Wyndham steals from senior citizens. I had an issue with Super 8 in Independence Mo. Because I questioned a fee they will not refund the $100 deposit. I contacted Wyndham who told me too bad.

Our timeshare contract with WyndhamâŠ
Our timeshare contract with Wyndham Resorts, signed on February 14, 2024, started with a $1,540 down payment. My husband, Kevin, and I were grossly misled by their sales representatives, resulting in a purchase we repeatedly said we could not afford and
did not want. The numerous misrepresentations and outright lies we were told during the sales presentation have left us financially burdened and emotionally devastated. They quoted a favorable point-to-dollar rate for such rentals, which we later discovered
was less than half what they saidâa blatant lie. Their first offer was $28,000, which we rejected, explaining we were considering selling our timeshares due to financial strain and our camper lifestyle. I specifically asked if points could be used for RV campgrounds,
a pressing need for us and we were assured we could, and we later confirmed this was impossibleâanother major selling point, which turned out to be a lie.â¯When we reiterated our inability to afford $22,000 (their revised offer), they suggested renting out
points to cover maintenance fees, claiming Wyndham would helpâa promise that proved untrue. They also warned that our children would inherit the timeshareâs obligations unless we upgraded, assuring us that with this purchase, unused points could cover housekeeping
fees after payoff, sparing our children any burden. This, too, was misleading. After reducing the price to $15,000 with a $1,540 down payment, Wyndham salespeople assured us, we could sell back points by March 31 at $100 per 10,000 points to offset our maintenance
fees (rising from $1,800 to $2,400 yearly)âyet another lie, as no such program exists. They promised a âdo not botherâ list to avoid future presentations (broken at Daytona in November 2024) and a personal follow-up to navigate the website (never provided).
Exhausted and overwhelmed, we caved, signing a contract we didnât fully comprehend, trusting their assurances. This is such a fraud.
Avoid the headache & stay away from this business!
My wife and I regret ever doing business with Wyndham Destinations. They ran my credit multiple times without my knowledge. The staff is rude & constantly lie! When we asked for a copy of the contract they provided us with a 800 number, When we called that number they gave us another number to call just to give us the runaround.
This business has been nothing but a headache & a financial nightmare.
Please stay away if you are a potential buyer!
I wrote to the CEO of Travel andâŠ
I wrote to the CEO of Travel and Leisure as the owners of Wyndham and Worldmark Resorts, as a frustrated and misled owner stuck in a money pit of a contract. Pleading for his personal intervention to resolve a situation that has caused me significant financial and emotional distress. At 81 years old, widowed, and no longer able to travel, I trusted this company to provide a solution to my rising maintenance fees and limited booking availability. My goal was to consolidate my Worldmark and Club Wyndham points into a single contract with Travel + Leisure, eliminating my maintenance fees and improving accessibility. Instead, I have been subjected to deceptive sales tactics, unfulfilled promises, and an escalating financial burdenânow with two separate contracts, two maintenance fees, and two mortgage payments. I respectfully request the immediate cancellation of all my contracts with Travel + Leisure Co., including my Worldmark ownership and the recent Travel + Leisure upgrade, as well as relief from the $14,000 down payment I was pressured to place on a credit card.â¯My journey started at Worldmark in the early 2000s when my late wife and I purchased a modest 6,000-point package, lured by promises of easy booking and the ability to pass it to our children. Over time, we increased our points to 15,000, only to face rising maintenance fees, shrinking availability, and relentless sales pitches disguised as âupdatesâ at every trip. I quickly learned there is no viable secondary market for resaleâwhile one technically exists, owners are desperate to unload their contracts for less than $100, a detail never disclosed to me. After my wifeâs passing two years ago, I sought to simplify my obligations and reduce costs. Their response was to continue to try to upsell me. Now, several months later, all I have gotten is notices of a delayed process with no idea what the outcome will be. I am not very hopeful that they will do the right thing.
Purchasing a Wyndham timeshare has beenâŠ
Purchasing a Wyndham timeshare has been nothing short of a financial and emotional disaster. What began as an enticing "free" presentation quickly devolved into a predatory sales experience that has left my partner and I feeling deceived, and financially drained.
The sales tactics employed by Wyndham are nothing less than aggressive manipulation. Promised as a brief two-hour presentation, these smooth-talking salespeople spun elaborate lies about investment potential and easy resale, which turned out to be complete fabrications.
Each interaction with Wyndham feels like walking into a carefully designed psychological trap. Their representatives consistently push for more point purchases, obscuring the mounting debt behind seemingly manageable monthly payments. The bait-and-switch continues across multiple resorts, with every vacation turning into another high-pressure sales opportunity.
