I have been suffering from this company's mismanagement in our block of flats for years. Avoid at all costs.

I have been using AM for a number of years and I have only been impressed by the company's professionalism and diligence. Matthew, Ethan, and Spencer are very responsive and personable. They provide excellent service and appear to genuinely care about my property. I am in the process of moving all my management over to AM.

AM Surveying & Block Management are an incredibly forward thinking, tech driven organisation. Their strong focus on building long term, mutually beneficial client relationships is a breath of fresh air.

Shocking service!! I have had no water in my building several times, and the AMSBM have consistently been slow and unhelpful with regards to my requests! Their emergency out of hours number is regularly unmanned, and it is very difficult to get a hold of them. The very few times I have got a hold of them, every single staff member I have spoken to has been rude, disengaged and unbothered. Appalling customer service and lack of urgency!

As one of the Board of Directors for the development where I live, I would highly recommend AM Surveying and Block Management. A few years ago we approached Matthew Mackintosh to provide a quotation to manage the development. At that time the vote was to use someone else. We had 2 years of very poor service with no monthly site visits and checks, and the constant need for voluntary Directors to do the work we retained others to do.
In April 23 we changed agent and decided to 'give AM a try'. As a Board we were tired and busy and we needed to hand over to a proactive professional team.
Matthew and our nominated Property Manager Ethan, and Nina have stepped up and taken a big weight off of our shoulders. Our development is large and complicated. They have hit the ground running and are on the ball in dealing with some complicated issues.
All praise to a well managed team who have heart, and enjoy the professional work that they do.
We look forward to working with AM in the years to come.

Very professional service and extremely quick to respond to any queries. I have been very impressed with Savannah especially. Thank you for an amazing service. I have had a fair bit of bad experience with management companies previously, but AM Surveying and Block Management are on a different level. I wouldn't hesitate to recommend them to any landlord looking to appoint a management company.

I have dealt with half a dozen or more Residential Block Managing Agents, some in the capacity as a Director / Chairperson. In my personal opinion, AM Surveying and Block Management has provided the worse overall service by a country mile.

AMS Block Management were appointed as managing agent of our block of apartments some three months ago and in this very short period they have achieved so much. Their attention to detail must be mentioned as it is excellent. Their staff are courteous, charming and highly professional. We are so grateful that they were introduced to us.

As a director of the company set up for leaseholders of a shared freehold of a small block of 6 flats, I am very happy to recommend AMSBM as managing agents. Their experience and expertise is always apparent in my dealings with this company. AMSBM has invariably acted in a professional manner, they are reliable, honest, knowledgeable and polite. I had a meeting with Ethan Barraclough on 19.1.2023 which was both rewarding and very informative - all of the topics in question were dealt with in a pleasant manner, showing both politeness and expertise. I have no hesitation in recommending this organisation.

I have had my fingers burnt with some terrible block management firms. AMSBM came as a recommendation and so I thought I’d give them a shot. I’m so glad I did. They have been simply fantastic at helping us sort out our building. It wasn’t just the onboarding that was responsive and easy, but arranging of essential maintenance, ongoing cleaning/gardening and also securing significant funds from another leasehold who was in arrears. I’ve since moved another property under their management.
I know it’s hard to find good service providers in this industry, but I couldn’t be happier. I also never bother leaving reviews but the team at AMSBM deserve it. (Shout out to our property Mgr, Ethan!)

Slow and unhelpful. Caused damages to flat and haven't fixed or help fix it for 3 months

I am a landlord and so far, I've found this company to be excellent on communication and very proactive in getting things done. Ethan is in charge of our property and he has been excellent since Day 1. We have had very poor service from previous companies in the past so it makes a welcome change to have a company that know what they are doing and keep you informed. Long may it continue!

Our apartment block has some significant challenges, which AM have taken in their stride and upon appointment, they immediately made positive adjustments to our service charge fees. We have had some issues with changes in property manager, but have now been assigned a very efficient and determined manager who is assisting us very well in getting some of our many issues resolved.

Extremely poor communication.

Non-existent customer service.

Overly expensive maintenance/contractor fees. It has been much cheaper and more efficient for me myself, as a tenant, to privately engage contractors to complete urgent works.

They put up a sign in the communal areas saying for tenants to contact them with maintenance issues but when I flagged an urgent issue to them they said I need to report it to the landlord. Really poor communication that doesn’t reflect well on their efficiency.

Urgent security issues (such as the front door to the building being stuck open) not being addressed for over 2 weeks.

Waste of time and money. I am a tenant so I do not pay their fees but I am basing my feedback on what I know their fees to be, the service they deliver for those fees, and my own experience of management companies and what they charge.

Avoid at all costs.

As a supplier to AMS&BM and as an ex block manager, I know how hard the team are working at putting in place robust operational procedures to ultimately benefit owners and occupiers in the developments/buildings they manage. There's a lot that goes on behind the scenes that block managers do to protect the vlaue of lessees invesments and occupier safety. AMS&BM have a strong vision and moral compass. This is a personal review based on my dealings with senior management.

We have several leaks in our flat for multiple years and AMSBM has been unable to solve them. Our flat has suffered severe damages to the walls and ceiling and in occasions we even had rain coming through. These leaks have persisted several times right after AMSBM investigations and supposed fixes. As a result, our flat has been in a damaged state for several years with no solution in sight.

As a client of AM Surveying & Block Management, I can see that Block Management is a difficult job so I appreciate that the staff at AM Surveying always remain polite and helpful. They are also very knowledgeable and can be relied upon to make sound decisions. It is very reassuring to work with a team you know you can rely upon. I would not hesitate to recommend their services to other Landlords.

After five horrible years, new directors terminated the maintenance contract with AMBSM. Several of us residents at Waldershare House got together and cracked open the champagne. We hope never to have to deal with them again.

If you are thinking of employing AM Surveying & Block Management I would seriously reconsider. If they are already your Managing Agent, I feel for you. I have endured 4 years of incompetence, arrogance and lack of client care. The ineptitude of their management, the surveyor and the supposed client service team was staggering.

Unfortunately, I discussed this with several other tenants and owners in the block and they had all suffered the same problems. I cannot wait to sell my flat and get away from this expensive block management service.
