Our first vacation as Wyndham owners…

Our first vacation as Wyndham owners quickly turned into a disaster. Despite having Disney plans, they forced us into an "important" presentation that was supposed to last 45 minutes but stretched to over 2 hours. The sales rep, Lawson, and his supervisor used aggressive tactics to push an "upgrade" that wouldn't change our monthly payments. They claimed our existing $232 mortgage payment would remain the same through new credit cards with $61,000 limits that would cover the actual $860 monthly payment. They instructed us to lie during the contract signing about being comfortable with the $860 payment. We were rushed through paperwork while our children waited at the hotel. After returning home, we discovered the credit cards only had $4,500 and $2,000 limits—completely maxed out by the down payments they charged and causing our credit to drop. When payment was due, the cards declined. Our salesman, Lawson stopped responding to our messages. Wyndham's "resolution service" offered zero help except to try to sell us yet another contract!

AVOID WYNDHAM AT ALL COSTS! Their deceptive practices, false promises, and bait-and-switch tactics have left us with damaged credit and financial stress.

Our experience

What started as an innocent "free weekend" with a "short presentation" turned into a financial nightmare that continues to haunt our family. After attending Worldmark's sales pitch in Seaside, Oregon, we fell victim to high-pressure tactics and misrepresentations that have severely impacted our finances. The salespeople cleverly targeted us as new parents, suggesting we could pass ownership to our son—never mentioning the ever-increasing maintenance fees he'd inherit. They painted an unrealistic picture of "exclusive discounts," "free nights," and using credits for flights and cruises. In reality, availability is scarce, and the promised deals never materialize.
When we showed hesitation, they claimed, "special offers available today only" and brought in managers who boasted about multiple timeshare ownership—effectively manipulating us into signing. They even pushed their vacation club credit card, suggesting we'd earn points for "free" stays. Most egregiously, they never clearly explained cancellation options or the Total Interest Percentage. After an "upgrade" in November 2023 with more false promises, we've yet to take a single trip. This predatory contract has created genuine financial hardship as we transition from military life. We can't even visit family because of the monthly payments. Don't let their "free weekend" offers lure you into this trap.

Wynndham issues

Our recent stay at a Wyndham resort in Hawaii turned into a nightmare of broken promises and misleading sales tactics. What was supposed to be a "one-hour consultation" stretched into an exhausting three-hour pressure cooker designed to wear down our resistance.
The sales representative painted a bleak picture of our existing points ownership, insisting we needed to convert to their property ownership program or lose everything we'd invested. They heavily promoted the Hawaii location's special 2-for-1 point exchange
benefit—which Wyndham conveniently discontinued just months later in January 2025, rendering our expensive purchase no more valuable than what we previously owned. Perhaps most egregious was the promise of the Wyndham Extra Holidays rental program. We were
led to believe we could offset mortgage costs by renting out unused points, with Wyndham keeping 60% while we received 40%. The reality? Despite Wyndham using over 400,000 of our points for rentals, we haven't received a single payment. The entire experience
reeks of bait-and-switch tactics and deliberate misrepresentation. What was marketed as an investment opportunity has become a financial burden built on empty promises. I strongly caution anyone considering Wyndham ownership to look elsewhere—unless you enjoy
having your time wasted and your trust betrayed by a company that values profits over honest customer relationships.

Elderly couple facing possible bankruptcy!

As elderly retirees living solely on Social Security and a $63 monthly pension, my wife and I were targeted by Wyndham's predatory sales tactics that exploited our vulnerabilities. I suffer from Parkinson's disease with medication that affects my judgment, have severe hearing loss, and my wife speaks limited English—all factors the salespeople took advantage of during a grueling multi-hour presentation. Despite repeatedly stating we couldn't afford their "vacation club" (which they insisted wasn't a timeshare), they pressured us into signing a 41-page contract in tiny print and even opened a new credit card in my wife's name. The representative falsely claimed we could cancel anytime without penalty, never mentioning the actual 10-day cancellation window.

