Definitely recommended! Tried PeterAlan first to sort my mortgage and after almost 9 months and wasted over £1000 I just gave up. Very disappointed! Thanks to Liam Tresilian at Allan&Harris Albany road who managed to sort my mortgage within a week. very pleased!

**Review for Allen and Harris Estate Agents ROATH BRANCH:**

My experience with Allen and Harris Roath has been nothing short of a nightmare. They lost a sale on my property just three days after it was “sold”. After the third viewing, I was alarmed by Ring doorbell footage showing the buyer's hands covering the camera and the salesman Yupy suggesting a property £60,000 more that was renovated, despite having already knocked my price down by £10,000. Even stated the address of the other property. I immediately lodged a complaint, but Mel, who claimed to be a manager, was actually just admin and left me waiting for ID checks and that everything was fine. On a bank holiday Monday, I received a call from James, the valuer, informing me that the buyers had pulled out—without a courtesy call from the salesman, Yupy.
I KNEW THIS WAS GOING TO HAPPEN.

Additionally, my husband and I had troubling exchange with James via a WhatsApp group he created, where he insisted I couldn’t view MY own property and made rude, borderline racist comments regarding a potential buyer’s surname and how much they would offer. They seemed more focused on their fees than facilitating viewings, even trying to push their mortgage advisor on me when I had my own.

Vicki Crean’s management skills are VERY questionable; she broke GDPR by sharing another customer’s name and address with me, claiming we were relatives. It’s outrageous that she disclosed this information without consent. Her request for my CCTV footage regarding unprofessional conduct outside my house was baffling.

A different salesman made misleading claims about my kitchen, and they left lights on in my home while I was at work, wasting electricity. I had to chase feedback repeatedly, and around 8-9 bookings were made and then canceled, yet they still used those names in their records.

I've sent a formal complaint to Connells and terminated my contract with Allen and Harris Roath due to their numerous breaches of professionalism. Thankfully, I’m now working with a relative in the industry who knows how to do the job right. I would never recommend Allen and Harris, particularly the Roath branch, to anyone. This experience has wasted months of my family's time.

The only reason I chose them initially was that I purchased my house through them. I’ve noticed several other houses in “The Hawthorns” have switched to different estate agents—wonder why?

Please, no customer service responses; my complaints have already been lodged with Connells, and I’ve taken legal advice.

Fortunately for this review due to character limits, I can’t go fully into depth!

Awful Awful Brach! Stay away!

I have been waiting a month for a call back with more information. I found a couple times over the month and got told that I would be called back. I phoned today and the lady was rude and abrupt, saying they already phoned - which they did not. This whole experience has made us never want to use them.

That’s is me again. After a very stressful negotiation with this company we decided to continue in the purchase of the apartment and couldn’t be worst. After a lack of information in the home report that builds with more than 4 floors bead to have lift by new regulations and just a few lenders accept to mortgage apartments in 5 floors without lift we got one. Lender tried 3 times to organise the service but Alen and Harris have not organised the appointment so they came to us telling the seller will put apartment back to market. Terrible service,terrible organisation, terrible customer service. Maybe now they will sell to their friend.

I have been helping my son find a property in the Stoke Gifford area and have met with many agents. I am so impressed with the experience I have had with Kelly at Allen & Harris her expertise is immense. Polite/ approachable and very helpful. Definitely recommend 100%

Hannah & Milly at the Wiltshire branch were amazing. As a letting agency ourselves, we used their services to let a property in their local area for our corporate client. Hannah went out & valued the property & they let it within 4 working days. The customer service we have received is outstanding, friendly & very competitive given that we had communication with two other agents in the area that lacked the enthusiasm & professional touch.

I strongly recommend that you don’t use Allan and Harris’s Pontcanna branch.

Parents house was sold through them. They failed to set buyer expectations which caused us a lot of issues, they gave bad advice to things they should have been knowledgeable about and we later we found out that they lied about the buyers circumstances.

