Wyndham steals from senior citizens. I had an issue with Super 8 in Independence Mo. Because I questioned a fee they will not refund the $100 deposit. I contacted Wyndham who told me too bad.

Absolutely HORRIBLE company to deal…

Absolutely HORRIBLE company to deal with. It is a complete scam. I should have known better. I spent 3 hours on a weekend day to go over the whole nonsense. We received 2 "free trips". We paid $75 before showing up to the 1st presentation. We booked our 1st weekend trip and we had to pay the taxes. No big deal. The hotel we stayed at was not a Wyndham vacation resort, it was a crappy hotel, which was very outdated and we were confused why this would even be an option to stay at. While there, my boyfriend was admitted in the ER for a life threatening situation. We were in the hospital for over 7 hours. We weren't able to make our tour. I called a few hours before the tour to explain the situation. They were supposed to call back. Never did. I called back again on Monday to discuss what happened. No one called me back. Then I was charged $300 because we did a "no show" to the tour even though I was very proactive in explaining our situation and called several times. This company does not give a crap about anyone and only wants to take your money. They explained they have zero exceptions and that I should file a dispute with my bank, which would shut off my debit card and I will have to wait for a new one. Great solution, (insert sarcasm). Thank god we didn't sign up for some ridiculous b.s. with them. I can't even imagine if we ever wanted to get out of the timeshare. I will make sure all my friends and family never go through this coward of a company. Horrible company. Horrible customer service. Horrible "upper management". You should be ashamed as a company and team!

awful experience of buying Wyndhan timeshare


After researching Wyndham and the timeshare industry, I quickly realized we had been misled by Wyndham salespeople. Throughout the presentation, the salespeople overwhelmed us with vague information, manipulative questioning, and claims about how we could earn money by re-renting timeshare units on Airbnb. These claims influenced our decision to move forward but turned out to be untrue. When we hesitated and asked for time to think, we were pressured to decide immediately or else lose all the discounts and bonuses offered for that day only. We were not given time or space to properly review the documents nor were we made aware of critical contract terms, such as the high 15.99% APR, total long-term cost, or cancellation window. Contract pages were skimmed over, and we were not fully informed of what we were signing. Despite this, I made a genuine effort to give Wyndham a fair chance by spending countless hours setting up my account and trying to understand how to use the membership. I spent several hours on the phone just trying to pay and unlock my account, only to be left completely dissatisfied with the service and availability.

Not a trustworthy organization

On March 19, 2025, while vacationing in Myrtle Beach, we attended a sales presentation at Club Wyndham offices. Despite clearly communicating to their representative, she seemed put off that the $116,000 price was beyond our means and inappropriate for our age. After multiple "discounts" and added incentives, we reluctantly agreed to purchase at $21,300, feeling pressured and held hostage. We almost immediately regretted that choice. However, it was hard to take the steps to cancel the contract. Mainly because they violated South Carolina State Law, Section 27-32-40, which requires providing customers with a copy of the signed contract at the time of signing. Wyndham representatives deliberately withheld our contract, stating they would email it to us; despite knowing we had a two-day drive ahead of us and would not return home until March 24. This intentional withholding deprived us of the opportunity to review the contract during our drive home and to understand our cancellation rights within the 5-day rescission period. We have a registered mail receipt dated March 25, 2025, confirming our attempt to cancel this contract. According to South Carolina law, the 5-day rescission period does not include Sundays, making March 25, 2025, the final day of the legally mandated rescission period. Despite sending both a formal letter via registered mail and an email to request cancellation on this date, our attempts were wrongfully denied even though they were made within the legal rescission window. It's astonishing that this publicly held billion-dollar company can get away with violating the law! We’re not giving up and we’re not going away, we have the proof!

Bedbugs are included and management did nothing, no change of room, not even an apology. Needed to book somewhere else and seek refund.
Staff where like 'normal' as if this is business as usual. About 20 min walk to Strip (Paris hotel) and a shuttle available

Beware of Deceptive Sales Practices!

We firmly believe that we were misled by Wyndham's sales team and subjected to deceptive practices during the sales process. We were assured this "ownership" could be passed on to our children, and that the only ongoing cost would be a minimal maintenance fee. We were never told that this is a perpetual commitment, and that our children would be forced to take on this responsibility upon our passing. Additionally, we were told that maintenance fees would rarely increase, and if they did, it would be minimal. If we signed up that day, we’d be upgraded to silver VIP status for years, so we ultimately agreed to purchase 154,000 points for $34,900. However, we were never made aware of the true cost of this timeshare, which has now exceeded $40,000 with a remaining balance. If we had known the true cost of the timeshare property, we would have never committed to the purchase. We later discovered Wyndham didn’t have properties near our desired locations, contrary to what we had been told during the presentation. We also found that Wyndham was not expanding its portfolio as promised. We have since attended several “owners update” meetings at Wyndham properties, including a meeting at the Canterbury San Francisco. These meetings were nothing more than ploys to sell us more timeshare points or properties. The pushy sales attempts, especially during our second visit to Canterbury, left us feeling uncomfortable and manipulated and at that point, we chose not to attend any further "owners update" meetings.

