Do Not Stay Here — Deceptive & Dishonest

I arrived to find the hotel claiming my reservation (booked through Traveluro) was for a smoking room — impossible, as my mother has asthma and smoking indoors is illegal in our state. The front desk repeated “only smoking rooms” with zero empathy.
Traveluro confirmed the hotel assigned the smoking room and had to fix it. When I called back, they told me to call Monday. By Monday, the system magically showed a “non-smoking deluxe double” and they hung up on me.
Wyndham corporate also refused to help, saying they just license their name and aren’t responsible. They hung up too.
This is a bait-and-switch scam and a customer-service nightmare. I’ll gladly spend ten times what I lost to make sure others know.
Avoid this property and any Wyndham-branded hotel that won’t stand behind its name.

We strongly caution others against attending these presentations.

We attended a Wyndham presentation on July 4, 2025, during our honeymoon in Pigeon Forge, TN, led by sales reps Jelena and Ms. Faith. The presentation was emotionally manipulative, using personal stories about making memories as newlyweds to pressure us into a quick decision. After declining multiple times, a sales manager became involved, continuing the high-pressure tactics.
We were promised access to over 4,100 resorts worldwide through Wyndham's merger with Travel + Leisure and acquisition of RCI, including Margaritaville, Sports Illustrated Resorts, Disney properties, and cruises. These promises have proven false, availability is extremely limited, booking is confusing, and unexpected fees appear constantly. We were falsely told that only owners can book Wyndham resorts and that our points would provide consistent value for decades.
The sales team positioned the timeshare as a smart investment comparable to buying a home, but failed to disclose maintenance fees, HOA fees, and daily charges for "air conditioning" and "occupancy" until after charging our deposit. We were told our Wyndham credit card points would cover these fees, which is untrue. A credit check was run without our consent under Christine's name instead of mine, causing major complications as we're buying a home.
Ms. Faith told us we could will the timeshare to our children, never disclosing they would inherit financial liabilities including the mortgage and ongoing fees. We were never informed of our 14-day rescission rights and were told we could cancel anytime. We only learned about the rescission window after contacting Wyndham a month later, far too late.
Ms. Faith promised ongoing support, and training, instructing us to ignore Wyndham calls and communicate only with her. She responded with excuses before abandoning us completely. The entire sales process involved material omissions, false promises, and emotional manipulation. We strongly caution others against attending these presentations.

I am writing to warn others about the deceptive sales practices I experienced with Wyndham. In May 2023, I was approached at SeaWorld with an offer for a "free gift" - a 7-day vacation certificate. I was directed to Wyndham Orlando Kingstown Reef for what
became a grueling 5-hour high-pressure sales presentation.

At no point was the timeshare process clearly explained. The sales representatives never informed me I was entering into a lifelong financial obligation. Instead, they focused solely on vacation benefits and supposed savings. When I tried to leave, I was
pressured into providing my Social Security number under the guise of checking financing eligibility. I was told that once I completed my monthly payments, my vacation costs would be covered, and I wouldn't pay anymore - a complete misrepresentation of the
actual terms.

I did not sign documents during the presentation. However, representatives called me repeatedly afterward, insisting I had to sign immediately to secure the package. Under this relentless pressure and while distracted, I signed documents I didn't fully understand.

When I called weeks later to withdraw, I was told it was impossible. I have never used this timeshare and still don't understand how to use it. Had the true financial obligations been explained honestly, I would never have agreed.

This has been a nightmare of misleading tactics, high-pressure sales, and lack of transparency. I strongly caution anyone considering Wyndham to thoroughly research and understand what you're signing before committing.

We trusted Wyndham with our dreams and our future, and they exploited that trust at every turn.

It started in May 2019 in Las Vegas. My fiancée(at the time, wife now) and I were saving for our wedding and a house, but sales rep Sirleny Yesenia Salas convinced us this was the "perfect time" to buy. She promised we could rent out our timeshare for extra income—we asked directly,
multiple times, and were assured it was allowed. That promise was the main reason we bought in. It was a lie.