Our heartbreaking experience continued when maintenance fees began increasing immediately, contradicting their promises of stable costs. To add insult to injury, the visibly ill sales representative who conducted our meeting passed on a severe cold that left us sick for six weeks and forced me to delay urgent oral surgery. We're now trapped in an unaffordable contract that we didn't fully understand, desperately trying to get Wyndham's attention to cancel this agreement that's causing us immense financial strain and emotional distress in our golden years. We urge other seniors to avoid these high-pressure tactics that prey on vulnerability and misrepresent their product.

Dont fall for it!!

Our Worldmark by Wyndham timeshare has been nothing but disappointment and frustration. What started as a "quick presentation" for discounted attraction tickets turned into a 4-hour high-pressure sales pitch filled with empty promises. They claimed we'd
save time, money, and hassle while enjoying easy bookings at numerous resorts. Reality? After 20+ booking attempts, we consistently found no availability—even planning six months ahead! Meanwhile, these same rooms appear available on public booking sites.

The initial March 2023 signing was manipulative. When we balked at the high price, the salesperson became visibly irritated before "offering" a special discount, insisting we'd never see such a deal again. Every property visit brings mandatory "account update
meetings" that are merely disguised sales pitches for upgrades. They hold $50 on your credit card until you attend these presentations, and check-in staff relentlessly pressure you to participate. Each time we've tried using our points, we've discovered they're
worth far less than promised, with a single weekend consuming nearly half our annual allocation.

Save yourself the money, time, and constant harassment—avoid Worldmark by Wyndham timeshares at all costs.

incentives for attending a "brief" sales meeting. Those initial hours of high-pressure tactics
resulted in my first purchase, largely because they convinced me I was making an "investment"
that would build equity.
Fast forward to my recent South Florida stay, where what should have been a simple check-in
became another predatory sales ambush. Despite repeatedly declining, I was shuffled between
persistent staff members who would not let me access my room without agreeing to an "owner
update" After an exhausting hour of resistance, I reluctantly agreed and was required to make a
$300 deposit just to attend.
The meeting was a well-orchestrated trap. An attractive representative kept me waiting, then
pitched using my "equity" to purchase additional points for "premier" properties and cruises" that
would "increase my timeshare value" Exhausted and unprepared for another sales pitch, I
eventually capitulated. The contract review was deliberately rushed in a monotone voice,
glossing over crucial details about interest rates and financing options. When I requested time to
review documents independently, they refused to release them without signatures. They never
informed me of my rescission rights.
The final insult? The promised "premier" properties and cruises that never materialized. When
attempting to book these exclusive destinations, I discovered they required purchasing even
more points, with virtually no availability at desirable locations. Wyndham’s predatory sales
tactics, misrepresentations about value, and broken promises have turned what should be enjoyable vacations into expensive regrets.

Disappointed and Misled by Wyndham Timeshare Experience

My Wyndham nightmare began with a seemingly innocent invitation to convert our RCI program at Bonnet Creek. After a grueling 4+ hour sales pitch, we invested $14,286.75 in their "PIC program" based on the Head of Sales' written promise that we'd "never pay maintenance fees again" - the first of many deceptions. This crucial document mysteriously disappeared from our contract folder, and when RCI fees appeared in December 2015, Ana Alvarez (contract person) never returned our calls.

The second major lie came when they promised we'd "never need to purchase again" as Silver VIP members. Within six months, we were cold called with claims we "didn't have enough points" for desirable locations. Pressured into buying more points, we were never informed of the loan interest rate. Their promised platform services took over a year and numerous calls to materialize.

The harassment continues with disguised sales calls every 4-5 months, presented as "point usage improvement" sessions that inevitably push for spending $200 more monthly. They claim we still lack sufficient points for "good places" despite previous assurances.

They gloss over the fact that this isn't just a lifetime commitment but an inheritable burden. While technically transferable to children, this means passing down escalating maintenance costs that grow at alarming rates - something I refuse to inflict on my family.

