Wyndham steals from senior citizens. I had an issue with Super 8 in Independence Mo. Because I questioned a fee they will not refund the $100 deposit. I contacted Wyndham who told me too bad.

Timeshare Disappointment
We could not be disenchanted any more with Worldmark by Wyndham. Over the years, each annual update turned into an aggressive sales session, often exceeding several hours. We were repeatedly subjected to manipulation, misinformation, and excessive upselling, even after making it clear we did not wish to purchase more. In December 2021, under the guise of more flexible points, we exchanged our deed for a new contract. The cycle continued each year: misleading promises, long-winded pitches, and debt mounting. The most recent contract update in December 2024 went too far and overextended what we can afford. We attended what was supposed to be a routine meeting where we explicitly stated that we wanted to maintain or lower our monthly costs and consolidate existing contracts. Instead, we were sold over $8,500 in additional points (total over 800,000 points), raising our monthly costs from $763.07 to $1,752.97. This is a staggering 230% increase, which has become entirely unsustainable. We were again pushed into a video conference signing process before fully understanding the financial consequences; the refinancing option we were once offered was suddenly off the table. As of June 2025, we have paid over $15,500 toward a 10-year contract totaling $70,992, yet we have not utilized the benefits and do not intend to use them. The last contract update pushed us into unmanageable debt, but all the sales presentations have pressured us into contracts and financial commitments we did not fully understand. My horrific experience with Wyndham Resorts - beware
Wyndham Vacation Resorts’ employees are frankly heartless and cruel individuals. I am a 62-year-old cancer patient and single mother who is concerned about financial instability, early retirement, and rising maintenance fees. I was clear that I couldn’t afford to expand my ownership. Yet, instead of offering an exit option or directing me to Wyndham Cares, I was falsely told my only solution was to upgrade to the gold level by purchasing 800,000 points and rent them out through Extra Holidays. That turned out to be completely false. They misrepresented how easy and profitable it would be to rent out points. She claimed I could book high-demand during peak times and gross $800+ per night—enough to cover all my costs. She said I’d receive at least 60% of the income and gain perks like discounted point usage and unlimited housekeeping. None of this was true. After returning home, I found Extra Holidays only accepts a limited range of unit sizes at certain resorts, and Margaritaville St. Thomas wasn’t one of them. I wasn’t told that partial bookings wouldn’t be compensated or that guest cancellations would cause point loss and no income. Because of this fraudulent upgrade, my financial burden has skyrocketed. I’m trapped in a 10-year loan with a 14.79% interest rate and a balance over $56,000. Maintenance fees jumped from $3,463 in 2023 to nearly $13,000 in 2024, and over $6,200 in 2025—all charged without clear explanations. This is horrific!
Waste of Money
Seven years ago, we attended a presentation for Six Flags tickets. Instead, we became victims of a sales pitch with champagne and emotional manipulation about "creating a better life" for our family. They promised rental income, appreciation in value, and easy resale opportunities which turned out to be complete lies. The reality of it all is that we have never used the timeshare once despite multiple booking attempts. Every effort was met with unavailability, endless transfers between departments, or being hung up on. The promised rental income never materialized, resale opportunities proved fictional, and hidden escalating maintenance fees continue to drain our finances. We were faced with unemployment and asked for support to which Wyndham offered nothing but cold refusals. "Owner updates" are just more high-pressure sales tactics for expensive upgrades. When my husband became unemployed, Wyndham offered no payment plans - only more debt. They were able to leave out the information about our legal right to rescind and the true difficulty of exiting but managed to get us to sign a contract where they were supposed to mention the rescission period. Their scheme has destroyed our financial progress and credit. As a family of color already facing systemic barriers to wealth building, we trusted what seemed like a legitimate investment opportunity. Instead, Wyndham got us intoxicated and exploited our aspirations to trap us in an inaccessible service that continues to drain us financially. We're still paying for something that has brought nothing but stress and financial ruin. Wyndham's business model is built on deception and targeting vulnerable families. Stay away - they will rob you of your money.