We were told maintenance fees would never increase. They've increased every year. We were told we could easily refinance through a credit union. We couldn't. We were shown beautiful villa-style properties, only to find outdated motels requiring additional
fees beyond our points.

In San Francisco (January 2023), they promised us deeded property in the city. We got Lake Tahoe instead. They said they wouldn't run our credit—then did anyway. They even inflated my wife's income without permission to push approvals through.

Most recently in Hawaii (April 2024), we explicitly said we didn't want to upgrade since we barely use what we have. Sales rep Errine Larsen repeated the same rental-income lie from 2019, claiming she helped her niece do it. Combined with false urgency about a "disappearing deal," we were pressured into another contract we didn't want.

Every presentation followed the same script: pressure, false promises, and withheld truth. We feel manipulated and trapped in contracts built on deception. We wanted a way to make family memories. Instead, Wyndham gave us financial stress and broken promises.

Stay away.

I'm writing this review to warn others about my devastating experience with Wyndham timeshares. What began as a "free" attraction ticket in Myrtle Beach turned into a 10-year financial and emotional nightmare that I'm still trying to escape.
The initial sales presentation was nothing short of predatory. High-pressure tactics, deflected questions, and the infamous "one-time offer" pitch left me feeling cornered into signing at age 65. I was promised flexibility and value, but the reality couldn't have been more different.
Booking vacations became impossible, and every time I complained, the solution was always the same: buy more points, upgrade your contract. I was told my contracts would be combined and costs reduced—complete lies. Instead, my financial burden multiplied. I discovered I couldn't refinance through my bank as promised, leaving me trapped with astronomical interest rates.
The "update" meetings were torture—day-long sessions with minimal food and water, designed to wear you down until you signed whatever they put in front of you. I was told I couldn't have contracts reviewed by an attorney. Promised benefits like waived maintenance fees and complimentary vacations never materialized or came with hidden costs.
I'm now 75 years old with three contracts I was pressured into signing. Maintenance fees keep climbing, and I'm terrified my children will inherit this burden. What should have been relaxing vacations became sources of dread and harassment.
Wyndham turned my retirement dreams into a financial trap through misrepresentation and manipulation. I would never have signed up if given honest information. Stay far away from these timeshare vultures.

79-year-old Disabled Veteran

As a 79-year-old disabled veteran on oxygen support, I was subjected to predatory sales tactics at Wyndham Vacation's Seattle location that resulted in emergency hospitalization. What was promised as a brief meeting became a grueling 5-hour high-pressure presentation where my driver's license was withheld, preventing me from leaving.

Despite saying "no" repeatedly, three different salespeople used coercive tactics, falsely claiming I was making an appreciating real estate investment. They failed to disclose my right to cancel, annual maintenance fees, special assessments, or that $10,000 would be charged to a credit card at 21% interest - shocking for someone on a fixed income.

The extreme stress caused my oxygen levels to drop dangerously low, and I forgot my critical heart medication, requiring VA hospital admission. I've paid nearly $4,000 but haven't used any services due to my medical limitations and the deceptive sales process.

Wyndham Vacation deliberately targets vulnerable seniors with high-pressure tactics, withholds important disclosures, and shows complete disregard for customer health and wellbeing. This company's practices are unethical and potentially dangerous. Stay away, especially if you're elderly or have health issues.

Not my 1st choice

This is definitely an older hotel and you can tell pets have been allowed to stay. Bathrooms are rusty as are the sprinkler system, doors are scratched up due to pets. Website states restaurant & bar on-site, this is not true. Walking to the restaurant & bar is not the same. The bed was comfortable, although the rooms are extremely small with only 1 chair per room, so only one of us could sit at a time unless we wanted to be on the bed. Could not open refrigerator door all the way because nightstand was in the way. The main pluses were the friendliest of the Staff and the location overall.

BUYER BEWARE - DECEPTIVE PRACTICES AND ENDLESS FRUSTRATION

I am writing this review to warn others about the predatory sales tactics and ongoing nightmare that is Wyndham Vacation Ownership.

The sales presentation was nothing but lies and manipulation. I was told I would "own property" with my points - completely false. They claimed one of my contracts was voided and replaced, but BOTH contracts remained active, doubling my financial burden
with no explanation. When they moved me between "home bases," surprise fees appeared with zero notice or justification.