Buyer Beware of Wyndham's Predatory Practices

After six years trapped in Wyndham's web of lies, I'm writing this to warn others about the worst financial decision our family ever made. What started as a "small vacation package" during our 2018 visit to Silver Dollar City became a nightmare of escalating costs and broken promises.

In 2021, we upgraded in Panama City Beach under extreme pressure with false promises that combining contracts would simplify usage. The following year in Myrtle Beach, our salesman Gary Bethman convinced us to upgrade again with assurances that we'd finally qualify for VIP status including priority booking, direct support, room upgrades, and financial benefits. None of these promises ever materialized and most supposed benefits required additional fees to use.

Desperate for help (and contacting a company Gary with Wyndham had recommended), we paid $2500 to Julie Zemcik with Kingston Management Group for exit assistance, but they did nothing to help. When we finally contacted Wyndham directly through certified letters, representative Mark Steeley said he could only investigate one contract and after months of waiting, they refused cancellation despite clear evidence of misrepresentation.

The reality is that Wyndham locations can be booked by ANYONE making their VIP status completely worthless. What they present as a luxury investment to pass down to your kids is actually a financial burden of outrageous maintenance fees that would trap your family in perpetual payments. Despite repeated pleas for help during our financial hardship, Wyndham showed zero flexibility or genuine customer support.

This isn't vacation ownership - it's financial imprisonment through deceptive practices and false promises. Don't make our mistake. Research thoroughly, never sign under pressure, and just avoid Wyndham at all costs. It will save your money and your sanity...

Deceptive and Dishonest cancellation policy

We booked 4 rooms, for June 2025, with a Wyndham Resort in Penticton.
We had to cancel one room and we gave them plenty of notice.
4 rooms was going to cost $1400

When we cancelled one room, the 3 remaining rooms were going to cost $1700!
Isn’t that something they should mention at the BEGINNING of the phone call, when you’re asking all the questions about cancellation?
I would have kept the 4th room if I’d known it was going to cost $300 more!!

Years ago, when our children were young, we encountered a Shell Vacations booth at the Ostrich Festival in Chandler, AZ. Later they became part of the Wyndham Resorts group. Over the years, we learned that we did not own any real estate, only the right to rent vacation spots with points. Although we used the points for some vacations, we could never fully relax as we were strong-armed to attend owner updated sales pitches in disguise. These meetings ran longer than promised with high-pressure tactics and ominous mentions of upcoming point price hikes to convince us to upgrade. When we purchased Wyndham points under the belief that they were interchangeable with our Shell points. We were encouraged to apply for the Wyndham credit card for autopay, which was supposed to generate reward points that would pay our maintenance fees. However, reward points could not be used for maintenance if you are on autopay, contradicting what we were told. At this point in our lives, we cannot continue to pour money into something that has not delivered what was promised, and which now stands as a financial burden, especially with the ever-increasing maintenance fees. With our declining health, we realize we are not likely to live long enough to take advantage of the carefree travel we had hoped for in our retirement.

They HATE VETERANS

I stayed at a days. I'm a 100% service-connected disabled Marine Corps. Veteran, what's called invisible disability anger p. T. SD that's why I travel with a service Adam. SI was put on the 2nd floor I asked for the first. He said there were none went back after the air conditioning. Didn't work while I sweated in my room for 3 hours and watched someone else. Get floor the 1st floor he put me in a new room that air conditioner didn't work. That's when I just told him go to hell.This place is terrible.They called the police army.The police were super nice guys.They understood, I was nice to them.I will never, ever ever stay in your hotels again.Ever I'll sleep on the ground.I'll sleep on the street never.You do not give a shit about veterans

Deceptive and pushy

Worldmark by Wyndham and their parent company Travel + Leisure engages in a pattern of deceptive sales tactics, misleading promises, and poor service that has left me with no choice but to demand the cancellation of my timeshare agreement. I request written confirmation that my contract has been terminated, that all associated fees and obligations are waived. When I tried contacting the Salesperson, I called 17 times and sent five text messages. However, the only response I received was a text directing me to call someone else for assistance. When I tried to sell my points, I was told I had to handle it myself. Despite repeated requests, I haven’t received a comprehensive breakdown of all the services I supposedly have access to. In fact, I only found out about the self-serve credit selling website by calling Wyndham directly, and it still doesn’t function as described. During the presentation, the representatives extolled the versatility, ease of use, and financial benefits of the Wyndham program and likened it to Audible but for traveling. We were assured it could be used anytime, anywhere in the country and the world. It was marketed as an investment for the future. I was also told I could make money by reselling bookings, which could cover the cost of all the fees that were described as minimal and that would only increase slightly over time. When I mentioned a planned trip to Disney World, I was promised free tickets. These benefits, combined with various incentives, led me to sign up under the belief that this was a beneficial opportunity. It is clear now that my decision was based on lies.