The most infuriating aspect is their complete disregard for customer well-being. Misleading information about inheritance, maintenance fees, and usage rights reveals a company more interested in extracting money than providing genuine value. Their customer service is a cruel joke, only engaging when additional purchases are on the table.
Wyndham doesn't sell vacations; they sell false dreams and financial nightmares. Save yourself the heartache and run far away from their predatory timeshare system
I want to warn potential buyers
I want to warn potential buyers about the predatory sales tactics and misleading promises of Wyndham Vacation Ownership. What started as a seemingly innocent two-night stay turned into a traumatic high-pressure sales ordeal that left me trapped in a useless
timeshare contract.
The sales presentation was nothing short of a nightmare. What was promised to be a quick one-hour meeting stretched into a grueling six-hour marathon of manipulation. The sales representative, Fernando, was relentless, completely disregarding our repeated
attempts to decline. We were cornered, exhausted, and ultimately coerced into signing a contract we never truly wanted.
The reality of the membership is far from the glossy picture painted during the sales pitch. Promises of easy bookings and exclusive perks are nothing but empty words. In practice, I've found zero availability that works with my schedule, and customer service
is non-existent. When I reach out for help, I'm met with silence - except for persistent calls trying to sell me more points.
The most disturbing part? They deliberately withheld information about cancellation rights, causing me to miss the cooling-off period by just one day. It feels like a calculated strategy to trap unsuspecting customers in a contract they can't escape.
Save yourself the stress, financial burden, and emotional manipulation. Avoid Wyndham Vacation Ownership!
Lehi, Utah - Avoid Like the Plague!
Lehi, Ut. Great location, right down the street from the famed Lehi Roller Mills (original Footloose). However, I stayed for 2 days over the weekend. Contrary to their website's information, their pool and spa was completely closed. I found out after first night that there would be no housekeeping on the weekend. There was one tiny wastebacket for the entire room. One. None in the bathroom, none near the beds, none by the desk, and no housekeeping. Blankets and bedspreads thin as sheets, nearly froze (late Mar). Was never greeted and we were in and out a lot. Supposedly non-smoking, but cigarette smoke blew us away on the elevator on day one, and the entire 3rd floor was drenched in it. The smoke didn't go away until day 2. I woke in the middle of the night (I'm allergic to it) with a really sore throat and a severe headache. So even though I couldn't smell it in my room, it permeated the hallway, and it got through the vents. Not a non-smoking hotel. Final blow was when I requested a late checkout on Monday morning. They weren't even at half capacity, but it was denied. When I challenged the denial, Max, the 'manager', admitted that they weren't full but said that they used a 'formula' to determine if a late checkout was available. It was not. I called corporate, they called Max, and Max hung up on corporate! Horrible, horrible manager. I filed a complaint with corporate and he sends me an apology email, blaming me for not requesting the late checkout sooner during my stay. WTH? Why would that matter? When I approached him to pick up a key, he sat on the phone for five minutes, refused to even acknowledge me and my toddler, waiting patiently, while he chatted away. Max is a discredit to Days Inn. He doesn't belong near people, let alone pretending to 'serve' them. Avoid this hotel like the plague. A dump, dishonest, disingenuine, and managed horribly by Max.
Do Not Trust Wyndham â A Predatory Sales Nightmare
I feel compelled to warn others about our family's horrifying experience with Wyndham Vacation Club. What was supposed to be a fun weekend trip to Las Vegas turned into a relentless, high-pressure sales trap that left us feeling deceived and manipulated.
We booked and paid for our stay independently, but upon check-in, we were approached by Wyndham representatives and pressured into attending a "quick" sales presentation. What was promised to be a brief, no-pressure meeting dragged on for over three hours and became an exhausting psychological sales onslaught.
Our sales representative, Richard Arena, used every deceptive tacticâemotional manipulation, false promises, and aggressive pressureâto push us into signing a contract we later discovered was built on lies.
We were told:
âïž We could book any resort, anytime, with ease. (False.)
âïž We could rent out our timeshare for profit. (False.)
âïž Ownership wouldnât be a lifelong obligation. (False.)
Perhaps the most disturbing part? The sales team intentionally separated us from my parentsâclearly to prevent them from giving us advice or voicing concerns.
The contract we signed is nothing like what was presented. Maintenance fees, booking availability, and ownership terms were wildly misrepresented. Wyndham's entire process is designed to trap unsuspecting families into costly, long-term financial commitments that are nearly impossible to escape.