Every single vacation attempt has been ruined by mandatory sales pitch attendance. The booking restrictions are nothing like what was promised - many locations are impossible to book or have ridiculous limitations that weren't disclosed upfront.

The worst was in Florida when they cornered me into adding my son to the contract, claiming it was a "now or never" decision. Pure coercion targeting a family trying to enjoy vacation time.

Here's the kicker - I can book the SAME resorts directly for a fraction of what I pay in annual maintenance fees. Wyndham cannot and will not explain how their outrageous point system serves any family's budget.

This company preys on people's dreams of family vacations and delivers financial stress instead. The deception starts with sales and never ends. Save your money and book directly with resorts - you'll get better rates and keep your sanity.

1/5 Stars - A Nightmare Experience

DO NOT fall for their sales tactics! What started as a "one-hour presentation" for a free cruise turned into 6+ hours of relentless high-pressure sales. We were manipulated into not one, but TWO contracts through misleading information and deceptive practices.

They promised "exclusive care and access" but completely failed to deliver. There's no availability when booking, even when hotels have public rooms available. We've faced constant harassment calls trying to upsell us - I've blocked more Wyndham numbers than
personal contacts! Our "VIP Gold" status means nothing since desks are often unstaffed. The maintenance fees keep increasing with no added value, and we've dealt with rude sales staff and zero transparency. They even mishandled our billing with no accountability.

The red flags were everywhere. We weren't allowed to keep meeting notes, sales reps misrepresented themselves as licensed realtors when they're just contractors, and "one-hour" meetings always ran much longer with surprise fee changes at signing. They even
pressure you to burden your children with contracts they never agreed to.

The entire system is a scam designed to extract money through deception. Simple things like receiving guidebooks or accessing their website are problematic. We're now fighting to terminate all contracts and escape this financial nightmare.

Save your money and book regular hotels - you'll get better service and transparency. Wyndham treats owners worse than regular guests while charging premium fees. This has caused nothing but stress, frustration, and financial harm to our family.

Our experience with Wyndham Vacations has been nothing short of a nightmare filled with deception, manipulation, and broken promises. What started as excitement about creating vacation memories with our granddaughters turned into financial devastation and endless frustration.

From day one, we were subjected to relentless high-pressure tactics. Every hesitation was met with threats that "this deal disappears if you don't sign NOW." We were rushed into decisions without time to properly evaluate what we were committing ourselves to. Initially sold as bronze members with promises of VIP status and adequate points for great vacations, we quickly learned the reality was far different.

The manipulation continued when they pushed us to upgrade to silver, using our desire to vacation with our granddaughters as leverage. Our monthly maintenance fees skyrocketed from $500 to $1,250 - creating an unbearable financial burden we never anticipated.

The worst deception came during our Myrtle Beach visit. A manager named Megan convinced us to purchase 200,000 more points for $10,000, promising Gold VIP status and assured us these points could cover our maintenance fees for an entire year. She even demonstrated this through an app we were never able to access again.

After discovering Megan no longer worked there and speaking with countless departments, we learned our contract explicitly PROHIBITS using points for maintenance costs. We had been blatantly lied to and trapped in a contract under completely false pretenses.

When we tried to exit, we were told we "didn't qualify" - leaving us stuck in this predatory scheme. The emotional distress and financial strain have been overwhelming.

Wyndham Vacations preys on families' dreams while using systematic deception to trap them in impossible contracts. Stay far away from this company.

Do not do any kind of business with Wyndham, you will regret it.

This review is for Wyndham in general all of their organizations. Nobody seems to know what they are doing or what anybody else is doing. It is impossible to reach a billing department when there are errors in their billings had to file a dispute with my credit card company because I was not able to talk with anyone from Wyndham. Spent five hours making phone calls to at least 10 different people (departments and different phone numbers) to no avail. Do not do business of any kind with Wyndham.

