I have just sold a property through Butler and Stag, and the whole team have been professional, attentive, and conscientious from the outset.

David, who managed my sale, was brilliant. His knowledge of the property market, combined with his positive attitude and perseverance, was second to none. He was always available to take a call and responded to emails promptly, which made the whole process feel smooth and well-managed.

I would definitely recommend Butler and Stag as an estate agent.

I sold my property through B&S recently and it was not without it's hiccups. Our first buyer decided she didn't want it the day we were due to exchange. Idiot.

Thankfully, the team at Butler & Stag, Bow put it straight back up on the market and we were able to find a new sensible buyer within 4 weeks. During this period I chose to change the price as well as the sales tactic and Rob, Bradley, Oliver and the team listened to my reasoning and took it onboard. No pressure to do what they wanted or lower the price for a quick sale.

Having dealt with a number of different estate agents for our onward purchase, I can confidently say B&S are in the very top bracket of EAs I have dealt with (separate 1 star review for Bairstow Eves incoming).

Big thanks to Martine, my incredible sales progressor who was patient, communicative and understanding throughout, even when I was perhaps a bit short due to the stress of everything.

Selling your property is never easy, and I'm not gonna pretend this wasn't stressful, but if I had to do it all again tomorrow I would do so with B&S.

I recently purchased a property from Butler Stag. This estate agent keeps you informed throughout the process. Ellie was particularly helpful accommodating my many requests to go back to see the purchase I bought.

I recently chose Butler & Stag to find a tenant for my flat and manage the tenancy. I felt that their evaluation of the market and suggested rental price was more realistic than other agents, which meant that the lettings team secured a tenant for the flat very quickly, and their management fees are very competitive. So far my experiences with the management team looking after my property have been very positive - a direct line to someone who picks up, and communication has been responsive and reliable. It has only been one month of the tenancy, but so far, so good.

They’re such a friendly, approachable, professional team. They treat you like a friend rather than mere client and remember you and they always call you back if the person you would like to speak with is not available.
Svetlana in Sales handled many of the viewings and was very helpful and I never doubted her commitment to achieve the best price.
Once the prospective buyer was found and Conveyancing began, B&S passed it over to their Sales Progressor Martine to coordinate between the different parties involved to complete the sale. Martine was brilliant, playing a major role in progress the sale to completion. She’s empathetic, highly professional, communicative, articulate, cool headed and calming, alleviating much of the stress and anxieties that comes with the conveyancing phase. I’ve bought and sold various properties but never had a bespoke Sales Progressor like Martine. She’s a real asset to B&S and I would thoroughly recommend them.

I have used Butler & Stag for over 6 years, their service is second to none, I wouldn’t consider using any one else to manage my property. Thank you Butler & Stag for your stellar service.

I’ve recently sold a flat through Butler and Stag and the process was smooth from start to finish.. they had quite a few people viewing on the first weekend of marketing which quickly led to an offer.. Martine, their sales progressor then took over and was great at ensuring the process moved smoothly to a prompt completion… I’ve sold a few before and this was one of the best experiences I’ve had.. highly recommend!

I cannot thank Butler and Stag enough for the help in securing my first house with my wife. Tony was excellent in securing us early viewings to properties not yet on the market. He knew exactly what we wanted and found it, then despite the property being put up with a second agent, he still managed to secure us the deal. Once the offer was agreed, I was introduced to Helga, who made the whole sale process as smooth as possible. She was contactable at all times and was able to liaise with the sellers to ensure any queries we had were fully answered.

I would highly recommend this estate agents to anyone, they have some fantastic staff who are willing to go the extra mile to get you what you are looking for.

The Team at Butler & Stag are amazing .I would like to make a special mention for Simon Harrington who was excellent right from the start with the setting up of the letting for the new tenants and explaining all relevant details and has been very helpful when we had to move items out of the flat . I would also like to complement Lauren Turvey who has been very understanding and extremely helpful and kind in the way she responds and offers options for help with any tenant related matter or any repairs that need to be carried out . She goes the extra mile along with Simon to help with solutions as recently she arranged for some personal items to be collected from the flat and then Simon helped me with loading my car from the office . I would also like to thank Ms Rodrigues for coordinating the lettings process . I would also like to thank Mr Freddie Knight for helping with the flat inspection during the letting process .

Fantastic stage agents very professional and reasonable

I was appalled to learn how Butler & Stag handled a tenancy involving tenants I know personally. Their treatment reflects not only a serious lapse in professional standards but also damages the reputation of landlords more broadly.

Approximately six months ago, the tenants were contacted by the agency and told—on behalf of the landlord—that the property was to be sold and they would need to vacate within six months. Acting promptly and in good faith, they secured alternative accommodation, paid a new deposit, and arranged to move out—all at considerable personal and financial cost.

Now, the landlord appears to be reversing that decision and attempting to enforce the original notice period. This is not only deeply unethical—it borders on misrepresentation, breach of contract, and a serious failure of duty of care by the letting agent involved.

No written confirmation was ever provided following the initial instruction, which raises questions about the agency’s accountability and internal processes. For those considering using Butler & Stag—either as a landlord or tenant—I would urge caution. Basic professionalism and clarity in communication should never be optional.

As a first time buyer with a shared ownership, it’s a stressful process. However Martine held my hand through the entire process and was always there to support me! They are a fantastic team too. Really well organised and professional. I couldn’t have done it without her support and guidance.

Excellent personal service and dedication from the Buckhurst Hill branch team . Leah , George and Helga went above and beyond to make my house purchase as smooth and less stressful as possible. They are all extremely well trained , professional and offer a genuine care in their job and representation of this company.

Our buying process took a while but the people at Butler and Stag were incredibly helpful, patient and friendly throughout. David managed the viewing process and agreement with the seller. He was not at all pushy, very informative and afterwards always willing to do further viewings (e.g. when we needed to take measurements etc). Helga managed the after bid agreement process and was massively supportive in coordinating the seller, their lawyers and hackney council to move the deal forward. Thanks to her hard work we managed to exchange and complete before the stamp duty changes, so we are very grateful for her going the extra mile and being very patient throughout. They topped it all off with a bottle of bubbly as we picked up the keys. Really happy with our new flat and Butler and Stag's support in getting in! Thank you guys