At this point, we are considering legal action to cancel the contract and expose Wyndhamâs deceptive practices. If you are considering a timeshare with themâdonât do it. Learn from our experience and avoid this predatory company at all costs.
Review of timeshares
Our son was about three, when Wyndham really pushed the idea that owning a timeshare would help us create lasting family memories and leave a legacy for him. They convinced us it would be an asset for his future. However, it quickly became clear that it was more of a financial burden due to the skyrocketing maintenance fees and other hidden costs, which werenât fully explained to us. Wyndham also promised the timeshare would increase in value, but we later found units being sold online for as low as $1 or even $0.01, proving that it had no real value. This is particularly frustrating because the way the timeshare was painted to us was as a real estate investment. In fact, Wyndham salesmen constantly used real estate phrases like equity, deed, etc. We were also given the assurance of rental income, which is clearly not happening considering weâve only been able to book 3 short vacations for ourselves, despite attempting to book a reservation close to 15 times. In the past five years, weâve spent over $10,000 on costs and fees to take those three short trips, each lasted just two or three nightsâthanks to our limited points. Wyndham never fully disclosed the interest rate or explained all the associated fees, so weâve been stuck with unexpected financial obligations that far outweigh any benefits. Furthermore, we were never provided with crucial information like details regarding our legal right to rescission, or the total interest percentage for our loan. Looking back, weâre incredibly disappointed by your misleading practices and lack of transparency
Promise of an easy to use vacation is just a Nightmare and financial quicksand
What started as a promise of "free" show tickets in Pigeon Forge quickly descended into a nightmare. After being lured into a "3-4 hour" sales presentation, we were subjected to aggressive, manipulative tactics by Wyndham's sales team. Despite clearly stating
our limited vacation needs, we were repeatedly pressured toward oversized packages. When we declined, they'd return with marginally reduced offers still far beyond our budget. At one point, FOUR salespeople surrounded us, creating an atmosphere where we couldn't
leave without signing. The high-pressure environment was unbearable. They insisted it was a "one-time offer" available only "today." When we asked for privacy to discuss, they hovered nearby, eliminating any chance of genuine deliberation. Eventually, we cracked
under pressure. The financial manipulation was especially troubling. Unable to afford the down payment, they suggested opening a credit cardâbut returned with TWO cards instead of one. When we tried reading the contract, they rushed us through, deliberately
distracting us from examining important terms. The reality of ownership has been nothing like promised. Despite multiple attempts, we haven't used our timeshare once in 18 months. Booking requires 4-6 months advance planning or substantial feesâdetails conveniently
omitted during the sales pitch. The promised ability to "easily sell back unused points" was grossly misrepresented. The actual process involves booking vacations and submitting them to third-party resellers with no guaranteesâif unsold, we lose both points
and reservations. This experience has been defined by deception, pressure tactics, and broken promises. I strongly advise anyone considering Wyndham timeshares to run in the opposite directionâthis "investment" is nothing but financial quicksand wrapped in
a vacation fantasy.
Wyndham Destinations:A Tale of Aggressive Sales Practices
My account reveals a deeply troubling pattern of predatory sales tactics targeting vulnerable consumers. What began as a seemingly innocent invitation to a "brief presentation" quickly evolved into a three-hour high-pressure sales ordeal that exploited my trust and financial situation.
The systematic misrepresentations are alarming: sales representatives deliberately misled me about the nature of the presentation, pressured me into signing a complex 47-page contract, and manipulated me into a significantly more expensive purchase than
initially discussed. The final contract price of $29,700 â far beyond the $10,547 that I believed I was agreeing to â represents a shocking breach of ethical sales practices.
Most disturbing are the aggressive tactics employed by representatives like Alina Navarro, who ignored repeated refusals and wore down a 70-year-old widow through persistent, loud, and emotionally manipulative techniques. The contract's impractical point system and restrictive booking conditions further demonstrate a predatory approach designed to maximize profit at the expense of consumer well-being.
I was SCAMMED by WYNDHAM!
I purchased 161,000 Wyndham Points from another owner. Before the purchase was completed, Wyndham sent me a statement confirming that the monthly maintenance fees were only $68 per month. Fast forward a few weeks after the purchase and I received my first statement from Wyndham showing a monthly maintenance fee of $297 per month. I called them numerous times and they tell me that the agency i purchased the timeshare from lied to me, but Wyndham was the agency that produced the maintenance fee statement from the previous owner!! They just decided to bait and switch and inflate the monthly maintenance fee for me as the new owner. I told them to stick it where the sun doesnt shine because I am not paying. WHAT A BUNCH OF SCAMMERS!! STAY AWAY AT ALL COSTS. Just book hotels as you need them- DO NOT GET INVOLVED WITH WYDHAM !!
