Had a reservation coming up in a week. Found out that the chain no longer has the property I booked but never sent me notice of selling off. This is for event in are of Augusta. When calling after finding out each agent who pulled up the reservation cheerfully confirmed it until I told them that it was no longer in their portfolio. Asked them where they were putting the reservation and they said that I had to figure it out on my own with new property at the location. Interesting as they still had my reservation in the system. Can you imagine showing up to a property during a sold out situation and not having a room in t he city? Customer care just kept telling me cheerfully that they could not help me and I had to call property (now and IHG property Garner Hotels) who of course had no specific reason to honor as they have nothing in their system. I advised Wyndham and they continued to not take blame or find alternate property of theirs in area to put me at the same rate. Just kept saying we suggest you call the property on your own as a script. What a really bad company. Imagine if this happened to you. For me, IHG found me space and gave me a favorable rate to solve the problem for me. Go IHG. Do not book Wyndham!

Dieser ist nie Lösungsorientiert, oder hilfsbereit und man soll stÀndig BestÀtigungen einreichen, die man teilweise beim Check-Out nicht erhalten hat⊠Und das alles, obwohl die Aufenthalte ÃŒber deren eigenen Seite gebucht wurden und ihnen somit alle Daten vorliegenâŠ.. Und sie sich damit im Zweifel auch problemlos selber den Aufenthalt und die Zahlung vom jeweiligen Hotel bestÀtigen lassen könnten.
Fazit:
Wyndham Rewards ist wirklich einfach nur unfassbar schlecht und unprofessionell.

It started in February 2019 at Big Bear. I was approached with âpromotional incentives,â invited to a presentation, and sat there for hours while they described a vacation program that would supposedly save money, build value, and even become something I could pass down to my kids.
I believed the presentation. Looking back, that was a mistake.
What I didnât fully understand at the time was that the contract effectively never ends, the maintenance fees increase over time, and getting out of the program can be extremely difficult. I also felt rushed during the signing process, and parts of the agreement were only presented right at the end.
In March 2025 at Oceanside, I was encouraged to upgrade with financing at 14.99%. Between loan payments, booking fees, specialty charges, and parking, Iâve now spent over $12,000 since the 2025 upgrade.
Iâve taken about 10 trips, and in my experience I never saw the value that was promised during the presentation.
Marketing materials often mention things like Disney or theme park access, but in practice I found those options extremely limited and they were never clearly explained during the sales presentation I attended.
The sales process itself felt overwhelming: multiple representatives, long presentations, and significant pressure to make a decision that same day.
After my experience, I later discovered that Wyndham has faced numerous complaints and legal actions related to timeshare sales practices, which made me realize my situation may not be unique.
If you are invited to a presentation for a âfree gift,â I strongly encourage you to research carefully before agreeing to anything. I wish someone had warned me back in 2019.

We are a retired couple
We are a retired couple on a fixed income. My husband is a 77-year-old Army veteran, and I am 64 and we were deceived into purchasing a $25,000 timeshare at Margaritaville in Pigeon Forge, TN in May 2024.
We were lured in by the promise of free dinner and show tickets, only to endure a high-pressure sales presentation. The salesman made numerous false claims: that the timeshare would increase in value, be easy to resell, and that we would receive Disney resort access with discounted cruises and theme park tickets. None of this has materialized.
We were never informed that our access was limited to the western United States. This is a significant detail that was deliberately withheld. The salesman also claimed he personally used Wyndham credit card points to cover his own monthly HOA fees, pushing us to sign up for the credit card as well.
Despite telling them our budget was $25,000 and that we had limited travel time as caretakers, the team relentlessly pushed a $50,000 package. The contract was rushed through signing with little explanation.
We paid off the $27,200 total contract in full and have only been able to take ONE vacation due to poor availability. At a later Wyndham sales event, we were told we'd need to spend another $25,000 just to get reasonable booking options.
We urge anyone considering a timeshare purchase to research thoroughly before signing anything under pressure.

