Endless money pit! Calls and aggressive meetings to get you to buy more. i

At the Royal, we were booked for a 45 min presentation to learn about a new app that would make our time and experience less frustrated. The first person we met was Nancy, she asked us if we had any issues that she could help us with. We said, too many to mention but just tell us about the new app. She had no idea what we were talking about. She did listen to some issues, tried to resolve with her manager but didn't get resolved. The bottom line is pay more to keep your status...30k more! When he saw we were not interested, I noticed he was leaving the table and I said thank you, nice meeting you, he barely responded.
At the end, we were told that people like us who don't maintain their status are the once to have the most complaints.

I don’t even want to give this company a single star. They deserve zero.
I recently attended a two-hour “club preview” conference. They told us it would simply introduce the membership and Wyndham, and at first it sounded great—almost too good to be true. After listening for over an hour and a half, I realized they still hadn’t mentioned the price. Every time I asked, they avoided answering. That was my first red flag.
Eventually, after dragging it out for so long, they finally revealed the price: $18,000. I was shocked. My fiancé and I immediately knew this was far beyond anything we would consider, and we wanted to leave.
Then things got worse.
A Filipino saleswoman (we are Filipinos ourselves) kept talking to us and pressuring us nonstop. The manager pushed us aggressively to make an immediate “yes or no” decision, not allowing us any time to think. The whole situation felt like a scam—intense pressure, no transparency, and no chance to discuss or consider such a huge amount.
When I tried to politely explain that we needed to think about it overnight—and that I didn’t even have a card with a high enough limit to make such a purchase—they became visibly upset. The manager was grumpy and rude, and the Filipino rep looked extremely disappointed. Their behavior made it clear they were angry simply because we said no.
To be fair, two people—the Lebanese woman and the Indian man—were very kind and still treated us respectfully even after we declined. I truly appreciated them. But the others made us feel judged and humiliated, almost as if they assumed we “couldn’t afford it.” The truth is, I’m smart enough not to fall for a high-pressure sales scam.
Another dishonest part: they promised we would receive a free gift for attending the club preview. It was the main reason the room rate seemed so cheap. But once we declined the membership, we received nothing. No gift at all.
Overall, the experience was disappointing, stressful, and disrespectful. After reading similar stories on TripAdvisor, I realized their strategy is to pressure and intimidate people into making rushed decisions. I’m grateful we did not fall for it.

Wyndham Visit In June 2017

In June 2017, my wife (67) and I (71) attended what was supposed to be a "one-hour" meeting at Wyndham Patriot Place in Williamsburg, VA, just to get some restaurant vouchers. Instead, it turned into a four-hour high-pressure nightmare. We had already said no to Wyndham once before in NYC, and the sales reps, including Renee Kelly, actually used that against us. They told us that because we'd "already said no," it would now cost us MORE to join. Talk about manipulative. After three exhausting hours of relentless pressure and constantly changing offers, we caved and signed contracts totaling $14,500 for what was supposed to be 238,000 points total (84,000 annual points plus 154,000 PIC Plus points). They showed us this gorgeous catalog and promised we'd have access to tons of Wyndham locations, flexibility to travel when we wanted, no more RCI exchange fees, and great value.
Those 154,000 PIC Plus points never showed up on our account. Not once in seven years. We've asked about it repeatedly and never gotten a straight answer about why we paid for points that don't exist. But the real kicker is that even with the 84,000 points we DO have, we can't book anything we actually want. Every time we try to reserve a decent location during a time that works for us, we're told there's no availability or we don't have enough points. Those beautiful properties in the catalog? Either unavailable or way more points than we have. It's basically worthless for actual vacation planning.
Since the Wyndham points are so useless, we've had to keep using our RCI membership and paying those exchange fees that were supposedly going away. The flexibility and choices they promised? None of it happened. We've been paying maintenance fees for seven years on something we can barely use. As an Army veteran, I value honesty and fair dealing, and Wyndham has shown us neither. Don't make the same mistake we did.