Recently, we discovered RCI is switching to a points-only program, effectively reducing our Wyndham investment. It seems our significant financial commitment was treated as nothing more than a non-refundable "loan of points."

After years of false promises, hidden fees, and relentless upselling, I strongly caution anyone considering Wyndham ownership to thoroughly research and consider alternatives before signing away your financial freedom.

The situation that Wyndham Vacations…

The situation that Wyndham Vacations has put us in has caused extreme financial difficulty, and we believe that this company's salespeople need to be held accountable for the misrepresentation and lack of proper disclosure that put us in this situation. We believe it is only fair to release us from this agreement, which is why we have asked them to end our contract. We were promised that switching to the points system would be "so much better," but that is when things started getting worse. Since upgrading, we have not been able to use our timeshare as we wanted or as we were told we could. In fact, we have not been able to secure a single reservation since the 2017 upgrade. We can never get a reservation where we want, despite paying a lot monthly. When we agreed to the upgrade, we were assured that our mortgage payments would remain the same. However, these payments increased by approximately $200 per month. We were misled a second time when the Wyndham Orlando office called to say we were eligible for another upgrade that would increase our points tremendously. Once again, we were told our mortgage increase would be approximately $200, but it increased by over $400. Maintenance fees have also consistently risen without notification. We are now paying over $1,000 per month on something we have not used because we have never been able to find five to seven consecutive days at any place we have looked at. Then there is the blatant misrepresentation about the increasing maintenance fees and assessment fees. They never disclosed the legal rescission period or explained the full implications of perpetuity (that our heirs would inherit this debt). They cannot be trusted!

The Rudest General Manager Ever!!!
A 5-star hotel, but the General Manager doesn’t even deserve 1 star for his customer service!

I had an extremely unpleasant experience at Dolce Wyndham Hotel Hanoi on April 19th.

I run an academy that trains people to work in the airline industry, and on that day, Dolce Wyndham Hanoi was the venue for a cabin crew recruitment event for a Middle Eastern airline. As a teacher, I came to support my students who were attending the interview.

While waiting for them (the process lasted all day), I decided to sit at the hotel’s bar/restaurant to have breakfast and lunch. The bar staff were wonderful – they smiled, were polite, and even helped us move chairs so we could sit together as a group.

Then something unexpected happened.

One of my students rushed to me, clearly panicked. She only had 5 minutes before her interview and needed urgent help fixing her hair into a proper bun — something extremely important in airline grooming standards. Without thinking twice, I quickly helped her.

Then the drama began.

The General Manager, an older German man named Robert, suddenly approached us. Without any greeting or warning, he raised his voice and shouted at me in front of everyone:
“You are not allowed to do this here. This is a restaurant, not a breakout room. Stop doing it immediately!”

His voice was loud enough for the entire restaurant to hear, and everyone turned to look. I was shocked and calmly asked him to lower his voice. I also asked if he was the GM, and he replied, “Yes,” in a very arrogant tone, like he wanted to show he had power.

I chose not to argue further because:
• I didn’t expect a GM of a 5-star hotel to behave so unprofessionally, especially in front of his staff and customers. Shouldn’t he be a role model?
• I didn’t want my student to feel nervous before her interview by seeing me involved in a conflict.

So, I said “Okay” and gently started to tie my student’s hair again so we could move to the restroom. But then he threatened me again, saying:
“Do not touch her hair. Stop doing that.”
He spoke as if I were doing something illegal. The way he acted made it seem like he was ready to call the police on me — just for helping someone fix their hair.

I apologized and moved to the restroom with my student to finish fixing her hair. When I came back to the restaurant, one of the staff members even apologized on his behalf, saying he had a leg injury, which led to his slightly unpleasant attitude toward customers.

As a former Emirates cabin crew with over 10 years of experience in the airline industry, I can confidently say:
This is not how you treat a customer.
We’re trained to never say no to customers unless it’s about safety. We always try to go beyond expectations and treat people with care and respect.

