I knew there was no hope- but decided to give it a try. I had Joel on the phone and he was so pleasant and kind and got the reservation changed. In terms of customer service - it was great! I have not stayed at the property yet, but will update the review when I return.

My experience with Westgate Resort in Las Vegas was nothing short of a financial nightmare. What was promised as a "two-hour presentation" with complimentary breakfast turned into a five-hour pressure cooker where multiple salespeople tag-teamed me until I finally caved. Their representative Theresa used every trick in the book—false urgency, misrepresenting the timeshare as an "investment," and promising rental income that never materialized.
The financial deception was staggering. They conveniently "forgot" to mention the full scope of maintenance fees, booking charges, and other hidden costs. They even had the audacity to claim tax benefits that don't exist! Most egregiously, they never informed me of my legal right to cancel within the rescission period. Since signing, I've paid $5,000 toward a property I've never been able to use. Their booking system is a technical disaster—the app barely functions, and mysteriously, every date I've tried to book has been unavailable or inconvenient.
Their false claims about "10 different exit strategies" turned out to be complete fabrications. The only way out? Find someone else to take over this financial burden—good luck with that! Save yourself thousands of dollars and countless headaches.
Westgate isn't selling vacation experiences; they're selling regret at premium prices.

If I could give zero stars, I would. Westgate completely destroyed my credit. They gave false "facts" when selling us a timeshare. I would STRONGLY advise against doing any sort of business with them. I've had my timeshare with them for 7 years & my principle balance barely made a dent (even though I was paying nearly $600/month). Asked them what my options were to avoid foreclosure & they didn't have any to offer. Complete BS.
NOT ACCESSIBLE FOR THE DISABLED!!!
I arrived at this Resort on April 15th I have been calling several weeks to make sure that they have the accessible room with a roll in shower because I'm traveling with my disabled daughter who's 27 years old. When I got to the resort I said is this room accessible it has a rolling shower yes yes we've got everything we're putting in one of our new Resorts I got to the room there was no shower chair and there was no bench my child is 27 years old and weighs about115# I weigh 115 lb my daughter cannot stand. I called the front desk and I said I need shower chair because you don't have a bench. I was told that they no longer supply that and there's no way they can supply that. So I had to give my child a shower without the necessary support we both needed. I've got major back pain from this horrible treatment. I'm right now in the doctor's office because I am suffering from severe back pain from trying to stand my child up and showering her all by myself this is the worst experience that I've ever had with any resorts I've been traveling with my child for over 25 years and never ever visited a timeshare or a resort that did not have a rolling shower with a bench or offered me a shower chair I am letting anyone who has a disabled person in their party do not ever stay here it's horrible and the people are not nice.

My experience with Westgate was a nightmare disguised as a “vacation invitation.” It all started when my boyfriend and I were on vacation in Orlando. As we were leaving one of the theme parks, a man offered us a “day pass” to visit Westgate’s resort. He promised transportation from our hotel, a buffet breakfast (which ended up being worse than a cheap 7-Eleven combo), and $110 in cash just for attending. None of that turned out to be true.
What followed was hours of manipulative sales tactics. We were greeted by a salesman who was very friendly at first—but it was clear his mission was to pressure us into signing a contract. He asked us personal questions about our income and travel spending, just to figure out how much they could squeeze from us. He then showed us old, run-down facilities while pretending it was a luxury resort. He sold us the idea that we’d get a 7-day stay in Orlando every year, and access to 5-star hotels around the world through Interval International for $400–$500 per stay.
The reality? Completely different. Three months later, when I tried to use this so-called “exclusive benefit” with Interval, every search returned prices over $1,200 per week. I searched in low season, across multiple dates and destinations, and never found what was promised. It was all a carefully constructed lie to get us to sign.
Five months later, I tried to cancel the contract. I called and emailed them with evidence that what they sold us didn’t exist. They took weeks to reply, and when they did, they told me that this was “not a valid reason” to cancel. Are you kidding me? I was scammed and that’s not enough.
They passed my case from one department to another with no real solution. A month later, I received a notification simply stating the contract couldn’t be canceled—with no explanation as to why I couldn’t find any of the properties they had promised.
Where is the logic? Where is the ethics? Westgate sells a product that doesn’t deliver on what’s promised and then washes their hands of any responsibility. They abuse people’s trust and use aggressive, misleading tactics to trap families into long-term debt.
I’m still paying for something I don’t want, that doesn’t match what was sold, and that I’ll never use. I’m desperately trying to get out without hiring a lawyer—but Westgate’s lack of accountability makes it nearly impossible.
If you’re reading this because someone offered, you a “package” — run. It’s a scam disguised as a vacation investment.
No benefits. No support. Just debt, frustration, and lies.

