I’ve dealt with Zainab Khan (Senior Property Manager) for a while now and she’s always been really easy to deal with. She’s responsive, organised and just gets things sorted without any fuss.

Overall, she clearly cares about her work and puts in the effort. I’ve always had a good experience dealing with her and would happily recommend her. Settio are lucky to have her.

I recently had the pleasure of dealing with Settio when I moved into my new apartment.
Lilly was my letting negotiator, and I had Sharon and Elisha from the profession team also helping. Throughout the whole process they were constantly in communication and very attentive. I would recommend Settio to any one and I look forward their high level of service throughout the rest of my tenancy.

In particular, Josh Faller has been excellent as my property manager — proactive, responsive, and thorough in handling inspections and day-to-day management matters. The recent inspection process was smooth, detailed, and clearly communicated, which gave me great confidence that the property is being well looked after.

I recently moved into a newly built flat and encountered a couple of issues right after moving in. Zainab Khan, Senior Property Manager from Settio Manchester was incredibly responsive and immediately coordinated with the building concierge to get everything resolved quickly and smoothly. She was very helpful and supportive throughout the process. Really appreciated her assistance and excellent service!

We’ve been using Settio for managing our Unit in Manchester for years now and have been very happy with their service and support. Key to our satisfaction has been Holly Keeney she’s always been extremely helpful, responsive and very reliable and we are very appreciative of her efforts.

Holly Keeney is a very present property manager. She's happy to praise you, but will let you know if you need to change anything that contributes to your and everyone else's safety for example, or offer tips on how to better care for the property....which is very positive. I have been renting with Settio for 1.6 years and have no reason to complain.

We recently moved, and Max, Sharon and Holly were incredibly helpful throughout the process.

Max guided us through the referencing process, which turned out to be more complicated than expected. Despite this, he remained patient and consistently supportive throughout. His communication, professionalism and genuine willingness to help made a stressful process feel much more manageable.

Sharon was quick to communicate an issue that arose on the day of the move and took the initiative to investigate it thoroughly, and confirmed it was due to a system error, which was very reassuring. We appreciate her attention to detail and the care in which she handled the situation.

Holly, our property manager, also made a great impression from the start. She took the time to call and email us on the day we moved in to introduce herself and share key information. Since then, she has been consistently supportive with any maintenance requests, always responding promptly and with a friendly approach.

Huge thanks to Settio for helping us secure our new home. Liam was fantastic throughout the whole process. We managed to get the exact apartment we were after, and the move was seamless. They made a normally difficult process feel easy from start to finish. Thanks again to the whole team. :)

I do not think it’s okay that they selectively provide service by discriminating tenants. Now I can confidently say they intentionally avoids me and are not willing to communicate regarding their company guidelines - typical reply within 24hours.

I’ve been using this company for 3 years now. There was a miscommunication about some maintenance so I tried to sort it by inquiring Settio. Even though I sents several messages and emails, they did not reply for over a week. Once I contacted the headquarter they finally suggested a phone call. I said I’d like to received an email first and then arrange a phone call. The phone call arrangement took for over a week again after I sent several emails. In total, I spent almost a month to solve this matter on my own.

They were never sorry about giving me an apartment with bed frame/mattress that size do not match and flatdoor without spyhole - but asked me to check the facilities properly and sort it on my own.

Is it my fault to get a flat with issues due to their poor inspection? And then they treat me like a prick who wants endless maintenance? I’m paying the highest rent in the apartment. They took my money for what?

Holly Keeney is undoubtedly the best estate agent I’ve dealt with. I had a small issue with the shower that revealed larger issues which took months to resolve. Professional, prompt and understanding most importantly. Alongside this other issues arose and she dealt with them within a day! I couldn’t have asked for any better

Settio's team is professional and efficient in following up on the tenancy arrangements.

It's very pleasant to work with Settio. The whole working process is very clear step by step. During each step, the contact person is very professional. The email is always answered in time. In terms of the customer's questions, I can get satisfying explanations.

Thank you to organize an great event to introduce the new Renters’ Right Acts which will be effective in UK as of 1 May . Let us as a landlord in Uk with better understanding how to impact us as an investors .

Appreciate the whole Settio team coming out to HK and meet clients, hope they will do so regularly. Given the uncertainties of the Renters Right, it would be good for Settio to organise an update to share what the situation is 6 to 9 months after its implementation, either in person or online.
