Wyndham steals from senior citizens. I had an issue with Super 8 in Independence Mo. Because I questioned a fee they will not refund the $100 deposit. I contacted Wyndham who told me too bad.

Our first interaction with Worldmark occurred at the Monroe State Fair, where a representative explicitly encouraged us to misrepresent our income on qualification documents. When we expressed concern about not meeting the income requirements, the representative stated, "It is okay! I will just put a check mark saying yes you make that much money and go to the presentation and get the free 3-night getaway. They don't check to see if you have the right income." He then proceeded to falsify our paperwork in front of us. We paid $40 to reserve our spot at the presentation with the understanding it would be refunded when we attended, and we were promised a free three-night stay in Washington as an incentive. While the $40 was indeed refunded when we arrived at your Seattle hotel on September 6, 2024, we have never received the promised three-night stay that was the primary reason for our attendance. What was presented as a brief "1 to 2 hours maximum" presentation turned into a grueling six-hour high-pressure sales marathon. After repeatedly declining offers we could not afford, we were subjected to a revolving door of five different sales representatives, each employing increasingly aggressive tactics. When the internet "conveniently" stopped working during a demonstration of vacation properties on a touchscreen monitor, we were ushered back to the conference room where more pressure tactics continued. Suspiciously, our mobile phones also did not function inside your building, preventing us from checking our bank accounts, looking at reviews of your company or seeking outside advice. Where did this all lead us to? FINANCIAL FRAUD. We have a laundry list of examples and names, maybe we need to take this to a TV station.

The exclusivity I was promised? Fabricated. THREE licensed agents cornered me with a "special" deal valid for only hours. "Sign today or lose it forever," they insisted, creating artificial urgency that prevented thoughtful consideration.
The real betrayal came with false promises. I was explicitly told I could exchange points through Interval International for premier destinations worldwide, including discounted airline travel. Complete lie—Wyndham had already acquired RCI as their sole partner, making this impossible.
The financial deception runs deeper. I wasn't clearly told I was signing a promissory note for points, not investing in appreciating property. The presentation implied real ownership, but I actually purchased a debt obligation with serious credit implications. Nobody mentioned 6% annual increases in maintenance fees—FOREVER—even passing to heirs!
They forced me to open a Wyndham-branded Visa for payments, creating additional interest liability never fully explained. Now I'm trapped paying $5,598.70 annually for just seven nights, which equates to $933.12 per night for mediocre accommodations with terrible availability.
When I asked about Branson, Missouri, I was told it was "under renovation" and wasn't shown it. Another way to hide the truth about what I was purchasing.
The level of misrepresentation, omission, and manipulation was unconscionable. I'm demanding immediate termination of this contract obtained under false pretenses. Wyndham preys on vacation dreams while delivering financial nightmares.

was available only that day. We were told payments would be $300/month to Wyndham but actually pay Barclays with different terms. They NEVER disclosed mandatory maintenance fees which would have been an absolute dealbreaker, nor the hidden $200-300 resort
fees for every booking. They falsely promoted this as an investment that would appreciate in value and rushed the contract signing without allowing time to read documents. Despite requesting the contract be in Richard's name, they made me the primary account
holder, and most egregiously, they NEVER disclosed that our children would inherit this financial burden.
The post-sale experience has been pure harassment with daily calls to both of us, billing discrepancies between Wyndham and Barclays, damage to my credit score, unauthorized credit limit increases, and continued demands for disputed payments. The undisclosed
fees alone make this fraudulent as they deliberately hide massive ongoing costs until after you sign. We've received zero value while being financially devastated by hidden expenses.
This company preys on consumers with high-pressure tactics and outright lies. Their "free weekend" is bait for financial fraud, and we're demanding complete contract cancellation due to fraudulent sales practices. STAY AWAY - you'll regret it forever.

What was advertised as a 45-minute informational session about ownership improvements turned into an aggressive, high-pressure sales presentation. The representative, claiming to be an economics professor, preyed on our vulnerabilities as older adults on fixed income dealing with serious health conditions.
The most concerning aspect to me was being explicitly instructed to mislead potential lenders about the loan's purpose and to avoid transparency about refinancing a timeshare. This guidance raises serious ethical red flags that no reputable company should promote.
The financial terms were misrepresented throughout the presentation. We were promised reduced maintenance fees, yet our credit card was immediately charged over $800 for fees that were supposed to decrease. The actual monthly payments of over $3,000 were never clearly disclosed upfront, creating an unsustainable financial burden.
Perhaps most troubling was the failure to properly inform us about the 10-day rescission period, which appears to be an intentional omission designed to trap customers. When we sought clarification from the representative post-sale, communication ceased entirely.