My husband and I were approached outside a restaurant in Daytona and lured into what became hours of high-pressure sales tactics. We were young parents with a small child, and they exploited that by heavily promoting Disney benefits, resort stays, discounted tickets, and cruise conversions. None of it was real. We've never found an available Disney resort, and cruise conversions require thousands out of pocket.
They ran our credit and signed us up for a credit card without proper disclosure, burying it in the paperwork. The loan's high interest rate was never mentioned. We were promised 300,000 bonus points to reach VIP status, told unused points would roll over automatically (which was a lie, there's a short window and $30 fee), and assured this was a great investment for rentals and family vacations.
The harassment never stopped. Constant calls to buy more points. In 2022, the sales representative we were assigned spent hours pressuring us to add 72,000 points despite us expecting our first baby. By 2024, with three kids under 4 and tight finances, they called again ignoring our mentions of diaper and formula costs, adding another rep to sweeten the deal with bonus points and a promised $500 check.
Every "vacation" required mandatory half-day sales presentations. The promised rental income never materialized. Critical information was withheld, such as exchange fees, club dues, cleaning fees, escalating maintenance fees, special assessments, that our kids would inherit this burden, and our legal right to cancel within 10 days under Florida law.
We were never given copies of signed contracts, and our financial situation was never assessed. This timeshare is suffocating us financially. We're struggling to provide for our three young children while Wyndham continues profiting from deceptive practices. Do not trust their promises.

We deeply regret our January 2025 Wyndham purchase and want to warn others about the deceptive tactics we experienced.

It started with a cold call offering a 3-night stay for $249. When we changed locations, we were charged $102 instead of the quoted $52.14—just the first of many dishonest moments.

During our stay, we faced relentless pressure to attend the timeshare presentation, with threats of being charged full room rates if we missed it. At the Orlando facility, they collected our driver's licenses and kept us for over four hours with our exhausted
children present.

Our salesman, Moudy Hanna, made promises that turned out to be completely false. He repeatedly stated 126,000 points would cover a week in Hawaii and that rates would never increase. He claimed our credit card rewards would cover maintenance fees—the credit
card company later confirmed this was untrue. We were promised two 7-night Hawaii vacations; RCI later told us we'd been "deliberately misled" as these only covered leftover rooms at undesirable locations.

Despite repeatedly saying we couldn't afford the $40,000 initial price, they pressured us for hours until we signed at just under $20,000. Conveniently, Moudy didn't contact us until 11 days later—just past our rescission period. He's since left the company.

We've paid nearly $7,000 and haven't used a single point. Wyndham has provided conflicting information about buyback options and continues pressuring us to buy more points.

Save yourself the financial and emotional stress—avoid Wyndham timeshares completely.

Our Wyndham timeshare experience is a disaster

Our Wyndham timeshare experience has been an absolute disaster from the start:
How It Started: We fell for a vacation package in Branson in 2024 - paid $199 and sat through a "90-minute presentation." That presentation turned into a 4-hour high-pressure sales event where we purchased our first package. Then in Lake Tahoe (April 2025), sales reps Jacob Garcia and Daniel Griffith told us our initial purchase was worthless and pressured us into a $47,000 upgrade with promises that have all proven false.
What They Promised: They sold us on Disney VIP access and discounted theme park tickets that never materialized. They promised easy booking for family vacations with their "vast network" of properties, which turned out to be impossible. We were told we could rent out reservations during peak times to offset costs, which was complete fiction. The RCI benefits were grossly misrepresented with hidden fees never mentioned during sales. The Wyndham Visa card was supposed to earn substantial bonus points but has been negligible.
Reality: In over a year of ownership, we have NEVER successfully booked a single family vacation through Wyndham. Every attempt has been a nightmare. When we tried booking Depoe Bay for Sept. 2025, nothing was available, so we booked a 10-bedroom Airbnb for $4,000 instead. For Yellowstone in Sept. 2026, we discovered it would cost an ADDITIONAL $8,000 through WorldMark. Every time we attempted RCI bookings, the costs were ridiculously expensive, and we consistently found better prices on Airbnb.
The Financial Trap: Our maintenance fees DOUBLED with the upgrade, a fact hidden during the sales pitch. There's no option to skip payments, meaning this financial burden would transfer to our heirs. Every interaction with Wyndham involves them trying to sell us MORE points instead of helping us use what we already own.
Bottom Line: This timeshare has delivered ZERO vacations, constant frustration, and mounting costs.

