Failed to follow heat pump installation instructions.

Cushman and Wakefield have a few very good tradies who go above and beyond to help, but they are outnumbered by people who make mistakes that cost you time and money and an operating model that tries to make you pay for their mistakes. I was one of the residential customers who transitioned via the acquisition of Smith Brothers, and it definitely felt like their goal was to get rid of us because we pay more attention to the invoices than the big corporates do. We had a year-long saga over a hot water service replacement that resulted in many visits, unit failures and replacements, temporary hot water units and warranty calls only to find out that they hadn't followed the installation guide (had connected a heat pump to a J Tarrif, and hadn't installed an isolation switch as required per code). When I asked them to fix it, they said they would charge me as they were "only replacing like for like". Absolutely unacceptable, especially given that the service they replaced was not a heat pump.

Horrible Company

They took over my apartment complex management and are completely screwing over tenants. They raised to the rent to the maximum and will not turn on the AC even though it's over 90 degrees outside. They claim that they can't turn it on until May 1st when previous management turned it on in April when it got to 90 degrees. They are cheap and don't care about tenant's well being. Absolutely horrible company, I hope to never live in another building managed by them again. They are negligent and DON'T CARE.

Review of Home (98th Avenue…

Review of Home (98th Avenue Apartments), Bothell, WA (18307 98th Ave NE)

We have been living here for one year. I’ll start with the pros, then the cons.

Pros

1. The building is not old and still looks fresh both inside and out.
2. The neighborhood is generally nice: there’s a creek/river nearby, a bike trail, and parks. Overall it feels calm and relatively safe.
3. The local school is good—our child(ren) enjoy going there.
4. Convenient location with quick access to I-405.
5. The apartment has relatively new appliances, decent finishes and furniture, large windows, high ceilings, and large storage closets—you can fit a lot of things.
6. Amenities: a two-level parking garage, two bike storage areas, a solid conference room, and rooftop access with furniture and a barbecue area.

Cons

1. Poor sound insulation, even on the top floor. Impact noises through walls and floors carry very clearly. In the one-bedroom layouts (we live in Unit 612), the sliding doors are especially loud—when they move, the noise carries throughout the unit. I can only imagine how much worse it is for residents below the 6th floor.
You can also clearly hear the washer and dryer. The bathtub/shower surround is a hollow plastic installation, so dropping anything in the bathroom is extremely loud.
We specifically chose the top floor to avoid noise from upstairs neighbors, but that didn’t work because rooftop access is open 24/7, and we regularly deal with noise from above. In strong wind, the rooftop furniture shifts and sometimes falls, creating very loud banging and impact noise.

2. The no-smoking policy is not enforced. We repeatedly notice tobacco and marijuana smoke odors and end up keeping windows and doors closed. We have not seen meaningful enforcement or accountability.

3. Being pet-friendly also creates issues: dogs bark and howl at night, and common areas can have dirt and pet hair. In addition, we have repeatedly encountered a dog in the hallways that behaved aggressively and lunged at people—this is a safety concern.

4. The unit gets very hot in spring and summer. You will likely need to install a portable A/C; the building’s ventilation is not enough to keep the apartment comfortable.

5. The gym technically exists, but it is small and under-equipped—limited space, limited machines, and not enough equipment for consistent training.

6. Management (Emma) has been a major disappointment.

* Before we moved in, we were told rooftop access would be automatically locked after 10:00 PM. That turned out to be false, and despite repeated complaints from multiple residents, the issue has not been resolved.
* We were also told this is a strict non-smoking community, but in reality people smoke (including marijuana) and there is no effective enforcement.
* We were assured the community would be quiet and reasonable. Instead, we had a neighbor who repeatedly slammed his head into the wall (during the day and at night), causing sharp impact noise. Management only reacted after residents submitted a collective complaint, and even then it felt reluctant.
* We contacted management many times, both verbally and by email—not only us, but other residents as well. Instead of addressing the core problems, we received a direct threat: management could refuse to renew our lease, and Emma also told us to “move out voluntarily” because we continue to complain.

Bottom line: Over one year, we have seen recurring issues and a lack of effective management action. Key problems (noise/rooftop access/smoking) remain unresolved despite repeated resident complaints, and management’s approach has shifted toward pressuring tenants who insist on basic enforcement of the rules.

🔹 Title:Unresolved Vehicle Damage in Managed Garage – Poor Accountability

🔹 Complaint:

I am an employee of a tenant company at 1720 SAIC Drive, McLean, VA, in a building owned by The Meridian Group and managed by Cushman & Wakefield, with Colonial Parking operating the garage.

In October 2025, my car was damaged in a hit-and-run incident inside the building’s garage. I immediately filed a police report and submitted all documentation, including my $2,500 insurance deductible, to Cushman & Wakefield and TMG.

Despite multiple emails, follow-ups, and direct contacts with property managers and garage operators, no one has taken responsibility, reimbursed me, or offered assistance. I am disappointed by the lack of accountability from Cushman & Wakefield in managing a property where tenants and employees rely on safe and monitored parking.

This public review reflects poor responsiveness and oversight, and I am pursuing official complaints to the Virginia Attorney General, DPOR, and BBB.