Wyndham Resorts â Predatory Sales Tactics During Medical Crisis
In December 2024, my husband and I stayed at Wyndham's Williamsburg, VA location while I was recovering from a partial mastectomy performed just 11 days prior. Despite repeatedly telling staff we only wanted to rest, we were pressured into attending a timeshare presentation with representative Destinee Hall.
We disclosed my surgery, pain level, and medication use beforehand, and were promised the meeting would be brief. Instead, it lasted over four hours. Throughout the session, I repeatedly explained I was exhausted, in pain, and not thinking clearly. We told Destinee multiple times we were not interested â we wanted to exit our existing contract. Instead, she threatened that our maintenance fees would skyrocket to over $1,000/month unless we signed a new contract.
We were subjected to multiple supervisor visits, confusing rental explanations, and relentless pressure until we felt worn down and signed under duress. We were also told we could exit the contract in two yearsâ time, but something we only learned was misleading later.
We attempted the rental program as instructed. No one rented our timeshare; we lost 45,000 points and received nothing toward our maintenance fees.
We are requesting full cancellation of our December 17, 2024, contract. No vulnerable person recovering from cancer surgery should be treated this way. We trusted Wyndham for years â this experience was a profound betrayal.

There are two types of people that do business with companies selling time-shares. The first type have more money than brains and don't mind spending their money on frivolous services they may or may not use. The second type are the same people who have "good" experiences buying cars at the dealership. These same people sign up for service contracts and add warranties to their $700 TVs. Wyndham is misleading you about the actual costs, they are pushing financing, and they are trying to use manipulation to justify your impulsive behaviors.

Fazit: Bucht lieber ein Hotel â es ist sauberer, zuverlÀssiger und oft genauso teuer. Eine Plattform, die auf Kommunikation und Transparenz verzichtet, kann ich nicht empfehlen.
Wyndham Refuses Cancellation Despite War Situation and Safety Risks in Dubai
I am extremely disappointed with the handling of my reservation at Wyndham Residences The Palm â Dubai.
I had a non-refundable reservation booked via Booking.com for March 16â20, 2026. -reservation no 6309201958. However, due to the ongoing military conflict between the United States and Iran, the security situation in Dubai has become highly unstable. Reports indicate missile threats affecting areas including Palm Jumeirah, where this hotel is located.
Flights to the region are already being disrupted and travel safety cannot be guaranteed. Under these extraordinary and unforeseeable circumstances â clearly a force majeure situation â traveling is no longer safe or possible for us.
Despite explaining these serious safety concerns, the hotel has refused both cancellation and date modification, insisting on enforcing a non-refundable policy during an active regional conflict.
Guest safety should always come before strict cancellation policies, especially during war-related risks. I expected a global brand like Wyndham to demonstrate responsibility, flexibility, and customer care in such exceptional circumstances.
I respectfully request Wyndham Hotels & Resorts management to urgently review this case and provide a fair resolution, including cancellation or refund due to force majeure and safety concerns.

I am writing this review to warn others about the deceptive practices I experienced as a Wyndham timeshare owner. I was initially lured in with a free one-night stay in exchange for sitting through what turned into a high-pressure sales presentation, which lasted well over an hour. Representatives told me the timeshare was real property I could sell, rent, will to anyone, and that it would appreciate in value. Nearly every one of those claims was false.
Booking accommodations turned out to be nearly impossible. I was told I could reserve up to 13 months in advance. When I called exactly 13 months out, I was told everything was already booked. The facilities I did manage to use were subpar and in undesirable locations.
I was pressured into upgrading my points three separate times, each time being told the offer was only available "right now." I started with 12,000 points and eventually got 66,000. My maintenance fees, originally around $100 a quarter, have since skyrocketed to $705 a month, which brings the total to over $8,400 a year. The value has not appreciated, it has done the opposite.
During a stay at a Wyndham property, I was promised a 30-minute owner update. We were held for 2œ hours under intense sales pressure and left without the gift we were promised.
I am a small business owner facing real financial hardship, and this contract has become an unbearable burden built on misrepresentations. I would never have signed had I been told the truth. Do not buy a Wyndham timeshare.