There are many better ways the GM could have handled this:
1. He could have politely asked a staff member to inform us that doing hair in the restaurant was not appropriate, and we would have happily moved.
2. He could have come over and spoken to me in a calm, respectful manner. I would have immediately stopped and apologized.

But instead, he chose to embarrass us in public.

Even now, I still can’t believe this is how a General Manager of a 5-star hotel acts.

Because of him, I will never return to this hotel — and neither will my family, friends, or anyone I know.
Not because of the staff — who were kind and professional — but because of the GM.

In January 2024, while visiting our son and daughter-in-law at Camp Pendleton in California, we booked a stay at Wyndham in Oceanside. What was presented as a mandatory 1.5-hour presentation for a gift card turned into an extended, coercive sales session. I was recovering from multiple surgeries and required pain medication, yet despite my visible discomfort and our repeated declinations, the sales team persisted. They manipulated our emotions by exploiting our love for our children and grandchildren, emphasizing how we could "leave a legacy" through vacation opportunities. Under significant pressure and a same-day-only offer of 300,000 bonus points, we reluctantly signed a contract, feeling trapped in the process. Our subsequent experiences as owners have revealed numerous concerning issues. We face constant harassment through unsolicited calls and mandatory meetings pushing upgrades. The property conditions have been consistently substandard, as evidenced during our stay at WorldMark Steamboat Springs, where we encountered backed-up drains, non-functioning electronics, and unsanitary public areas. The escalating maintenance fees, which were not fully disclosed during the sales process, seem particularly egregious given the visible state of disrepair of the properties. We want to be clear: this is not the vacation ownership experience that was promised to us. The combination of deceptive sales practices, substandard properties, poor service, and relentless upgrade pressure has left us very dissatisfied with our decision to engage with Wyndham Resorts.

My experience with Worldmark began in 2022, when their representatives approached us at our hotel entrance, offering to show us a new hotel on the strip with the promise of a free lunch and two complimentary nights if we attended “a brief presentation”. Upon check-in for the presentation, the staff demanded I surrender my driver's license, saying it would only be returned after the presentation concluded. I was held captive and allowed their aggressive sales team to wear me down to my core. Each time I expressed disinterest the sales team claimed we would never be allowed back if we left, as this was a "one-time deal". What was presented as a 90-minute presentation turned into an exhausting four-hour high-pressure sales session that consumed our entire day. They strategically analyzed my financials, finding me as the better candidate because I had no existing loans. Under this pressure, I agreed to buy 10,000 points for approximately $20,000. Fast forward, I wrote the company directly only to be dismissed with the added insult of being accused of working with a “timeshare exit company” – if that claim was accurate, it would be irrelevant anyway. They are simply trying to deflect from the salespeople’s unethical tactics. My issues are with Wyndham’s fraudulent activities, which they are clearly not owning up to. These people are vultures; avoid them at all costs!

Horrible Experience

Our experience with Wyndham has been nothing short of nightmarish. What began as a "free vacation opportunity" turned into a 5.5-hour high-pressure sales presentation followed by a rushed 30-minute contract signing that left no time for proper review. Sales representatives collected our driver's licenses at check-in (likely for unauthorized credit checks and to hold us beyond the 90-minutes), instructed my wife to falsely claim employment status to qualify for financing, and completely fabricated a non-existent Disney affiliation that was our primary reason for purchasing. The booking process has been abysmal—we've secured exactly ONE reservation out of twenty attempts (a 5% success rate). Ironically, we can book the same accommodations through their website at lower rates than what we pay as owners. They misrepresented worldwide travel opportunities, cruise discounts, rental car access, and potential rental income, while conveniently omitting crucial details about maintenance fees and membership costs. Our single attempt to use the membership in New Orleans devolved into confusion, dismissive treatment, and another ambush presentation attempt. We strongly advise against doing business with this company.