Super 8 by Wyndham Hardeeville, the worst place on Earth
Super 8 by Wyndham Hardeeville
19289 Whyte Hardee Blvd
Hardeeville, South Carolina
Absolutely filthy and horrible place. We are 2 seniors were compelled to stay there late night in March 16. Everything was dirty, beddings not changed, the bath and shower were full of human hair from all parts of the body. So, we could not sleep there, nor could we take a shower, in an extremally unsanitary situation.
We showed our pictures to a front desk, but the manager was very sarcastic and refused to return our $110 that we paid for this less that 1 star garbage place.
They should be closed down by SC authorities or by Wyndham headquarters.
Let Public Beware. We will let everyone know on social media and beyond.
Given Wyndham Resortsâ unethical practices
Given Wyndham Resortsâ unethical business practices, we requested that both of our contracts be immediately terminated as well as full refund of all payments made, as this situation has caused significant distress and financial hardship. In December 2023, my spouse and I (both 70 years old at the time) were first introduced to Club Wyndham by using RCI to stay at Palm Aire in Pompano Beach, Florida. As part of the terms of our stay, we had to attend a 45-minute presentation. However, this presentation extended to over 3 hours with claims that the timeshare purchase would be a real estate investment that would gain value over time. The two sales agents kept dropping the price and after presenting five offers that were "good for that day only," we made the unfortunate decision to sign our first contract. During this presentation, we were told we would be given exclusive accommodations in the Fountain building, which was only available to Wyndham owners. Upon checking in during our return visit in 2024, we weren't placed in the Fountain building (which wasn't private or exclusive). Instead, we were assigned a unit in a "newly renovated" building, but our room was old and run-down with filthy carpets, dented refrigerator, broken icemaker, and malfunctioning dishwasher. This is not the luxury unit that we were shown prior to signing our first contract. We are both retirees living on a fixed income, yet Wyndham Salespeople continually ignored our financial limitations to push these contracts on us. This financial malfeasance includes failing to disclose the high interest rate that would significantly impact on our monthly payments. Additionally, we were not provided with physical copies of either contract. It wasn't until December 2024 when my wife sent a letter in writing to the financial department demanding copies of our contracts be sent to us that we discovered basic consumer rights had been violated. Most egregiously, our legal right to cancel the contract without penalty was never disclosed to us. Since becoming members with Wyndham, we've only been successful in booking 1 vacation. Not worth the effort!
Very Unsatisfied

Wyndham review
I trusted that Wyndham Resorts values its reputation, but I have serious concerns. I wrote to them to state my profound disappointment in the way I was sold a timeshare and to lodge a formal complaint regarding the misleading and aggressive sales tactics employed by Wyndham Resorts. My experiences with Wyndham have been distressing and have caused significant emotional and financial strain.â¯Moreover, the sales team at Wyndham Resorts have engaged in deceptive practices by portraying the timeshare points as a lucrative real estate investment. They assured us that these points would not only appreciate but also that they could be easily sold for profit. This representation was grossly misleading and proved to be false. Additionally, they made promises regarding the availability of vacations, cruises, wh070ich were either exaggerated or outright fabrications. The reality of the availability and the actual benefits of these points starkly contradicted the sales pitches we were given.â¯The culmination of these experiences has left me feeling victimized by a team of greedy salespeople who prey on individuals through high-pressure sales tactics, misrepresentations, and outright lies about the nature and value of their offerings simply to pad their pockets. The lack of transparency, particularly in the contract signing process where documents were rushed through without a proper review of the costs involved, and the failure to receive a copy of the signed contract, are indicative of their deceptive practices.â¯They need to step up before they have legal woes, assuming they donât already.
Dissatisfied Customer
My experience with Wyndaham is the scheduling of trips and the limited number of places that you can visit. The representatives are unpleasant and often suggest upgrading your timeshare which causes the price to go up without additional benefit. The last time I tried to schedule a vacation with Wyndaham in three different states I was told that the Wyndaham hotels or resorts were full. I found the representative to be very aggressive and unkind.
Unbelievably awful experience
Unbelievable experience. Obviously prey on the vulnerable. The presentation went for about 40 mins and when I said I wasnât interested yet in my life I got questioned over and over. I then had her manager come out and accuse me of just being there for the food and voucher (I did not get food). Then the manager threatened me I had signed to stay for 90 mins so I donât get the voucher for the hour I spent there. So I sat and said Iâll stay the 30 more minutes. As I had two people now standing either side of me, I felt trapped and furious. Iâm assuming this is what happens to older vulnerable people who say no then trapped and pressured. It was revolting. Ruined my holiday and what I thought Wyndham was about. You should be taken to court for not telling people you canât cancel and selling their shares is difficult or lose money. Disgrace.
