Our house was for sale with LYP. The for sale price was 240k and there were a lot of viewings.
Bobby Singh told us the highest offer was 225k and the rest were a lot lower offers. As we were in a chain I accepted and when I went to sign the contracts the sale price was written down as 240k. I queried this and he became rude, aggressive and told me I had accepted 225k.
He told us the 15k was his PERFORMANCE FEES and on top of that we also paid the usual estate agent commission fees.
The sale went through and I got in touch with the buyer who told me LYP told them the seller would not go a penny below sale price of 240k.

I am glad Birmingham Mail has reported this man and his company. Please type in love your post code birmingham mail into google.

Bethany did an amazing job at showing me around the property and answering my questions, Lauren invited me in and kindly went through all the paper work with me and Ranj kept in constant communication with me and also was so quick to answer my questions and explain things to me. Everyone was so pleasant and patient with me, especially Ranj. It was such a smooth, quick and pleasant experience, literally not a bad word to say about anyone!

Agents have been great, providing excellent service and most importantly, effectively communicating with me through the whole process of finding a new tenant and resolving my queries within a timely manner. Since the initial contact with Ranj and her team, I can see they really care and understand the importance of working together (tenant, agents and landlord). It gives me the confidence that if there are any queries or issues, they will be resolved in the most efficient way. Thank you Ranj, Lauren, Beth, and the rest of your team.

I've been in regular contact with Bethany via LYP and she is always very friendly on the phone and pleasant. There have been times were I just thought my property was not going to be sold but Bethany did always push alternative options to speed this up and get more interest.

It’s amazing for my first rent experience, I don’t know everything about electric, water, broadband at first. Ranj is a nice people who help me over process.

Would like to say thank you to LYP team, specially Lauren for the smooth let transaction that we have experienced! From the scheduling of viewing of the property, thru negotiations with the landlord and moving in, she was very helpful and is very responsive with all our queries and concerns.
One thing to note is they offer a membership instead of the usual DPS but you can opt out of it depending on discussions with the landlord and Lauren has helped us very much in that regard.

They send detailed calculation of what you need to pay, after the initial payment the credit checks and background checks will start and they use Vouch application for this which i find easy to navigate and use. Once final checks are done, they will also do video call to view your current property (this is new for us but isn’t really a hassle as it just takes like 5 mins). Then just pay for the remaining balance and wait for the move in date.

On move in date, Ranj our agent met up with us on the property and showed us the bits we need to know, including how to report problems thru their website, contract signing and other briefing details.

We have just been in the property for less than a week now but we already have some bits to report and Lauren and Ranj are still responsive as ever and reporting maintenance concern on their website has been easy so far. Good service for us so far 👍

What a brilliant service provided by Chloe (Oldbury branch) she was fantastic from start to finish. She always kept me updated regarding the sale of my apartment. Chloe has amazing customer service skills, she was always helpful and was always available to answer any queries I had. Good overall experience with Chloe Baker, she was my main point of contact throughout the purchase of the house i was buying and to be honest if it won't for her i wouldn't have bought the house, she was a wonderful person to deal with and 100% answerd all my questions to make me feel really confident on buying the house and she was really helpful and even call me back on her day off , overall person 10 out 10.....i would definitely use chole again........

We have received our keys today from Ranj, our experience has been very efficient, and a very speedy process! Ranj has been very welcoming in introducing us to our new home. If we have any issues we know this will be greeted with a quick response. Thank you Ranj.

Honestly the worst rental agents I have ever had to deal with as a tenant. Had issues throughout the tenancy. At moving in, the 'luxury' apartment was not habitable. It was dirty and furniture was broken and unfit for purpose - when this was brought to their attention replacements were at first refused and then promised and then refused and eventually much came out of our own pockets with some contribution after months worth of emails and phone calls. When things went wrong throughout the tenancy it was either a case of a 'battle' to get things sorted or just throwing our hands up and paying ourselves to save time and energy. I'll be leaving this flat far better than I found it. The £900 non-refundable 'membership fee' is a joke. Never again.