We were lied to repeatedly. The sales representative promised we would receive a million points annually that could easily cover maintenance fees and even pay for the contract itself. He assured us we could sell points directly through Wyndham for cash and that we had 30 days to cancel if unsatisfied. He even guaranteed that closing costs charged to our credit card would be removed as part of the new agreement.
Every single promise was a lie. After returning home, we discovered there was no special availability for upgraded members—resorts remain fully booked unless reserved a year in advance. Wyndham does not sell points on your behalf; you're completely on your own to find buyers. The cancellation period was only 10 days, not 30 as promised. Our sales representative stopped answering calls when we questioned the promised credit card refunds.
The emotional manipulation was relentless. The representative repeatedly left the room to create artificial urgency with "new numbers and diagrams." We were never properly informed about maintenance fee increases or that our children would inherit this financial burden if anything happened to us. This experience has been devastating for our family. We feel completely deceived and financially trapped by what can only be described as a sophisticated scam operation disguised as a legitimate business. Our experience at Wyndham since January 2019 has been consistently disappointing. The “60 minute presentations” regularly extend to 90+ minutes of persistent sales pressure and the tactics feel calculated. When we decline offers, new sales reps approach with different pitches until it becomes a mentally exhausting.
After reviewing the documents from our January 16,2019 purchase we found no disclosure of the actual interest rate on our $2,710 financing. Nowhere in the contract did it explain how difficult cancellation would be or that we would need to prove extreme financial hardship with extensive documentation. No sales reps mentioned that these “valuable points” would be nearly impossible to use without booking 13 months in advance or that they would have virtually no resale value if we needed to exit the program.
In March 2024, despite repeatedly expressing that we weren’t interested, we felt pressured into purchasing more credits just to end the relentless sales pitch. At another presentation in October we finally had to just leave when the sales pitch wouldn’t conclude despite our clear disinterest. We noticed the demeanour of staff immediately changed when we declined to purchase.
When inquiring about cancellation options, we were told it requires proving “financial hardship” with documentation and standards that seem unreasonably strict. We are experiencing genuine financial difficulties, still we don’t qualify under their arbitrary criteria.
The points system has proven difficult to use effectively, and the membership feels like it’s designed to be nearly impossible to exit. We’ve paid approximately $12,000 for something we’ve struggled to use.
I sent a letter to Wyndham addressing some concerns and someone called to sssist us. The problem is that she just kept saying there were no problems and everything has a solution. It got to the point where I just didn’t bother trying to explain further.
I urge you to research thoroughly prior to purchasing a timeshare with Wyndham.

We are disappointed with Club Wyndham and their lack of honesty with customers who are spending their hard-earned money, all while making their company rich. For this reason, we are requesting the cancellation of our timeshare contract and release from any associated financial obligations. We believe this request is justified given the deceptive sales practices, lack of disclosure, and the undue pressure placed on our family over the course of multiple interactions. The misleading sales tactics and hidden fees, with several key aspects that were not disclosed to us at any point. These include the 4% annual increase in maintenance fees, the reality that presentations are not actually mandatory. After years of financial strain from the timeshare mortgage, credit line and maintenance fees. They conducted a credit check on both my husband and me and opened a Barclays credit card in my name without my knowledge or consent, which I only discovered when the card arrived weeks later. During this time, we had been persuaded to upgrade our contract under unclear and deceptive terms. We had been drinking during our vacation and should not have been pressured into another high-pressure sale under these conditions.

We have been subjected to repeated high-pressure sales tactics and outright deception at multiple Wyndham properties over the years. At age 73, we should be enjoying our retirement, not facing financial ruin due to systematic deception by their aggressive and dishonest sales staff. When we called Wyndham on May 12, 2025, seeking a resolution, we were told we could cancel contracts but would remain responsible for loan balances - effectively trapping us in debt for services we cannot use and benefits that were never real. We have documented evidence of each misrepresentation and are prepared to pursue all available legal remedies if this matter is not resolved amicably. Given our age and the clear pattern of deceptive practices, we believe Wyndham has a moral and legal obligation to make this right by canceling our contract in full and eliminating any financial obligations moving forward.