It started in April 2025 at Club Wyndham Midtown 45. I called ahead saying I wasn't interested in sales presentations, but they still ambushed me at check-in under the guise of getting a parking pass. The "one-hour update" became FOUR HOURS of relentless pressure. I kept saying I couldn't afford it, I was getting financial help from my parents, but they wouldn't stop. They told me not to mention my financial limitations to the closing agent because it was "such a good deal." Red flag #1.
Two months later at WorldMark Anaheim, it happened again. SIX HOURS of high-pressure tactics while I was exhausted. They brought in managers, painted pictures of Disney benefits and theme park discounts, promised I could rent units for profit, and swore I'd never have to attend another presentation. All lies.
The Disney benefits they used to sell me? Completely fabricated. The promises about rental income, appreciation, fee elimination? All contradicted in the fine print I was too rushed and exhausted to properly review. They took my driver's license during the tourâholding me hostage essentiallyâand never properly assessed whether I could afford any of this.
I've spent $15,000 and haven't used my timeshare ONCE because now I can't afford vacations at all. The very thing that was supposed to enhance my travel has destroyed my ability to travel.
The paperwork was so rushed that they missed my signature on the deed. I later got an email saying it wasn't recordable and I'd need to fix it myself.

We were lied to from the very beginning. What was supposed to be a quick 90-minute presentation turned into over four hours of relentless pressure from at least five different salespeople. They kept saying "this is NOT a timeshare" - over and over - but that's exactly what it is. They used our grandsons (ages 4 and 8) as part of their manipulation, giving them coloring books and asking where they wanted to vacation, telling us the boys could "inherit this ownership." We said no at least ten times before we finally broke down. The lies were unbelievable. They promised it was like owning a vacation home that would build equity. They said we could rent it out for income. They swore once the loan was paid off, we'd have no more bills. NEVER ONCE did anyone mention maintenance fees - not during the entire presentation, not during the rushed tablet signing. We were shocked when the first bill came and horrified to learn these fees increase forever and become a lifelong debt that even our grandchildren would inherit. They heavily pushed a "special Disney partnership," claiming we'd have priority access to Disney resorts and could book cruises with our points because our grandkids love Disney. That was HUGE for us. Complete lie - none of it is possible through Wyndham. When we asked about exiting, they said just call our salesman. He ignores every call and text. The signing was deliberately deceptive - pages scrolled fast on a tablet, no time to read, just "sign here." Documents were buried in meaningless emails later. Availability is terrible, and we can book the same properties on Expedia for far less than what we're paying. After nearly 30 years with Wyndham, I'm appalled, but not surprised, by the deceptive tactics used during my August 2025 meeting in Phoenix with sales rep Adam Flynn.
A little history: We purchased additional points through Wyndham in Steamboat Springs in 2013 with a guarantee that we could sell them back to Wyndham at any time. For four years, I had been trying to exercise this option because we no longer needed the extra points. In 2021, an Angels Camp, California, rep confirmed a $13,000-$15,000 buyback value, but he couldn't process it himself.
So on August 22, 2025, I was going to try again. I met with Adam specifically to sell those points back to Wyndham. When I told that to Adam, he claimed the buyback option "no longer existed" and instead, pressured me into purchasing more points through their property by lies, promising the extra points could be used to reduce our escalating maintenance fees, and that their maintenance fees were the cheapest in the US. He projected $98,000 in fees over 10 years and claimed this purchase would cost less and therefore save me money. Plus this could be inherited by my children and grandchildren, an investment for years to come.
Here's the kicker: later, a Wyndham customer service rep confirmed I COULD have sold back those pointsâuntil I signed Adam's contract. When confronted, Adam suddenly changed his story, admitting I could still sell them back, but of course by now, he had his commission. Pure deception!
I tried getting out of the contract within 4 wks of signing the contract. My luggage with the contract was lost until after the rescission period, and my husband was simultaneously battling breast cancer, so I was unable to concentrate on this problem. Adam vanished once he secured his commission.
When I tried renting my points for someone else to use, I found out Adam had failed to disclose that renting excess points only returns 60% of proceeds and wouldn't take effect until January 2026, leaving me paying over $150 ($512.17 vs $350.00)more in monthly maintenance fees PLUS $790.51 monthly loan payments at 14.99% interest.
So beware! Wyndham preys on longtime owners through manipulation and outright lies. All they are interested in is lining their own pockets!

