I’ve purchased a few properties through Whitegates Bootle over the years and have always had a great experience with the whole team.

James Lacken in particular I cannot recommend highly enough. He’s extremely knowledgeable, with many years of experience in the Bootle property market, and his local knowledge is second to none.

Communication is always excellent, and what really stands out is his genuine desire to help. He’s approachable, honest, helpful and just an all-round nice guy to deal with.

You really can’t fault James or the team at Whitegates Bootle. I wouldn’t hesitate to recommend them to anyone buying or selling property in the area.

Overall a good experience Emily & Tyrese got the job done and was helpful throughout my purchase.

Please ignore all the reviews, except this one, which is possibly the correct one? This is in response to Mrs Jeanette Dyson review of Whitegates Bootle today - We should bear in mind "Whitegates Sefton has no association, ownership connection or business relationship with Blacks Estate Agents. Blacks ceased trading in 2013, approximately thirteen years before you instructed Whitegates to market your property."

Recently, with my partner we sold a one bedroom flat. Whitegates Bootle handled the sale.

Whitegates are honest, helpful, efficient, talented photographers amongst other things admittedly.

The photographs of the flat were so beautiful. Within a week or two it was sold we believe, proving either exceptional estate agency skills or the irresistible power of good lighting.

So after a flurry of reviews dated 20th/21st May; Do not accept fake reviews! Whitegates Bootle (not Blacks) are OK!

I feel it's only fair to award the finely fought-for one star—for the true star at Whitegates - Harris Drive (not Blacks.)

The transaction occasionally wandered off on an adventure of its own, including an incorrect property address being used (Alundale instead of Grant) and an incorrect email address at the outset, requiring the initial contract documentation to be reissued. Despite these setbacks, Whitegates worked tirelessly to keep things moving. Their optimism was particularly impressive, especially when it appeared to carry considerably more weight than the reality of the situation.

Communication was certainly memorable—not always because information arrived when expected, but because every update felt like a pleasant surprise. Although Whitegates secured a buyer quickly, the sale of a vacant, chain-free property still took around six months to complete. It proved to be an excellent lesson in patience and personal growth, albeit an extremely frustrating one.

After just 14 days on the market, I was advised to reduce the asking price to secure an early sale. Having done so, I believed the buyer was in a strong position to proceed. Six months later, I was still waiting. I was left wondering what level of due diligence and professional courtesy had actually been exercised in these first few days and later throughout the process.

Whitegates deserve this recognition for doing their best in circumstances that seemed determined to test them at every opportunity.

One star. For the star.

I would like to take a moment to give some feedback about a really positive experience with my estate agent, Tyrese. After a previous disappointing experience with a failed sale due to the seller pulling out, buying a house this time has been a truly positive experience. Tyrese has been extremely helpful throughout the whole process, always taking the time to listen to my concerns and insecurities and explain everything clearly. He has also been very polite, professional, and easy to communicate with. I really appreciated his support and would definitely recommend him to others!

I have only got good things to say,
Before I went to white gate I had a bad experience with another company especially an agent who used to work for blacks before it was took over by whitegates.
You get what you pay for they took beautiful photographs of my property and with in a week on the market it was sold.
So please please do not take any notice of negive comments

After a long battle with other agencies we found Whitegates Sefton. They are fantastic, everything gone smoothly. Our agent Tyrese is a diamond. We found the right property and we didn't need to wait for group viewing ( not for us). Tyrese organised a viewing just for us very quickly . Great communication, fast response and if we don't understand something ( due to English barrier) he explains everything with incredible patience on a simplier way. You can call him anytime and he always has time for you. Super polite and understanding. As a bonus we got help to find a new mortgage advisor , Richard who is brilliant as well. Tyrese has options for anything including solicitor etc. He is the best. Thank you for your hard work and everything you do for us.

Racheal Doyle most have lived in property for 8 years now an took a dislike to me the second year in the property when I would not pay the soon to be illegal “admin fees”. This despicable woman has reported damp in my rental property since I first moved in, Phil their property inspector wil have reports and pictures on his phone, one year she sent a man around with a tin of anti mould paint and he painted over mould in my daughters bedroom and left remainder of the paint and told me if it comes back just paint over it again?, my daughter now has allergy problems.This gets worse as once again just before section 21 was made illegal she served me with a section 21 and in same envelope asked for a rent increase “really”, so took it to a tribunal and tribunal deemed her form defective she the emailed me and accused me of sending a court room a fraudulent document, again “really” Racheal ,after this she has not contacted me over any rent owed until I emailed her for sumthing and she replied I owe £1600 arrears to which I replied the court deemed your form as defective, I then heard nothing at all about any rent arrears, which I think is really strange at this point as if I was owed that much money I would be asking for it every mnt/wk???, I’m now 29 wks since court ant she is now only mentioned that I owe any rent arrears as I have asked her if I can move out with little notice, she now tells me I owe £2900, where have you been from £1600-£2900???, if I owe you all this money why havnt you been asking for it???, one more thing even though they have documented I have a pet cat for last 5YEARS they have now told me I have to get rid of it? “STEER CLEAR RENTERS AND LANDLORDS ALIKE AS THIS PROPERTY COMPANY ARE DISHONEST AND UNRELIABLE

HOUSE SALE

James supported me from start to finish when I was selling my house, i was having a bad time and didnt know which way to turn, he went above and beyond what could be expected of an estate agent, I can never thank him enough. Such a lovely person

I contacted whitegates earlier on this year to talk about potentially putting our property on the market. After a previous move fell through at the start of the year and what can only be described as a shambles of a process with another estate agents I was very against trusting another estate agent.

James came out and talked me through the process of what he believed was the best way to approach the market and assured me that what we had experienced previously was not how whitegates would operate.

After the meeting I decided to put the property up with James and within 2 weeks the property was sold and within a month the purchase had been agreed.

With no onwards purchase for ourselves identified before we listed our home this was something I was very nervous about. James explained that to be in the best position to proceed when property’s do come on was the ideal position to be in and without this advice we would not be in the position we are today. A property exactly in the area and road we wanted came up and we were able to offer and agree a sale on the same day it was listed.

Without James advice and guidance we would not have our forever home in the location that we wanted.

We are using Whitegates Sefton to sell or property James came out and gave us an honest quote that represented the property. He was very friendly and knowledgeable esp about the are were I live, and was confident we would get a sale. 2 months down the line and we did. We are now in the process of dealing with solicitors etc. Thanks to James and the team who were so helpful.