What started as a simple Vegas hotel stay became a nightmare of deceptive practices. Wyndham held our room keys HOSTAGE until we attended "90-minute" presentations that lasted 3+ hours with relentless high-pressure tactics.
The pattern was consistent across multiple trips: room keys withheld as leverage to force timeshare presentations, countless false promises from sales reps who then became completely unreachable, and misrepresented financing options that our bank confirmed
don't even exist for timeshares. Hidden fees were everywhere including maintenance, exchange, cleaning, and reservation costs that were never disclosed upfront.
Accommodations consistently failed to match promises. We had inadequate beds and were forced to pay out of pocket for different rooms. "Bonus stays" at standard hotels were misrepresented as resort stays. The sales team used false urgency tactics claiming
deals were "today only" while rushing us through paperwork without adequate time to review terms. They failed to properly explain the RCI system or true costs and promised concierge services and Disney ticket assistance that never happened.
Every single trip involved the same coercive tactics: withhold keys, present "gifts," pressure for hours with multiple representatives, then make false promises about support and financing. When we tried to cancel after discovering all the lies, Wyndham
offered NO accountability whatsoever and simply gave us numbers for resale companies.
This isn't hospitality - its predatory behavior disguised as vacation ownership. Save your money and sanity by booking elsewhere. Still fighting to cancel this fraudulent contract. Buyer beware!

Stayed at the Wyndham in Cheltenham. Booked through hotels.com. Hotel amenities stated FREE Self Parking. We weren’t asked for our vehicle registration at the time of booking or on arrival but a fee days after returning home we received a penalty charge notice for £100 for parking at the hotel whilst staying there. So much for their free parking statement. Avoid Wyndham and hotels.com. Neither have provided any help or support at all. Plus the receptionist at Wyndham is extremely rude and doesn’t let you speak!

I am writing to warn others about our terrible experience with Worldmark/Wyndham timeshare. We were subjected to high-pressure sales tactics with multiple representatives refusing to accept our initial decline. They promised "extraordinary value" and quality
accommodations that proved to be completely false.
The accommodation was absolutely disgusting. In Georgia, we encountered roaches, moldy food in the refrigerator, dirty sheets with hair and crumbs, a filthy bathtub, and a broken smoke detector. In Washington, we found bed bugs and dusty floors, forcing
us to strip beds, wash linens ourselves, and purchase bug spray just to make the space habitable. When we reported these unacceptable conditions, Wyndham's only response was a small discount that may not have even been applied.
The booking process has been a nightmare. We received false information about RCI benefits and faced constant challenges with reservations being labeled "too early" or "too late." Communication with agents was poor, providing vague or conflicting information
about fees.
Financially, we've been exploited through surprise charges, "one-time" fees that occurred multiple times, and unexplained fee increases with no end in sight. Most disturbing, they shared our contact information without consent, leading to $4,000 in losses
from third-party scams. When we sought help, RCI blamed Wyndham and Wyndham denied any knowledge.
We continue receiving weekly scam calls despite requesting removal. This company has caused us financial hardship, emotional stress, and complete loss of trust. I strongly advise anyone considering Worldmark/Wyndham to look elsewhere.
Wyndham hotels, Mark and avoid
I have stated several Windham Hotels recently everything from Windham Crowne Plaza in Dallas to a Super 8 in the back roads of Kansas. I stayed at one Wyndham Hotel in Missouri where there disability accessible room was being used by the managing family as their living quarters. I stayed that another Wyndham Hotel Super 8 in Dumas Texas where the doors didn't even lock and they thought that was okay. I recently stayed at a Wyndham Hotel in Omaha that was absolutely horrible it was the dirtiest dingiest hotel I've stayed in a long time. Te room was nasty, the carpet stained and there was not even a remote control for the Tv. The biggest issues wss I had requested an ADA accessible room, and neither room they put me in was ADA accessible. There was only one person at reception and there was 10 people waiting to check in.
None of the staff had name tags. The Wyndham used to be a three to four star hotel, but they are really low class now. The problem is that when you call Wyndham corporate and you talk to their executive customer service all they tell you is that the problems are your fault and they have no control over the franchises. Now we know that's not true we know that a company always has control over their franchisees however, that is the excuse I've gotten from Wyndham over and over and over again. I have filed complaints with my State's Attorney General, the Better Business bureau, and I filed an Americans with Disabilities complaint against Wyndham definitely one to avoid