We attended multiple presentations in Las Vegas, New Orleans, and Portland where sales representatives made false claims that have never materialized. We were specifically told we could use a branded credit card to earn points that would offset or cover timeshare fees - this has NEVER been possible. The points system they "proved" with stacks of paperwork and charts simply doesn't work as advertised.
The sales environment was extremely high-pressure and coercive. Despite repeatedly saying no, the team refused to accept our decision and continuously rotated new salespeople to wear us down with different tactics. They separated my husband and me to "explain" things individually, and presentations extended hours beyond what we agreed to. We were never given space to leave or reflect independently. The pressure was so intense we signed just to escape the situation.
Critical information was deliberately withheld, including our right to cancel within the allotted timeframe. We were lured with promises of "free vacations" that came with unreasonable fees attached.
Since purchasing, we've paid substantial amounts in purchase price, financing interest, annual maintenance fees, and additional costs. Despite this financial commitment, we've received NONE of the promised benefits. Availability has been so limited that we've never been able to stay at the resorts we bought into. The timeshare has provided zero real value while leaving us financially harmed.
Save yourself the financial burden and emotional distress. Avoid Wyndham timeshares at all costs.
STAY AWAY OAK ST. CONWAY, AR
I stayed at the hotel on Oak Street Conway Arkansas this past weekend for 3 nights. I am super disgusted and truly shocked because myself and my employees have always used this hotel throughout the US and never had these issues.
I tried to book a Queen efficiency room or king suite and I was told they were all booked. I stayed 3 nights and only 7 rooms were rented during our entire stay so that was a lie. It would have been nice to have a kitchenette during a massive ice and snow blizzard. The man at the front desk had zero personality and was downright rude. Bathroom exhaust fan did not work, black mold on bathroom ceiling, giant gap on bottom and side of entry door to room with a constant, frigid breeze and snow blowing in, sink and tub would not drain properly so I had to stand in dirty shower water and washing our hands in the sink was impossible because it took forever to drain, bugs in mattress, hairdryer was broken, filth around bathtub faucets and tub towel rack, missing towel rack in sink area. Rim of toilet was black and disgusting with foul odor. This is only some of the problems. I have time and dated photos. Myself and all of my employees will never use this hotel again.
When I spoke to the man at the front desk about the problems and asked again about changing rooms he said none were available and nothing could be done because of the storm.
Donât waste your time
Iâd like to file a complaint about one of your timeshare sellers- Gary Gallant. He signed me up for one of the presentations in Pompano Beach. I arrive early to check in. Iâm not on the system. And then Iâm told Iâm not eligible to sit through a presentation for a 8/7 vacation. Iâm supposedly getting my $40 refund but what a waste of my time and I was looking forward to my vacation that Iâm no longer eligible for because of one of your sellers. Iâm frustrated about the whole situation.
Rewards complicated to use. Tricky program; don't pay or register!
If they promised a 90 min. ordeal, 90 min's from when your rep takes you back to meet, you should be able to leave & receive your gifts at the gifting or check in desk, regardless of having the boss come over, exit interview, etc. Idk this until a Hilton timeshare. Wyndham kept me (Nashville, TN) about 2.5 hours on what was promised to be a 90 min. I was told no high pressure tactics. There were plenty of those.
Their rewards partner, giftcerts.com, is complicated to use. Call a rep for how to properly search cities and dates or you'll only end up finding oddball dates in far flung countries. I won a free 7 nite stay. Due to unavailability of dates I needed I had to pay a discounted price; but was not free.
Availability changes daily, so you can book anytime to use your stay, not just 30 days out. Watch out bc not only will you need to pay taxes and/or resort fees, but you'll owe for parking if that's applicable.