Deceiving online pictures

This hotel was deceiving online and the staff was incredibly rude at the front desk. The room was pictured to be spacious. There was less than a foot between the end of the bed and the TV stand/ closet. Some benefits were 2 fridges in the room and a microwave. The bathroom was great. They did not supply soap for us which is generally expected in a hotel. They also showed pictures of pastries for breakfast which was not there. They did have good coffee 24/7 though and extra supplies. The room was clean. The pools were dirty, very cold, and underfilled.

Wyndham Timeshare - A Pattern of Deception and Broken Promises

From day one, Wyndham has been nothing but lies, high-pressure tactics, and broken promises. What started as a "free Sea World tickets" offer at an El Paso Garden Show turned into a nightmare I'm still living through.

They promised an hour-and-a-half tour. Instead, we endured FOUR HOURS of relentless pressure from multiple salespeople and managers who wouldn't let us speak privately. They painted this beautiful picture of a "lifetime investment" we could pass to our children
- but conveniently forgot to mention the crushing maintenance fees that would burden our family forever. The real kicker? They never disclosed the full interest percentage we'd be paying.

The membership is completely worthless. We've tried booking San Antonio, New Mexico, and Arizona repeatedly - ZERO availability that works for our schedule. What's the point of owning something you can't use?

The harassment doesn't stop there. Despite multiple requests to remove my mother's number (she's NOT on the contract), they continue disrupting her life with constant calls. It's incredibly disrespectful.

The final straw came in July 2024 during our Arizona stay. At checkout, they trapped us in another "brief update" that was actually another high-pressure sales pitch for $200/month more. When we declined, the salesperson became dismissive and rude, making
us feel uncomfortable in what should have been a pleasant vacation moment.

I trusted Wyndham to provide quality family experiences. Instead, they've delivered stress, financial burden, and consistent disappointment. Their misleading tactics and complete failure to honor their promises make them untrustworthy. Save yourself the

We were pressured into a Wyndham timeshare contract through deceptive sales tactics and outright misrepresentations. After a 4-hour high-pressure presentation with three different agents continuously dropping prices, we were rushed to sign without adequate time to research.

The sales staff made numerous false claims that influenced our decision. We were told this was an "investment opportunity" that would generate rental income, which turned out to be completely false. They promised we were buying real estate that would appreciate in value, but we only purchased points through a promissory note that impacts our credit. We were assured the resorts were "private and exclusive" to contract holders only, creating a false sense of exclusivity.

The RCI exchange program was another major deception. We were guaranteed significant discounts but discovered the exchange rate was "pennies on the dollar" when we tried to use it for a Vancouver room. They failed to disclose exchange fees for what was supposed to be a benefit.

Critical financial information was completely withheld from us. We were never informed that maintenance fees increase 5% annually forever, that special assessment fees could be charged at any time, or that these financial burdens transfer to our heirs permanently. The interest rate and rescission period were hidden entirely.

Our $4,933.90 annual fee for 7 days equals $822.32 per night for what amounts to no real vacation value. The promised rental income was entirely false, and despite claims it would be "easy to sell," the resale market is virtually non-existent.

We felt deceived, manipulated, and pressured into a contract we never would have signed under honest circumstances. Wyndham's predatory sales practices should be avoided at all cost.

Few hours in & already regretting booking this hotel

No pots/pans/toaster oven to cook with as stated in the description. No hand towels/washcloths. 2 towels in the entire room. No linen for the pullout couch. Nasty stained pillows in the drawers. No desk & room is definitely not as large as described in listing. So already had to go request the linens right after our long drive here. Too late to worry about cooking. People above us making so much noise at almost midnight. Honestly all we wanted the room for was eating/sleeping/bathing. Guess sleeping/eating will not be happening. I'm starting to wonder why I am even a Wyndham Reward member considering my 1st stay was amazing but so far, my 2nd-4th stays have been extremely less than. Prior to heading out to adventure exhausted in the morning we will be requesting a new room with EVERYTHING included & a clean room would be nice. I pulled open food containers out of the cabinets, looks to be blood on the floor by the bathroom sink, just funky room overall. My teen opted to sleep on the gross pullout sofa vs. in the cleaner appearing bed with mom.