What was supposed to be a joyful vacation with my son in November 2024 turned into a sales nightmare that has destroyed my financial stability. Despite telling Wyndham representatives Cory and David that I wasn't interested and already owned a timeshare; they really knew how to manipulate me into signing. The biggest lie was their promise that I could rent out my existing timeshare to offset the costs of the new one. This was the only reason I agreed to purchase. When I tried to follow through, Wyndham's financial services bluntly told me they don't assist with rentals. I was completely deceived, and they told me not to mention this during recorded meetings to hide their contradictory sales pitch. Contract signing was rushed, concealing closing costs, finance charges, and my right of rescission. They opened a credit line without even my consent, claiming no deposit was needed, then sent me bills for a card I never received. They assured me prices would stay low but never mentioned increases that contributed to my financial ruin. I've invested over $10,000 in a timeshare I've never used while watching my financial stability crumble. When seeking help in March 2025, customer service sent me in circles, claiming they could only help a limited number of people exit contracts. This company preys on families with lies and false promises. The emotional and financial damage has been devastating. Avoid Wyndham and don’t give them an inch of your time.

I have been a rewards member since Wyndham acquired the property on 400 Arch St in Philadelphia from Holiday Inn. I have been very loyal to this property and workers since 2007. I was recently a guest there in Oct 2024. Unfortunately I have recently had problems booking a room there.
I am on ssd and my husband is on ss. We are on a limited budget which only allows travel 1-2 times a year. I use rewards points and reduced rates.i am only able to come down in July/Aug and Oct.
My husband was hospitalized for 9 days in April. He's a cardiac patient. He's been dealing with drs appointments and trying to become more mobile again.
After checking rates I decided to come down 9/2-8 from CT. I booked train travel and a tour. I have memberships to several museums. I booked a room at Wyndham on 400 Arch Street, where I like the location, workers and convenience. I recieved a text with the confirmation number. 80399EE180569. I contacted the hotel manager for some special requests as there were some problems last year. He told me he didn't see a reservation in their system. The representative said there wasn't anything in their system when I called 7/22 at 7pm est. When I asked about text I was told it was a "glitch in the system ". I called rewards again around 8:30pm. Nobody could explain the text and lack of an email confirmation.
I went in and rebooked the room and screen shot the Confirmation on the page. I had a meeting to attend until 8:30pm. I sent the screen shot to the hotel manager. I called rewards looking for an explanation and the email. He verified my email. He insisted he sent it. We did not receive it. I called rewards again around 8:30pm. Nobody could explain the text and lack of an email confirmation.

I checked status several times. No email!
I now have spend $205 on train fare. I also spent money on a walking tour. I am very upset . He said he sent it a "couple of times" via different networks! I called the hotel directly. Guest services asked if I would mind being placed on a "brief" hold. I was on hold with no reply for 20 minutes! I have never had a problem booking online before! Emails via the site are not usually replied to.
I find this very frustrating and upsetting. I am scrambling to find a hotel with similar pricing. If not I will have cancel whole trip! I don't feel I should have to do this! So far i have had no luck.2 hotels are either out of way or rooms not available. Plus I have a hard time comprehending why this happened. I don't appreciate being treated like this and the lack of customer service! I am stuck now. I asked for his supervisor however he tried to say he sent the email . I am angry frustrated and concerned. I'd appreciate if these agents were actually a help and this was looked into!
The problem is not the property itself. Although I did not appreciate being on a "brief hold" with guest services that lasted 20 minutes without a reply. The problem is the website, rewards and the representatives! I don't comprehend how or why my original reservation was not in system! In June 2023, they pressured us into upgrading to preserve our Diamond Elite status, introducing a "rental program" but explicitly instructing us NOT to mention it when signing - clearly unethical and possibly illegal.
Our credit was run without proper consent multiple times. We were repeatedly told we were "one point shy" of better rates, only to be charged much higher ones. Maintenance fees have skyrocketed despite promises they'd remain minimal.
Years of relentless phone calls, deceptive pitches, and manipulative tactics have devastated our finances and peace of mind. Despite trying to disengage, harassment continues.

We were promised a 7-day resort stay anywhere in the world with only flight costs as our expense if we attended a group meeting. While we had no interest in purchasing a timeshare, we agreed to attend since we were already planning to visit SeaWorld with our children that weekend. During the required sales presentation, we repeatedly told representatives that we were not interested in purchasing a timeshare. We declined their offers 15-20 times throughout the meeting. Our children were becoming restless, and we had planned activities at SeaWorld, making the prolonged pressure tactics particularly distressing for our family. Despite our clear and repeated refusals, these sales representatives continued their relentless pressure campaign. The only reason we eventually agreed to the purchase was based on specific representations they made about the product's capabilities, particularly regarding airfare point conversion. When we called Wyndham on April 1st, 2025, to book flights as promised, we discovered the shocking truth: a single flight would cost approximately 234,000 points – more than five times what we were told for our entire family. This represents either gross negligence or deliberate fraud on the part of their sales team. Nothing they presented as benefits to ownership has been true.