1) The buyers kept trying to go around A&H and made attempts to contact us directly. Upon telling A&H, they didn’t really care much about it or do anything about it as the buyers kept constantly trying to contact us directly to arrange everything even after we told them they need to go through A&H.
2) The buyers had very unreasonable expectations and A&H did nothing to keep them in check. They failed to get them to understand that they were part of a chain and them wanting the sale completed by a set date had to work for the whole chain or the sale would fall through. To be blunt, I don’t think they even tried.
3) We later found out that they were lying about the buyers circumstances. How do I know they were lying? Well because it was all things they would legally have had to know to complete the sale. Such as they claimed repeatedly that the buyers needed a mortgage and that the sale was held up by them not having signed their mortgage offer, but on the day of the move when we met the buyers in person they directly said they didn’t buy the property on a mortgage and never needed one. They also claimed the sellers owned a flat that was less than 2 minutes away from the property we were selling to them, but turns out that after meeting them that I already knew their land lord who confirmed to me that they were actually renting a house in Leckwith and he was aggressively pushing them out because he wanted out of the renting business. I don’t know why they would lie about this. They should have known all of these details and I’m pretty sure they have a legal responsibility to ensure they had the correct information. I can only assume they were saying these to try and get us to do something for them or the buyers like drop the price or look for another place to buy (irony being that we didn’t care who we sold the place to as long as they could pay).
4) The chain also almost fell apart because the buyers were the weakest ones on the chain. There was massive delays because they couldn’t get their finances (assumed mortgage or otherwise) together. A&H didn’t really care much about this. They didn’t do much to chase the buyer about setting a date or try and find out what was going on with finances. That was annoyingly left to us to do….
5) On the day of the sale, the buyers turned up less than 30 minutes after the exchange time to try and kick my parents out. The contract specified that they were supposed to give us 6 hours to move out before they turned up. What the buyers did was illegal, because it was written down in the contract and they breached it. A&H were completely uninterested and basically told my parents that they had to get out there and then (something they should have known was wrong as they had a copy of the contract). The buyers did this because it turns out that they were going on holiday and wanted to leave early. Long story short a lot of my parents possessions got damaged or broken and we’re now considering legal action that A&H may get caught up in because they couldn’t do their job of setting seller expectations and knowing basic contract law (you’re and estate agent you should know all of this!).

Houses have been selling themselves for the past 20+ years, unfortunately this has given us incompetent estate agents like A&H. I strongly recommend that you use anyone else and if you find a good estate agent be sure to recommend them to all your family and friends so they don’t end up with a rubbish one like Allan and Harris.

The Wells office team are a great, friendly and helpful team, the sale and buying of houses went fairly smoothly. I think the whole English system needs overhauling, it's too clunky, long and am sure it's only making money for the legal people. But this is not the problem of agents, who certainly do their best in the circumstances! However, I would NOT recommend using the in-house solicitors etc., not having a face to 'shout' at, and to pop in and ask questions directly to, is really hard. So get your own solicitor!!

What a great experience we had selling our parents’ house. Allen and Harris were totally professional and took all the hassle out of selling a property which is 2 ½ hours away from me. The Matterport walkthrough showed the house beautifully. Allen & Harris did all the viewings - 15 in the space of 2 weeks - and secured a great price for us. They were friendly, respectful and kept us informed at all times. This was the Paisley office - a great team!

I had a lovely experience with Keron in the Pontcanna office. He was efficient and kind. He was a good communicator and a pleasure to work with!

The worst letting agent ever. They cannot manage your property and are very rude and provide the worst customer service ever. Being with this letting agent has been a nightmare, instead of helping landlords the so called letting manager Tiffany was very rude and explains she’s not a mind reader. She would never answer calls, disregard emails and also accidentally replies to a chain of emails to her colleague but includes us to say how we are ridiculous. Tiffany is so unprofessional and the service provided was appalling. We will never be using this letting agent and recommend not to use unless you want your house to be destroyed and not to have any support from the lettings agent you put your trust in to manage and maintain your property and to have the most appalling service. Stay clear and actually get your moneys worth with another agent.

I have been using Allen n Harris for a number of years now, I've been a landlord for 25+ years and in the past used different agents, of which haven't been the best.
Sulayman and Ellise always go that extra mile.
If there is a problem they will always try to sort it out for me.
I can trust and rely on them and show potential new tenants around my property without me having to be there, and they're always willing to help.

Just to be clear - this is a review from someone who is not a customer of Allen & Harris at Didcot, but someone who has been put in an awkward position by a landlord who is extremely keen to get the property rented again and arrange viewings as soon as possible. Neither her or Allen and Harris have had any consideration for us as tenants still paying the rent.

Firstly, they sent S., who was meant to take some pictures. He went on to make rude remarks about the state of the property, interfere with our belongings and kept asking questions about our furniture and the fridge which also belongs to us. He also asked some intrusive unwelcome questions. He seemed to expect us to make the property spotless which is not possible for people working 60+ hours a week and dealing with renovating the new property.

We had security concerns regarding having strangers at the property. Allen and Harris refused to provide any reassurance, even their manager was not understanding at all and plainly rude. He also called me at 9am even though it was made clear to them that I work night shifts - luckily I predicted that and put my phone on “do not disturb” and didn’t get woken up.

Finally, on the viewing day - E. arrived late which led to an awkward moment when I had to turn away the viewers as the agent was late. Then, they let in more than one person at the time even though we didn’t agree to having several people at the same time - the agreement was to have one person at the time. Finally, due to the lateness, the viewings overran past the agreed time window.

I would not recommend Allen & Harris as estate agents as they did not respect us as tenants and kept giving incorrect information to people viewing the property. I also feel for the people working there, as their manager seems to be a really unpleasant person to deal with.

Riley from the Clifton team has been a pleasure to deal with and is very helpful. He has been very efficient and responds quickly to any queries I've had. Very happy with the service.

Brilliant team always responded and very clear in email and phone calls. We highly recommend using Allen and harris. We had Ollie Jones he was amazing !!