In the world of vacation promises
In the world of vacation promises, Wyndham's timeshare sales approach represents a troubling example of predatory marketing that preys on unsuspecting consumers. What begins as an enticing offer of a gift card and dream vacation quickly unravels into a nightmarish financial commitment designed to trap individuals in a web of ongoing debt.
The initial encounter with Wyndham's sales representatives epitomizes a carefully orchestrated bait-and-switch strategy. What was promised as a brief 30-minute seminar morphed into a grueling 4.5-hour high-pressure sales session. The representativesâPablo Gomez, Richard, and Tracy Firebaughâsystematically withheld critical information about the true nature of the contract, creating an environment of deliberate misinformation.
Most alarming are the financial implications of this transaction. Contrary to the verbal assurances of manageable payments and limited obligations, the consumer discovered a complex financial trap. The promised interest-free period evaporated quickly, with unexpected charges of nearly $900 in interest. Even more insidious was the revelation that this was not merely a personal financial burden, but a hereditary debt that could potentially be passed down to future generations. The sales tactics employed by Wyndham represent a textbook example of consumer manipulation. By obscuring crucial contract details, making false promises about vacation booking flexibility, and concealing the true extent of maintenance fees and long-term financial commitments, the company engaged in what can only be described as a calculated deception.
This experience serves as a stark warning to potential consumers: always read the fine print, ask pointed questions, and remain skeptical of high-pressure sales tactics that seem too good to be true.
Wyndham Experience
Throughout my experience with Wyndham, over the course of the last 15 years, I have endured both severe financial hardship and emotional distress due to what I can only characterize as a pattern of fraudulent, coercive, and deceptive business practices. Wyndhamâs conduct has left me with no choice but to sever all ties with Wyndham and seek immediate release from these contracts.â¯The most recent is the worst Wyndham encounter to date. It happened on November 29, 2024, when an unethical salesperson instilled fear and anxiety in me, claiming that I now owed Wyndham $650,000 while bullying me about how stupid I was to buy such âtrashâ contracts. He manipulated me into getting my sister involved to bail me out of this financial hole by having her co-sign a "deed" to mitigate this debt. We even opened card accounts with Wyndham. This meeting ruined my Thanksgiving vacation, and I could not sleep for several nights due to the emotional and financial stress. In the aftermath, I realized that I had been taken advantage of in a manner that was both unethical and predatory.â¯Repeated misrepresentation and fraudulent claims are a pattern at Wyndham. No salesperson ever told me about rescind periods, maintenance fees, or high-interest rate loans. Instead, they told me lies about offsetting maintenance fees with points and renting out RCI booked vacations to recoup my investment. None of these claims have proven to be true as I am now left with overwhelming debt. Even when the loan is paid up, I will still be paying tens of thousands of maintenance fees, and I do not even foresee myself having need for this much vacation in my remaining lifetime. Furthermore, I have come to learn that my personal information has been sold to third parties without my consent, leading to further scams and distress.â¯You should avoid them at all costs.
Vacation Ownership is a trap
Vacation Ownership is a trap, and we urge you to not step foot in any of their establishments. We were subjected to a grueling three-hour presentation where we declined their offer at least four times. The sales team created artificial urgency to pressure us into buying that day. They pitched the timeshare as an "investment". We were explicitly told that we could rent out the timeshare as a "side business" to offset our costs, essentially making it "pay for itself". We were told we could "book anytime, anywhere," which has proven entirely false. In fact, we have constantly encountered difficulties securing reservations and have not successfully booked a single vacation since our purchase.â¯
We were persuaded to upgrade to a larger package under the false assurance that there would be no changes to our monthly payments. This was a significant misrepresentation, as we later discovered two charges of $951.43 had been charged to one of the credit cards they had issued to us. The sales team deliberately wore us down during the paperwork process and then rushed us through the signing, which was conducted with an agent over Zoom. They failed to disclose the interest rate on our financing. We were also misinformed about our cancellation rights, being told we had only 3 days to cancel when state law provides 10 days.â¯Do not fall victim to their sketchy practices. Save your money and your mental state!
Beware Deceptive Sales Tactics Wyndham
Please be very careful to not get involved with Wyndham Destinations timeshare. We have been paying on a timeshare for YEARS and see no end in sight. They will not talk with us about their deceptive sales tactics. We are now retired and this is causing a serious financial burden.