I am so very disappointed at Wyndham for changing what was a good experience in time share ownership. My partner and I have had vacation ownership for 30+ years, but through Wyndham, the last 15+ years have become a total nightmare of constant upgrades, pushy salespeople, and at best half truths and, at worst, straight-up lies. Don't let these master manipulators fool you like they fooled us.. Every time we go to their "owner updates," they take our driver's licenses, check our credit without asking properly, and force us into high-pressure meetings where they promise we'll save money, refinance our loan (which no bank will do for timeshares), and make money selling our unused time - all lies. Just recently, three salespeople talked us into taking on another $80,000 in debt by telling us it was an "even trade" that would save us money, but it only lowered our monthly fees by $18 while putting us deeper in debt. When we try to follow up with their corporate people, they make promises they never keep and then ignore us completely. This whole company is basically a scam that tricks people into spending more and more money through fake contracts, endless fees, and sales tricks that would embarrass a used car dealer. We've been stuck in this money trap for decades, watching our debt get bigger while they keep lying about how we'll save money and make profits that never happens. We got suckered into a Wyndham timeshare in Vegas 2019 with "free" show tickets. Their "brief presentation" was actually an 8-hour torture session that killed our whole vacation day. Real nice way to treat tourists.
Oh, the promises they made! French support "always available" (we're from Quebec), maintenance fees "only $89 CAD" with zero mention they'd keep climbing, and magical worldwide travel through their point system.
Six years later? We've used our points exactly ZERO times. The French support they promised? Non-existent. We get bounced around English-only departments like ping-pong balls. Their website? About as user-friendly as a porcupine. Meanwhile, those "modest" fees keep going up faster than gas prices.
They pressured us into a $2,000 deposit we couldn't afford and literally held our passports hostage during paperwork. Classy move, Wyndham.
This timeshare is basically paying monthly for the privilege of getting frustrated and scammed. It's like buying a lottery ticket that never wins, except it costs way more and ruins your day every time you try to use it.

Throughout our multiple interactions with Wyndham Resorts, we were repeatedly misled about critical ownership aspects. We were never informed that the timeshare was a perpetual financial obligation, including mounting annual maintenance fees that are passed on to our heirs along with any remaining mortgage debt. We were led to believe that the timeshare could be a "legacy" passed down to our children, which was not only misleading but cruel - especially given the financial burden and hefty fees associated with ownership transfer. We have learned that the resale market for timeshare points is nonexistent, contrary to what we were told during each of the sales pitches. I have written to Wyndham Resorts to request the termination of our timeshare contracts, the first was purchased in October 2023 with the understanding that we were investing in a flexible, enjoyable vacation ownership experience. Unfortunately, the opposite has proven true as we have encountered high-pressure sales tactics, misleading representations, mismanagement of our personal information, and a lack of transparency regarding the financial and legal obligations of ownership. We are very disappointed in Wyndham Resorts.