On May 18, 2024, I purchased a Wyndham timeshare at a presentation in San Antonio, TX after being lured in with promises of a "short luxury hotel tour" and free gift cards. Instead, my coworker and I were taken to an aggressive sales event.
The presentation involved 30+ couples in one room, each with assigned salespeople. The environment was deliberately chaotic with constant loud announcements about "disappearing offers" and "limited time opportunities" to create artificial urgency. When I asked to use the restroom, I was escorted rather than directed, a clear tactic to prevent independent thinking.
The sales process lasted over four and a half hours, including a 45 minute individual pitch, 60 minute group presentation, and continued pressure from two salespeople at our table. I never had adequate time to review materials properly. Documents were displayed only on a screen rather than provided on paper, making it nearly impossible to read terms thoroughly. I felt rushed through signing just to escape the stressful environment.
I was also required to open a Barclays credit card on the spot for the down payment which was an unexpected financial obligation. The entire experience occurred without my husband present for this major purchase, and I was concerned about paperwork being filed in Texas where I'm not a resident.
This was not an informed purchase decision but rather a transaction completed under psychological manipulation designed to prevent thoughtful consideration. I have formally requested cancellation and reversal of all charges.
I caution anyone considering attending a Wyndham presentation to be aware and to stay away from them at all costs.

During our San Antonio vacation


During our San Antonio vacation, Wyndham promoters offered complimentary boat tour passes and gift cards for attending a 90-minute presentation. We stated upfront we weren't interested in buying, but they guaranteed no pressure.

Upon arrival, we were alone in a large, empty room. Sales agent Dawn skipped the informational video and launched into what felt like a personal conversation. As time passed, both Dawn and supervisor James Freeman kept saying we were "almost done." Our family,
including our young child, waited nearly three hours while we were told this was a legacy investment for our son's future.

The financial information strategically hid true costs. Nobody mentioned multiple payments, reservation fees, or cleaning charges. They suggested we could refinance the high interest rate at our bank.

The Disney Resort access promise sealed the deal, but it was a complete lie. Disney properties have never appeared in the exchange system despite extensive searches.

Representatives claimed unlimited flexibility: rental cars, flights, hotels, theme parks, cruises, and excursions all available through points. Bookings require exponentially more points than stated, and our preferred destinations (Colorado, Arkansas, Florida)
show zero availability.

Worst of all: anyone can book these properties online for less than our annual maintenance fees. The "members-only" exclusivity was fictional.

The contract differed from verbal promises. They rushed us through electronic signatures, twenty-plus pages in under five minutes because we needed to rejoin our family. Representatives congratulated us on our speed. Cancellation rights were never mentioned.
Our account revealed three separate payment structures, not the single monthly amount repeatedly emphasized.

When we called Wyndham for clarification, we received another sales pitch instead of customer service.

Sales Tactics Pressured Us into Buying Wyndham Timeshare

We purchased our Wyndham timeshare in 2015 after a Virginia presentation where we were promised significant travel savings. The sales representative assured us the points system would make destinations like Bora Bora more affordable than non-member rates and emphasized this wasn't a "traditional timeshare" but offered flexible travel with genuine value. After nearly two hours of negotiations with repeatedly reduced points and prices, we financed the agreement expecting long-term savings.

The reality was drastically different. Our points were consistently insufficient to cover trips, requiring additional cash payments or point purchases. Out-of-pocket costs often equaled or exceeded non-member prices, eliminating any savings. When we attended a New York presentation to address concerns, the representative refused to help and instead pressured us to upgrade. Despite expressing dissatisfaction and citing financial obligations, we faced unprofessional behavior and relentless sales tactics. Promised gift card vouchers were only provided after we made public complaints, yet no one addressed our actual issues.

We reluctantly upgraded in St. Thomas after being told it was necessary to maximize benefits and achieve gold status. This only increased our debt and maintenance fees without delivering promised vacation bookings. Throughout ownership, minimum night requirements prevented shorter stays, and bookings repeatedly failed to materialize as represented.

Wyndham's business model appears to rely on high-pressure presentations, constant upgrade promotions, and lack of transparency. We've formally requested contract termination and release from all financial obligations. Nearly a decade of disappointment and financial burden is enough.

Help, what help!!!

Wow, checking these reviews, its a wonder more people have not seen these. I had a reservation, then I didn't. I may have canceled it after checking to confirm it was there. I called the hotel, they confirmed the cancelation and they could help. I explained, I did not cancel. I was told I had to call Wyndham. I did call. I explained what was going on, nicely. I had no issue with Wyndham at the time. I just wanted to know what happened. After I explained, the young lady hung up on me. I then chose to do a chat. I explain everything again. I was then told about Wyndhams cancelation policies. It was like they didn't even read my texts. It was just over with a 'If there is anything else wee can help you with' statement. You didnt help me to start with, how could there be anything else. I think there wont be much more.

DO NOT Trust Wyndham!!