DON'T LET THEM WASTE YOUR TIME AND MONEY LIKE THEY HAVE TO ME

What started as a promised "1-2 hour presentation" with Wyndham Vacations turned into a 4+ hour high-pressure sales marathon filled with blatant lies. The sales team falsely claimed points never expire, resorts were exclusive to owners, and ownership was a valuable investment with tax benefits. They misrepresented resort locations as being close to attractions when most are an hour away, and promised amenities like dog-friendly accommodations that don't exist. Despite knowing my partner's unstable financial situation, they proceeded with financing and secretly opened a second loan in my name without proper disclosure, resulting in nearly $1,000 in monthly payments including various hidden fees.

After purchase, using our "vacation ownership" became virtually impossible. We discovered undisclosed booking fees, mandatory 3-night minimums, and points that decreased in value yearly. The booking system constantly failed, and we received daily harassing calls about "expiring points" while facing extremely limited availability. When we did manage to book stays, we were relentlessly pressured to attend more sales presentations during our "vacation." Our promised 200,000 points turned out to be only 144,000, points were mysteriously deducted without services being provided, and unexplained charges appeared that were never refunded. The "Vacation Sidekick", "VIP", and "Travel Up" partners are not helpful and cost more than using other booking services.

***Don't make the mistake we did – Wyndham's entire business model relies on confusing and pressuring customers into contracts they don't understand, then making it impossible to use the service as advertised.

Wyndham has been a pain

After years of manipulation and deceit, I feel compelled to warn others about Wyndham's predatory sales tactics. What began as an innocent purchase in 2004 has morphed into a financial nightmare and emotional rollercoaster.

During our Smoky Mountain vacation, the front desk insisted we attend a presentation about "important membership changes." This innocent-sounding update turned into a high-pressure sales ambush with a representative named Mr. Jeter, who aggressively pushed
us to purchase more points to "reach a new level" with "priority booking." When we had second thoughts and tried to cancel the next day, Mr. Jeter's rudeness reduced my wife to tears before abandoning us to another salesperson to handle the cancellation.

Our most recent disaster occurred in Myrtle Beach. Again, we were lured in with promises of a short, informative session about "new changes." Two exhausting hours later, I discovered I'd been tricked into signing not one but TWO contracts. After paying $15,000
to clear one credit card, I was horrified to find a second contract for an additional $19,814.17—equating to an outrageous $1,635.71 per night for a simple week's vacation! At 78 years old and on a fixed retirement income, this predatory tactic has devastated
my financial security, especially following my wife's passing.

The pattern of deception is consistent: salespeople boasting about being "top performers" but abandoning us when we decline their offers; false claims that upgrades are "today only"; blatant lies about timeshares being "appreciating real estate investments";
and crucial information concealed about maintenance fees being perpetual obligations that transfer to our heirs.

What began as an enticing offer in a casino quickly devolved into a frustrating timeshare nightmare. Lured by promises of flexible travel options, gift cards, and seemingly advantageous vacation opportunities, we were persuaded to purchase the smallest possible package.

The initial sales pitch painted an attractive picture of worldwide travel and Disney Park access. However, reality proved starkly different. Booking availability was extremely limited, effectively rendering our investment nearly worthless. Despite being
told we could easily book locations in New Mexico, Colorado, California, Florida, and Mexico, we managed only two stays—both in Las Vegas.

The high-pressure sales tactics continued even after our purchase. A promised "one-hour" membership update meeting stretched to 2.5 hours, with persistent attempts to upselling. Customer service was equally unhelpful, providing ambiguous exit strategies that required additional costs.

Contrary to initial assurances, fees have consistently increased annually. What was marketed as a flexible, cost-effective travel solution has become a financial burden with minimal tangible benefits.

I'm reporting on my experience with Wyndham Vacation Ownership. What began as a supposed "free trip" win from a wedding expo raffle quickly revealed itself as a deceptive sales scheme.

We were required to pay $532 for a "discounted" hotel stay in Florida, plus taxes and airfare, with the obligation to attend what was described as a 90-minute meeting. In reality, this meeting lasted SIX HOURS of relentless pressure from multiple salespeople. They portrayed the timeshare as an amazing investment we could pass down to our children, emphasizing "priority booking" and "bronze status" benefits.

