Now in the nineth month of selling a flat, completion NOT yet completed on the sale.
There seems to be no commitment, empathy or urgency in the practice to get two hard working young people in their new home.

In our experience, this firm felt slow, forgetful, and completely disinterested in getting us into our home. It seemed to us that nothing moved unless we pushed - chasing them honestly felt like a part-time job. When we raised our concerns about how long things were taking, the response we got was about 'national averages', which to us said everything: this came across as a firm content to aim for mediocrity. Buying a home is stressful enough without feeling like your own solicitors are the obstacle. We wouldn't use them again.

Strange. I filled in their enquiry form and sent it off to them but no-one replied. Gave them a couple of weeks. Poor show. Have gone elsewhere.

I used the services of Ryan Property Law for the first time to sell two of my houses, with one completing in April 2026 and the second in June 2026. Claire Leckenby, together with her assistant Megan Parker, handled both sales, and I was extremely pleased with the service they provided.

They were professional, efficient, and maintained a consistently high standard of communication and support throughout the process. I am glad that I chose Ryan Property Law and appreciated the attention Claire and Megan gave to each sale.

I would certainly use the company again in the future and would have no hesitation in recommending them to others.

When selling and purchasing property a friend recommended I use Ryan Property Law. I am so glad I did. They were extremely approachable and completely professional. Phone calls were answered straight away and emails on the same day. My concerns were taken seriously and solutions found for problems. I can't recommend them too highly.

My experience with Ryan Property Law LLP was extremely disappointing.
The solicitor dealing with our property matter, Neil, was very aggressive towards both myself and my wife throughout the process. It often felt as though he wanted blood from a stone, constantly requesting further information, much of which was either impossible to provide or had already been supplied. Whenever we thought we were finally making progress, another obstacle would be put in our way.
What should have been an exciting time for our family became months of unnecessary stress and worry. Communication was poor, progress was painfully slow, and it genuinely felt at times as though the process was being deliberately made more difficult than it needed to be.
The situation became so frustrating that I eventually had to attend their offices in person and demand the return of our file so that we could instruct a different solicitor. Even then, the experience was unpleasant, uncooperative and, in my view, intimidating. I still have emails and evidence relating to the matter.
The stress this firm caused my family is something I will never forget. We genuinely feared we were going to lose our dream home because of the delays and lack of progress. Once we transferred the file to another solicitor, the transaction was completed within just seven days.
Based on my experience, I would strongly advise others to think carefully before using this firm, particularly if you are relying on a smooth and efficient conveyancing process. I would not use them again.

Melissa and the team at Ryan’s were very professional, informative and quick to respond to any questions/ concerns we had with the sale of my property . Everything was done in a timely manner and we were pleased with the service.

We used Ryan’s to both sell and buy in summer 2025 and Emily, Melissa and Megan were excellent. It was a very stressful process due to other companies and parties involved in our chain, but our team at Ryan’s helped and supported us so much. I had to call so many times but was always treated with kindness and patience and not as if I was a nuisance. I was always able to reach somebody when issues arose, which is not the given you might think, and I was able to rely on what they told me about what was happening, when, and why. When it came to surveys coming back, they dealt with stuff without us having to lift a finger and were so thorough. I recommend them wholeheartedly.

We’ve used Ryan Property Law many times over the years and every time they do a fantastic job. Lynda and Kathryn are a brilliant team, we always feel comfortable that they have our best interests at heart, they’re very efficient and I never have to chase to find out what’s happening. This was the first time we’d bought a house in over 30 years, so I wasn’t quite sure where to start. After a little online research, I opted for Ryan Property Law simply because they’re local and have excellent reviews, and I’m so glad I did.

In hindsight I think we were a little naive in thinking that a private cash purchase would be quick – as it turned out, the involvement of probate solicitors meant the process dragged on longer than we anticipated. But as our self-imposed deadline approached and we started to panic, Ryan Property Law moved quickly, decisively and calmly to get the project over the line. Their approach was professional and thorough, making the whole process smooth and (relatively) stress-free.

At this stage in my life, I’m not planning to buy property again, but if I do I wouldn't hesitate to use Ryan Property Law again. Recommended!