They perfected the art of legal fraud through presentations disguised as "owner updates." They hold you hostage in presentations for hours, refusing to let you leave even for meals. When my wife couldn't answer financial questions, a salesperson insulted and belittled her. In 2023, a rep named Mercury promised to solve our booking issues, then ambushed us with an $80,000 contract after withholding costs throughout the entire presentation. When we explicitly declined their credit card, he ran our credit anyway without consent. Every "upgrade" promised better access but delivered nothing except higher maintenance fees, now nearly $8,000 annually. Points expire unused because their resorts are perpetually unavailable. When we became seriously ill with Epstein-Barr and had to cancel a trip, they coldly refused any accommodation and kept our points and cash. Their business model is simple: use high-pressure tactics to extract maximum money while hiding behind legal contracts that protect them, not you. They prey on seniors and working families with false promises, knowing most people won't fight back. My Club Wyndham ownership is the worst purchase I have ever made. Consider this fair warning. Reservations to popular destinations usually have to be made up to 24 months in advance and once there, don't even think about extending your stay. Generally, when we use our time, the reps tell us where we can stay. Consequently, our vacations, via Wyndham, have been to locations that were not even being considered on our list of destinations. The ownership website is information overload and incredibly confusing, once you reach the correct site. The amount of time and frequency it requires to become familiar with the site is well beyond the time I have. Once you purchase, be prepared for the bait and switch when sales reps call regularly with offers to increase your points after you think you already had the best point package. It's high pressure garbage that once some reps realize you have no intention to pay more, they just hang up. My fees have more than doubled in 5 years. It's infuriating and seems downright criminal. Just today, reps called me regarding RCI 'getaway weeks', something I was unaware I even had. They wanted to buy back 6 weeks but needed $2400 in 'activation fees' to do so. The fees were due immediately, while the money they would pay me would not be available for 60-90 days. Truly sounded like a scam, but unfortunately, this is the way they conduct business. This is one of the times when the rep hung up on me. The resorts themselves are mediocre, especially the Disney resorts. And selling your timeshare is virtually impossible without investing more. I could go on but again, I simply don't have the time. Under no circumstances do I recommend.

Wanted to book a room at the Days Inn & Suites by Wyndham Antioch - California, USA. The website wouldn't take any of my three bank cards, although I had plenty of money on each account. They had a bug, obviously. Tried to call and book over the phone, with my bank card. The man at the desk said he would not take card payments. I wondered why: he became aggressive. Then I said we would pay in cash upon arrival. He agreed. I proceeded to give my name and he became racist (I am French). I have never seen that in my entire life. He had 5 rooms available on the website. He said he was sold out and told me to "get lost" over the phone.

The sales representatives actually encouraged me to commit document fraud by telling me to lie about my marital status on legal documents to avoid complications with my separated spouse. They assured me that "nothing would appear on my credit report for 90 days," which was a complete lie. Both the credit card and timeshare debt appeared immediately, ruining my home mortgage qualification and forcing my elderly parents to co-sign.
I was repeatedly promised that I could easily rent out my timeshare for profit and cover all costs while generating income. Bad experience at Wyndham …
Wyndham Destinations and their salesman Rein, engaged in the following deceptive practices while attending a presentation. False Cancellation Claims: He repeatedly assured us "you can cancel anytime" and claimed that "Wyndham would even buy it back from us." He even showed us a purported cancellation website on his laptop, though he quickly moved on without allowing us to examine it properly. These statements were categorically false, as evidenced by your Rescission Department's refusal to honor cancellation requests beyond the state-mandated period. High-Pressure Tactics: When we attempted to leave, he physically positioned himself in front of me and followed us to the elevator, claiming his job depended on our signature. This constitutes coercive behavior toward elderly consumers. Failure to Disclose Financial Information: No mention that maintenance fees could increase over time. He failed to disclose that the same accommodation could be rented for significantly less through third-party booking sites. Overstated Benefits: He highlighted cost savings, discounts, perks, and activities that are not actually accessible or obtainable with timeshare ownership, including misleading claims about RCI vacation packages at $309 per week. Persistent Pressure Despite Rejections: We continually rejected offers, yet your staff continued adding products and dropping prices, demonstrating bad-faith negotiation tactics. What an unscrupulous individual, the company should be ashamed to have him represent their brand!