I wish zero stars was an option

I wish zero stars was an option. 1 star is giving them too much credit. I live in Cypress Bay in Palm Bay. I've been here for five months. Prior to moving in, they didn't share management was changing. And since, amenities fees we pay monthly for work that doesn't get done. It's been five months and they still can't resolve landscaping and lawn maintenance issues. After four months, they finally figured out how to fix the entry gate issues. If you come home after 7pm, you literally had to drive up and over the sidewalk to access. Their property manager, Diana is useless. Her robotic responses are just enough to make sure they don't have to do anything for another few weeks. Their area manager, Jospeh has no clue and is all words. Zero action. After finally getting in touch with him (after 72 emails over four months, btw) he made multiple promises that were not kept. Duplicate fees, $8/month to review an email telling me what my rent is? Two trash fees, two sewer fees. Multiple items that were promised before move-in that have yet to be done. Each and every time we reach out and there is no response. SEVENTY-TWO emails sent and only three have been responded to. Oh, 18 residents within the last two months have moved out and their leases were not up. Certified letters sent with no response. DO NOT RENT from Cushman & Wakefield, at any of their properties. Can't imagine why they have received so many bad reviews...

If you are planning to get a job here , be aware that four family members are working together and it will alaways be a conflict , read more about them before you apply for a job

This is the WORST company to rent an…

This is the WORST company to rent an office. They are rude, slow, unhelpful, and COMPLETELY disorganized. They charged me for unwarrented repairs when I left the building. They were WHOLELY unhelpful when I tried to sublet. Every step of the way they were terrible to deal with. Don't just walk away - RUN.

San Diego region

San Diego region. No receptionist to pick up the phone for an inquiry and have left three different voicemails. If I were the landlord and hired these people, I would be be livid after finding out I had an interested party for a commercial unit but absolutely no one responded to the inquiry or no staff to answer the phone on three different occasions. Pathetic.

This is thee worst place I've ever lived. Michelle Severns sent a check for security deposit. Not only was the check late it couldn't be cashed due to NSF. NO ACCOUNTABILITY. SHE REFUSED TO CORRECT HER MISTAKE. THEN HAS AN ATTY SEND A CEASE AND DESIST LETTER.......WHILE THIS COMPANY IS UNDER FEDERAL INVESTIGATION FOR MISAPPROPRIATION OF FUNDS. THEY TREAT DISABLED TENANTS HORRIBLY. SENT THAT LETTER TO INTIMIDATE ME. AHT AHT....I AM A WOMAN OF GOD!! Never lease with them !!

Never lease with them !!! In February they put an eviction notice on my door although everything was paid and full on time, when you try to call no one responds. So we drove to the office and they said sorry that was a mistake and was trying to over charge me. When I pointed it out the lady said good catch. Now I put in a service request on 4/27 in regards to my ac leaking and pipes under the sink spraying water. There was no response so I tried contacting you all on Thursdays 5/2 in reference to the leaks. I was put on hold for over an hour and no one ever came back to the phone. I then called again on Sunday 5/5 because we still hadn’t received a response and spoke with “emergency maintenance “ and was told although it is an emergency and water was coming out from the vent and ceiling that someone would come on Monday and to turn off the AC despite the home being hot. So we did as we were told. Someone shows up on Monday and since the AC wasn’t running he was unable to see the leak but we did show him proof of the leak from the damage in the bathroom. The man then said he would go to another house and come back unfortunately he never returned. Now today 5/7 when the ceiling is falling and there is a bubble with water dripping I call again to “emergency maintenance” who says they will look into the issue. Shortly after that I get a call from the number +1 (469) 864-8488 it was a man asking if I put in an “emergency maintenance “ request. I responded yes and began to explain the issue. He proceeded to asked me if my husband was home which has nothing to do with the situation. When I asked him who he worked for he took one minute to figure out the name of the company he works for. He then proceeded to tell me to turn off the AC and I asked him was he on his way to my house and his response was no I will come tomorrow. The temperature outside was 91 degrees which is a health hazard to be in a home with no AC. I called back and got the person from the 3rd party who told me nothing could be done cushman will come fix the problem when they want. How is this emergency maintenance but no one comes to solve the issue ? Who is running this company ? Why is it so hard for paying residents to get a hold of someone? This is insane, ridiculous, inhumane and the list goes on. We pay way too much money in rent to receive this type of treatment and the nerve to raise the rent with poor property management.

I was told as a young woman that people…

I was told as a young woman that people working here felt uncomfortable with me wearing a hijab. The same manager mentioned because people felt uncomfortable with me wearing a hijab,
My contract was terminated. This happened to me in 2016 and I should have taken Cushmans to court. But this is a little warning to any Muslims seeking to join the company, too many islamaphobes.

Have been trying to reach Cushman and Wakefield for a month! Tried emailing, calling, and my contact requests go unanswered on their website! I bought a house and cannot even get a whisper from them on the process to break my lease to do what is right.

Zeer slechte service

Al 3 keer gebeld ( 2x in januari en 1 februari) en 1keer gemaild met CenW inzake advertentie van CenW over te huur parkeerplaatsen in parkeergarage in Zoeterneer wijk Rokkeveen, locatie Quirinegang. Zou 3x teruggebeld worden, maar niet 1x teruggebeld. Ook op de mail is nooit gereageerd, ik weet dus nog steeds niks.
Onvoorstelbaar slechte service dat je zo met potentiële nieuwe klant omgaat. Ik snap nu ook waarom deze firma zeer slecht scoort op Trustpilot.

Will not return your security deposit

They will not return your security deposit. They will not communicate any legitimate reason to keep your security deposit. They will instead lie and say the security deposit was sent out. Multiple times. Weeks of following up will turn into months.