I hate these company .The folks that work for them does not care about you or anything they only care about the commission they will get for signing you in so run with your life. We were almost forced to buy one and I did, the next day my woman did some research and said we have to cancel so I reached out to them they were so rude, unprofessional, yelling on the phone that we wasted their time. Guess what, they stopped picking our calls, replying to our emails and messages not knowing they were buying time so that the 10 days trying period will lapse and I'll be stuck with timeshare.
Our closing officer name is Nicole Sims she was the worst.. remember this lady told me she's the only one that can cancel my timeshare that I have nothing to worry about not knowing she was buying time. She ignored all my communication and then sent me one stupid empty email on Friday night telling me to read my contract, meanwhile my 10 days trying period will end on Monday so I literally had no time to do anything she waited for 8 days to reply to my email because she wanted the trying period to end so I'll be stuck with the contract not knowing I have already read the contract and it says the only way I could cancel within the 10 days trying period was by in person or send a letter which I sent letter days ago.
Note: They will not mention to you that you have 10 days trying period if you don't want to continue you will cancel and get full refund. Luckily, I read it and was able to send them cancellation letter that was the only thing that saved me. Run from this folks it's a rip off making someone else rich while you get so little in return. Timeshare does not worth it

Had a time share tour everything was good until my wife and I decided not to get the time share. The representatives were very pushy and try to bully my wife to agree to the time share. When we gave a definite no the two employees salesman whatever there called got mad and walked away. They tried with another employee and still couldn’t take no for an answer. They were very disrespectful to my wife. We will never have anything to do with this hotel.
Not worth the money at WESTGATE resort.
We stay here often and this is the 3 rd time at this resort in Orlando, Fl. We are currently staying in Bldg 5000 on the 18th floor. We had problems with the room from the beginning, whe we arrived and found the kitchen counter, dining table and bathroom dirty, with poop marks on the bathroom door and hair on the kitchen counters and floor, Also, the tub had not been cleaned. I notified the on Duty Manager, who was a real rude idiot,who refused to send us up towels,and address the roll out bed uncomfortable Crappy bed, and replace the mattress . This is “Supposedly” a 5 Star resort with 1 Star staff, with mostly rude and poorly trained staff, who Do Not Provide 5 Star service.! Far from this, and as a matter of fact the staff go out of their way to make your experience miserable.I will also report my experience with the Better Business Bureau, and State Attorney Generals office .This place lies to customers and isn’t even a 2 star resort . Until they address the lack of customer service and dirty rooms, this place will Never be a 5 star resort . Thank you Sincerely
Our legal right to rescind a Westgate Contract
We exercised our legal right to rescind a Westgate Resorts contract within the 10-day rescission period as outlined in Exhibit 1, Public Disclosures #4, only to be ignored in full. So, we brought it to the attention of their CEO, as our initial cancellation attempt sent to Westgate on March 3, 2025, has gone unanswered. Our decision to cancel stems from a significant change in our financial circumstances that occurred just three days after the purchase, on February 23, 2025. As retirees living on Social Security—I am 70 years old, and my husband is 66—we recently assumed financial responsibility for our daughter and grandson. This unexpected obligation makes it impossible to sustain the additional debt and ongoing maintenance fees tied to this timeshare. Keeping it is not an option for us. Upon receiving the contract on March 2, 2025, we discovered Exhibit 1 Public Disclosures #4 – “You may cancel contract without any penalty or obligation withing ten (10) calendar days after the date you sign this contract or THE DATE ON WHICH YOU RECEIVE THE LAST DATE OF ALL DOCUMENTS REQUIRED TO BE GIVEN TO YOU PURSUANT TO SECTION 721.07 (6), FLORIDA STATUTES, WHICHEVER IS LATER.” Acting promptly, we sent a cancellation letter to Westgate on March 3, 2025, well within this 10-day window from receipt of the documents. The delayed delivery, the rushed signing process, undisclosed fees, and our dire financial situation reinforce our legal and moral grounds for cancellation. We fear that we might have to seek out a lawyer if they continue to ignore us and their legal obligations.
Please no one ever buy a time share…
Please no one ever buy a time share with westgate it is a scam. If you buy one it is almost impossible to get rid of even if you try and sell for $1.00 if you pay it off you have to pay maintance fees forever and they will go up every year.
Horrible customer service
Horrible customer service. I would never stay there unless I had to. Beyond shady. Stephanie in customer service is horrible. About as helpful as a broken stick. Changing rates on a convention customer after paid in full. Total money grab. Deceptive trade at its finest!!
I did not do my due diligence
I did not do my due diligence. When offered this opportunity at the NY Travel Show I specifically asked if this was a time share offer. The representative said no. Only to find out once I got here and was stuck in a presentation for 5 1/2 hours and purchased out of sheer exhaustion! Thank goodness for the cancellation policy!! I can't get this certified letter to them fast enough.

This place is a big Scam. Basically the manager at the end was pushy and was pissy. Basically we were promised breakfasts with out half price hotel stay. And it was on their website but they claimed they didn’t know anything about free breakfasts. They lied about free gifts regardless whether we buy or not. It took three hours for a presentation instead of the promised 90 minutes. It wasn’t worth the free promises to sit that long. Never again. I would recommend to ANYONE.