We strongly feel we were misled and taken advantage of by Wyndham Resorts. And now we have demanded immediate termination of our Wyndham agreement, and a full refund of all payments made. We have not been able to utilize the timeshare as promised, and the annual maintenance fees, which started at $50/month, have now increased to over $100/month. We are deeply dissatisfied with these increases, especially considering the lack of availability provided to owners. Meanwhile, we can go online to sites like Booking.com and book reservations at Club Wyndham properties for about the same price as our annual maintenance fees, rendering the timeshare utterly valueless. They never disclosed that Wyndham was unwelcoming of our dogs, stating they would only be allowed with certification proving they were suitable for public environments, despite one already being Canine Good Citizen certified. Wyndham showed us limited cabin options and pushed hotel stays instead. We were misled to believe that Wyndham’s greater number of points would allow us more travel opportunities, but we quickly discovered that stays required significantly more points, and availability was consistently an issue due to blackouts and booking difficulties. We suspect our dogs may have contributed to our booking challenges. We have not been able to use the timeshare at all, and we deeply regret trading in our Bluegreen timeshare, which we would have much preferred to keep, especially in hindsight after all the difficulties booking with Club Wyndham.
Abusive charges, credit destroyed, and complete neglect toward my family
We signed a contract with Wyndham in May 2024, trusting we were buying a practical and flexible vacation solution for our family. However, from the very beginning, everything was extremely bureaucratic and frustrating. It was necessary to book with significant advance notice, and even then, popular dates were always unavailable. Several of our attempts to schedule vacations were automatically canceled, and we were consistently directed to the worst periods, which made it virtually impossible to enjoy any trip as a family. The type of contract we were sold gave us access only to inconvenient or low-demand dates.
In September 2024, due to severe financial hardship, we stopped making payments. Since then, we’ve sent multiple formal cancellation requests, including a certified letter with return receipt delivered in April 2025, but we never received any response.
We even went in person to Wyndham Destinations’ office in Orlando, where we were told that nothing could be done there and that we would need to resolve the issue in Los Angeles. A Portuguese-speaking agent later contacted us and clearly stated that cancellation was not possible, even after we explained the critical situation our family is facing.
Shortly after, Wyndham sent the debt to a collection agency, which immediately destroyed our credit scores, including those of the other co-signers on the contract.
Now, we are unable to rent a new home, as our current lease ends in June. We have two young daughters — one undergoing neurological treatment for epilepsy, and another with severe food allergies — both of whom require stable housing and regular medical care.
Despite all of this, Wyndham offered no support, no empathy, and no alternatives. Only silence and debt pressure.
We are demanding that Wyndham acknowledge our formal request for cancellation, immediately suspend all charges, and remove the negative credit reporting that is currently affecting our ability to live with dignity.
All documentation and evidence have been filed with the Consumer Financial Protection Bureau (CFPB) and the Better Business Bureau (BBB) under official case records.

I was told I'd won a free trip but had to attend a presentation. I made it crystal clear from the beginning - I'm retiring soon, relocating, and NOT interested in long-term commitments. They didn't care. The salespeople tag-teamed me with different representatives
until they wore me down into a "trial offer." Suddenly, I was approved for a Wyndham credit card I never applied for and charged $4,000 that I was told was a one-time fee.
The manipulation didn't stop there. They lured us back in February 2025 for another high-pressure presentation, threatening we'd lose our points if we didn't sign a new contract. Despite my son's engagement that evening and my repeated explanations about
my upcoming move and financial priorities, they trapped us for HALF A DAY in what was supposed to be an hour meeting. I agreed just to escape - another $2,000 charge.
The real shock came in April when I learned about a $200 monthly payment I never agreed to. Nobody explained this was a LIFETIME commitment that could even burden my 19-year-old son's credit and future family members. This critical information was deliberately
hidden from us.
I'm dealing with my husband's passing last June while preparing for retirement, and this company has added unbearable stress to an already difficult time. I've never used a single point and never will. This entire experience has been mentally exhausting
and financially devastating.

Don't fall for Wyndham's timeshare trap like I did. It will cost you. Here's what they don't tell you upfront. Maintenance fees increase every year and cost more than regular hotel stays. These weren't properly disclosed during the sales pitch - they buried the true long-term debt in confusing paperwork. Constant "owner update meetings" that are just high-pressure sales sessions to get you to buy more points. The incentives to attend are just bait. No matter how many you buy, they'll tell you that you need more for the dates and locations you want. It's designed to keep extracting money from you. They sold it as "easy to manage and affordable" but it's the complete opposite. Complicated, expensive, and restrictive. Just save up for regular trips and pay for hotels during your stay. You'll get better value, more flexibility, and no ongoing financial burden. Learn from my expensive mistake and don’t fall for their traps.

Let me start by saying this trip was going to get a much lower rating. When the issues were brought to the attention of the management the issues were directly addressed and the management and staff went well above and beyond to make up for the problems with our being asked even after me saying it was not nessasary that just fixing the problem was enough. The staff surprised me man my family multiple times during the week we have been here making this the most memorable vacation we have ever had. With this probably being one of the last we take together as this was a graduation trip for our youngest son and my nephew. The buffet restraunt changes main dishes nightly. The steak house is elegant. The sushi and taco restaurants make amazing lunch spots daily. The best restaurant is the Italian. Amazing food amazing service. The pools are great with seating challenges at times but with so many areas there is usually somewhere to sit. The bell hops are super respectful. The nightly entertainment is enjoyable. Over all I had to give them 5 starts for the effort they put in and the service they provide.