The high-pressure tactics continued until we eventually signed documents, we barely had time to review. Key concerns include:

We were never properly informed about our legal right to rescind the contract.
Our contract was mailed to us AFTER the rescission period expired.
The loan terms and interest accrual were not clearly explained before signing.
We were unable to book trips on three separate occasions despite availability claims.
Our dedicated sales representative became unreachable once we had signed the paperwork.
We've spent $8,300 so far with zero vacations to show for it.
What was marketed as a "lifetime opportunity" has become a lifetime burden. Wyndham's sales tactics feel deliberately misleading, designed to rush consumers into commitments without full understanding of the financial obligations or contractual limitations.

I strongly caution others to avoid these high-pressure presentations and carefully research timeshare ownership before considering Wyndham Vacation Ownership

After purchasing a Wyndham timeshare in 2021, our experience has been nothing short of disappointing. The initial sales presentation in Myrtle Beach was high-pressure and manipulative, lasting 3-4 exhausting hours. We were shuffled between multiple rooms,
repeatedly pressured to make a purchase, and never given adequate time to review the contract or understand our commitments.

Despite investing approximately $25,000 and having an ongoing mortgage of $45,095, we have been unable to effectively use our timeshare points. Attempts to book vacations in Wyoming, Idaho, Montana, and Kentucky were consistently unsuccessful. When we finally
managed a family vacation in Tennessee in 2023, we were again subjected to a lengthy sales update meeting that consumed valuable family time.

The sales representatives made numerous promises of personalized assistance and easy booking, none of which materialized. Contact numbers provided by Steven Tilimon and Alaura went unanswered, leaving us feeling abandoned and misled. Most shockingly, we
never received the actual contract we signed, preventing us from fully understanding our ownership rights.

Our advice to potential buyers: be extremely cautious. This timeshare has been more of a financial burden than a vacation opportunity.

Our timeshare contract with Wyndham…

Our timeshare contract with Wyndham Resorts, signed on February 14, 2024, started with a $1,540 down payment. My husband, Kevin, and I were grossly misled by their sales representatives, resulting in a purchase we repeatedly said we could not afford and
did not want. The numerous misrepresentations and outright lies we were told during the sales presentation have left us financially burdened and emotionally devastated. They quoted a favorable point-to-dollar rate for such rentals, which we later discovered
was less than half what they said—a blatant lie. Their first offer was $28,000, which we rejected, explaining we were considering selling our timeshares due to financial strain and our camper lifestyle. I specifically asked if points could be used for RV campgrounds,
a pressing need for us and we were assured we could, and we later confirmed this was impossible—another major selling point, which turned out to be a lie. When we reiterated our inability to afford $22,000 (their revised offer), they suggested renting out
points to cover maintenance fees, claiming Wyndham would help—a promise that proved untrue. They also warned that our children would inherit the timeshare’s obligations unless we upgraded, assuring us that with this purchase, unused points could cover housekeeping
fees after payoff, sparing our children any burden. This, too, was misleading. After reducing the price to $15,000 with a $1,540 down payment, Wyndham salespeople assured us, we could sell back points by March 31 at $100 per 10,000 points to offset our maintenance
fees (rising from $1,800 to $2,400 yearly)—yet another lie, as no such program exists. They promised a “do not bother” list to avoid future presentations (broken at Daytona in November 2024) and a personal follow-up to navigate the website (never provided).
Exhausted and overwhelmed, we caved, signing a contract we didn’t fully comprehend, trusting their assurances. This is such a fraud.

Avoid the headache & stay away from this business!

My wife and I regret ever doing business with Wyndham Destinations. They ran my credit multiple times without my knowledge. The staff is rude & constantly lie! When we asked for a copy of the contract they provided us with a 800 number, When we called that number they gave us another number to call just to give us the runaround.
This business has been nothing but a headache & a financial nightmare.

Please stay away if you are a potential buyer!