This company should not be in operation. They engage in misleading practices and exhibit aggressive behavior to compel customers into making purchases. Furthermore, the cancellation process is extremely cumbersome and difficult to initiate. Even after terminating the contract, they persistently contact customers and attempt to persuade them to attend an alternative presentation. .

Don't buy any memberships with Wyndham Vacations

Wyndham lured my family with "free" dolphin show tickets and hotel stays that came with hidden presentation requirements. What was promised as a 90-minute meeting turned into 3+hours of high-pressure tactics.

Sales rep Brian Caceres made numerous false promises. He claimed the membership could be rented on Airbnb/Vrbo for profit and said it was an "investment" that would appear as an asset on credit reports. He assured me it wasn't a timeshare when it absolutely is, promised 2 years VIP membership and corporate support that never materialized, and even coached us to lie to managers about our purchase intent.

Critical costs like maintenance fees and down payment loans were hidden until after signing. Despite paying nearly $10,000, we've only been able to book ONE stay due to limited availability. We're still being pressured to attend more presentations as "paying members."

When I contacted Brian for help canceling due to financial hardship (pregnant wife, 4-year-old child), he said, "Let me ask Brother" and ghosted me completely. Wyndham customer service refuses to help unless mortgage is paid off.

This feels like an orchestrated scam. The ongoing payments are driving my family into debt and threatening foreclosure. DO NOT fall for their "free" offers - they will financially devastate you through lies and manipulation.

Worst Investment Decision Ever - Avoid Wyndham Timeshares at All Costs

Seven years of pure regret with Wyndham timeshares. It started in 2017 with what seemed like a reasonable offer for a Destin stay, but turned into a nightmare of lies and financial manipulation.

The Lies Begin: Sales agents John Walsh and Joshua Miller promised our 84,000 points would be "enough to travel anywhere, anytime." Reality? We couldn't even book a decent 3-night stay without rolling points over for the next year. The math simply doesn't work.

High-Pressure Tactics: Every interaction is a 3+ hour sales marathon. In San Antonio (2024), Austin Armstrong, Chris Flores, and Isaac Jackson tag-teamed us for hours, rushing through information and claiming we needed another 84,000 points to make our "investment" worthwhile. Loan officer Richard Zipp glossed over crucial loan terms. Once we signed? Radio silence.

Broken Promises: They promised our family wouldn't be solicited, but both my daughter and friend were hounded with aggressive sales calls during their trips. We were told points would sell easily through brokers, yet we're still trying to sell after 6 years. The 2021 Travel & Leisure acquisition was supposed to unlock "greater savings," but we discovered we need even more points for any real benefits.
Financial Trap: Maintenance fees keep climbing while benefits remain inaccessible. Every vacation becomes another sales pitch. Can't sell, can't use it effectively, and our children could inherit this financial burden.

Bottom Line: Wyndham preys on people with misleading promises and high-pressure tactics. The "investment" has zero value, costs continuously increase, and escape is nearly impossible. Save your money and sanity - book regular hotels instead.

Run from Wyndham

I was promised a "45-60 minute presentation" for a free vacation. Instead, I was TRAPPED for 8 hours at their Centennial Park location - from 9 AM to 5 PM! They used every high-pressure tactic imaginable, rotating between salespeople to wear me down.

The primary salesman got uncomfortably personal, asking about my job and even playing chess with my son over the phone to manipulate us. When I tried to leave after 20 minutes, they said I HAD to stay the full time or lose my "free gift" - which was just a worthless restaurant coupon.

EVERY SINGLE PROMISE WAS A LIE:

Free vacation for attending (never received)
3-4 annual vacations with points (never confirmed)
Making money selling trips to friends (impossible)
Free local venue upgrades (don't exist)
Dedicated salesman support (disappeared immediately)
After over a year, I haven't been able to use this timeshare ONCE. As a 47-year-old nurse struggling with rising costs, I can't afford payments for something completely useless. I've repeatedly requested my contract copy and they refuse to provide it.

Their 8-hour pressure session left me so exhausted I could barely think when signing. This predatory company targets working people, makes false promises, then abandons you with worthless contracts and unaffordable payments.