We purchased a Wyndham timeshare on April 28, 2025, at the Excalibur Hotel in Las Vegas after being promised free gambling vouchers to attend a presentation at Desert Rose Resort. During the sales process, we were subjected to numerous misrepresentations. Salespeople Riman and Kenza El Ansari claimed our credits would never expire, roll over yearly, and could be passed to our children. We've since learned our children would inherit debt and increasing maintenance fees. They told us this was "one of the best real estate investments" and we could "easily rent out our unit for profit," but it's actually a shared lease with no investment value or tax benefits. They also claimed Wyndham resorts were exclusive to owners, which is completely false as many are bookable on public sites like Booking.com.
The sales process involved extremely high pressure tactics. Manager "Rabi" guaranteed we could easily cancel by contacting him directly, which ultimately convinced us to purchase. Loan manager Priscyla Konopinski then rushed us through paperwork via video call in a cramped room. I was barely able to read even one page before being pushed to sign. Had I been given adequate time to review, I would have seen the total cost exceeded $60,000, an amount I would never have agreed to.
Most disturbingly, Wyndham backdated our contract to April 22, 2025, when we weren't even in Nevada, eliminating our lawful 5-day rescission period. We have proof we actually signed on April 28, 2025. After paying $550.07 monthly since purchase, we attempted our first booking in September 2025 and found no availability for 14+ months except a substandard hotel in an unsafe area. We've paid thousands but never stayed at a Wyndham property once.
Do not associate yourself with Wyndham. Their deceptive sales tactics, fraudulent contract practices, and broken promises have caused our family significant financial harm.

Las Vegas Presentation

I attended a presentation in Las Vegas on October 25th, 2022, after being enticed with promises of show tickets and a quick presentation. The quick presentation turned out to be a grueling 5.5-hour high-pressure sales experience that has left me deeply dissatisfied with both the process and the product.

The associates were aggressive and manipulative. Every time we attempted to leave, they would call in another representative to continue their pitch. This went on repeatedly until we finally relented and signed. They clearly had no intention of honoring their 90-minute promise.

The financial disclosures were incomplete and misleading. We were assured that maintenance fees would remain relatively stable, but they have increased since our purchase. More troubling, we were never informed about assessment fees when we specifically asked about additional charges. These fees have also risen significantly in the short time we've owned this timeshare. Additionally, we discovered hidden costs for property maid services that were never mentioned during the sales presentation.

The booking experience has been frustrating and does not match what was promised. We were told availability would not be an issue, but we've consistently struggled to secure our preferred dates and locations. This directly contradicts the representations made during the sales process.

Perhaps most egregiously, they issued a credit card to my brother without his permission during the same presentation, which appears to have been intended for me. This unauthorized action raises serious concerns about their business practices.

Even while using their services for vacation, we've been repeatedly solicited to purchase additional points, which prevents us from enjoying the relaxation we paid for. This timeshare has been a significant disappointment from a financial, professional and operational standpoint, and I cannot recommend Wyndham based on my experience.

Wyndham Timeshare in New York

A Wyndham timeshare was purchased in 2023 after attending a sales presentation at a Club Wyndham property by my wife and I. What was promised during the presentation bears no resemblance to what was actually received. Sales consultants assured us that the entire transaction and all associated information would be provided on a memory stick. After months of review of over 17,000 pages across multiple files, we could not locate the sales contract for the purchase. Eventually, we were forced to purchase a copy of the contract, at our expense. The presentation was coercive, running far beyond the allotted time, and attendees weren't allowed to leave, and yet key information was not covered.
We thought we purchased one timeshare but discovered four separate contracts in our online profile months later, none of which were explained during the sale and at least one of which we cannot access. One shows a perpetual $17.33 due despite actual fees of $110.70 monthly, forcing us to manually correct payments every month. Another "cancelled" contract still has our credit card still attached, with Wyndham making eight collection attempts for an unauthorized $59.95 charge. The most shocking omission was that maintenance fees are forever and will be inherited by our children—a generational burden never disclosed during the sale.
The financial reality has been oppressive with a high interest rate and maintenance fees increasing over 10% annually. There have been relentless calls—sometimes more than five per day for months—pressuring additional spending. After nearly two years, the timeshare has never once been successfully used. Wyndham has no properties near desired vacation destinations, and the booking portal is impossibly difficult to navigate. Contract cancellation has been formally requested due to these substantial misrepresentations and deceptive practices, but resolution remains pending.

We were lured to a WorldMark presentation in Seaside, Oregon on March 31, 2024, and what followed was a nightmare that continues to this day.

The high-pressure sales tactics were relentless. Jessie Lopez (who is probably no longer there) and his team used every manipulation trick in the book - telling us the $23,000 deal was "only valid TODAY" and that the bonus credits and perks were "unprecedented." Looking back, we were steamrolled.

Here's the worst part: they only gave us DIGITAL copies of our contract while we were out of town on vacation, making it nearly impossible to review everything during the 5-day rescission period. They never verbally mentioned our cancellation rights. The contract itself even says digital copies shouldn't be elected unless you can view them before the cancellation period expires. This was deliberate.

The lies we were told:

We'd have preferential access to properties (FALSE - owners get no advantage)
Easy booking "wherever and whenever" (FALSE - we have looked into booking 20+ times in 18 months and succeeded only 3 times)
Maintenance fees "rarely go up" (FALSE - ours increased in the first year)
Refinancing would be easy (FALSE)
The cruel irony? Non-owners can book these same properties on third-party sites for less than what we pay. We're paying $700/month for something we can't even use.

They also RAN OUR CREDIT WITHOUT PERMISSION during a March 2025 follow-up presentation, damaging our credit score.

We've used this "vacation ownership" exactly 3 times for 6-7 nights total - only off-peak, only at properties we didn't want. This is financial servitude, not vacation ownership.

Save yourself. Run far away from WorldMark.

Wir haben kÃŒrzlich in Österreich in Salzburg im Eyndham Grand ÃŒbernachtet. Ein ganz gutes Preis-Leistungs-VerhÀltnis, wÀhrend einer Messezeit.

Check in war schnell, freundlich, wenn auch etwas „unflexibel“ im Bezug auf Rechnung (Dienstreise) und Buchung ÃŒber Check24.

Wir haben außerhalb gefrÃŒhstÃŒckt.
Lobby Bar war okay, nett gestaltet, doch die Art von Bedienung u./o. Kundenfreundlichkeit, nur zwei Sterne.

Zimmer waren okay, sauber, allerdings habe ich bei der Abreise etwas im Zimmer stehenlassen und nachdem es mir zu Hause aufgefallen war direkt das Hotel kontaktiert.
Angeblich wurde im Zimmer nichts gefunden, obwohl ich diesen Gegenstand unmöglich anderswo vergessen haben konnte. Das Hotel hat sich nichts davon angenommen. Das finde sehr schade.

Von uns deshalb leider drei Abzugspunkte.

As a disabled veteran on fixed income, my wife and I have endured years of deceptive practices from Wyndham. What started as a modest timeshare purchase has become a financial nightmare through aggressive "owner update" meetings that consistently run 4+
hours despite 90-minute promises.

Key Issues:

False promises: Repeatedly sold upgrades for "guaranteed oceanfront rooms" that never materialized. Ocean view rooms require 3-bedroom bookings even for couples.

Hidden debt: Sales reps opened multiple credit lines (2 cards, 4 loan accounts) without clear disclosure.

Booking difficulties: Severe availability issues despite promises otherwise.

Deceptive tactics: Salesman promised guaranteed ocean views, gave us his cell number, then disconnected it. My wife was detained for 8 hours during vacation and was offered to finance an upgrade "so I would never know."

Misleading investment claims: Told we could rent points to cover costs - completely false.

What should have been a relaxing


What should have been a relaxing vacation turned into a nightmare with Wyndham. We were lured to a sales presentation at Wyndham Emerald Beach Resort with promises of gift cards and attraction tickets—but the two-hour meeting stretched far longer, leaving
our children and elderly mother-in-law stranded at our hotel in the Florida heat.

The sales agents employed ruthless high-pressure tactics. They made false claims that maintenance fees would never increase and that the timeshare could pass to our children without financial burden. Without our knowledge or consent, they ran our credit
during the presentation—a violation that made us feel trapped into completing the transaction.

By the time we were pressured to sign, our children had been locked out of our room in extreme heat and were visibly distressed. My wife left to help them while I was rushed through the signing process under severe emotional duress, unable to properly review
documents I didn't understand. We were coerced into an agreement we never should have accepted.

The predatory behavior didn't stop. Within weeks, a Wyndham rep contacted us about a supposed profit scheme, pressuring us to pay $2,300 and provide credit card information for a promise that never materialized.

Wyndham exploited our family's vulnerability and caused immense emotional trauma. Their deceptive practices, high-pressure sales environment, and manipulation are inexcusable. If you value your peace of mind and financial security, stay far away from Wyndham
timeshares.