On February 23, 2025, we attended a timeshare presentation in Orlando Florida. What was said to be a 45 minute presentation developed into a 2 1/2 hours. We reluctantly purchased timeshare under the false pretense that we could travel to the aisle of Bimini in the Bahamas. Upon further investigation, we found that no Wyndham resort exist there. We were told to convert our points to RCI another timeshare resort. We then contacted RCI we were told they also did not have properties located on the aisle of Bimini in the Bahamas. We then tried multiple phone calls to ourselves representative. No phone calls were returned. I am requesting to have this contract no and void due to misrepresentation and non-fulfillment and fraud.

INVASION OF THE WYNDHAM BODY SNATCHERS!!!


My sister and I arrived in Vegas this past weekend, eager to begin her birthday shenanigans. However, the shenanigans were interrupted a sales pitch that stole 4 precious hours of our lives, which we will never get back. Our journey into the Timeshare Twilight Zone began when we were stopped by a seemingly innocent woman who asked if we needed help. We were looking for our room, so we did, in fact, need help. (If only we knew at the time just how much help we were going to need.) Instead of helping us find our room, she proceeded to offer us some Attack of the Clones-esque death sticks in the form of vouchers for attractions, restaurants, and hotel nights. The catch? In her words, we needed to take a shuttle to North Korea-- I mean-- a neighboring Wyndham hotel-- and take a 2 hour tour of it and give it a review.

Simple, right?

Well, one life lesson learned from Gilligan's Island is to never trust a 3 (or, in this case, 2) hour tour.

The next morning, after we took the shuttle to the Worldmark by Wyndham hotel in Las Vegas, the promised tour gained an eerie yellow glow and slowly morphed into its true form-- a 3+ hour sales pitch for a Club Wyndham timeshare membership. We met several representatives, each more soulless than the last-- so much that I'm convinced the last one was a dementor. More on that later.

Sure, the idea seemed cool at first. You sign up, pay your monthly dues, rack up points, and use them to stay at "any affiliated timeshare, hotel, or resort." A quick google search of Club Wyndham reveals that people are often unable to use their points or book when they want. They end up chucking their hard earned money into the ravenous black hole of the Wyndham CEOs' pockets. In the words of John Oliver, you're better off burying your money in the ground, because there's a good chance your dog will dig it up and give it back to you one day.

Multiple well known manipulative sales tactics were used, from pushing you to buy the expensive premium membership "RiGhT nOw, BeCaUsE iT WoN't Be AvAiLaBlE aFtEr ToDaY," to buttering us up by pretending to care about our personal lives, to trying to chop down the monthly price to a mere 30 dollars and offer a 0 down payment option (which would absolutely not end up happening). I'll give our first sales rep this-- she referred to the original lady who flagged us down the previous night as "one of the body snatchers." I'll use that term to refer to salespeople who accost you from now on. As we politely declined, the reinforcement cronies were summoned. The first one covered up the down payment price with his big meaty claws. He aggressively pried into our financial lives and pushed the sale even further down our unsuspecting throats with questions of, "What monthly price will work for you? You spend so much money to come here. You took the time to come here. So why can't you put time and money into this?"

I'll admit-- I was maybe 3% sold on considering the idea in the future before he came to the table. When he came, his aggressive pitches pushed me light years away from any interest I may have previously had. We continued to decline.

Then the final boss arrived-- a dark, sinister man. At first deceptively friendly and affable. But the word "no" was foreign to him. After we released our full arsenal of multiple utterances of, "No," and, "I DECLINE," he finally pulled out the declination form that my sister and I had been salivating over for the past 3 hours. I would have signed it in blood if I could have. After our final declination, our final boss underwent a complete change of demeanor and morphed into a soul sucking hole of black death incapable of a single nicety. He begrudgingly led us to the desk where we were to finally pick up our (very) hard earned vouchers, simply grunting, "Go get your stuff."

The final cry of a defeated boss.

We were free at last.

And we at least walked out with museum tickets, restaurant vouchers, and a couple nights' hotel stay.

But it wasn't worth the headache.

Epilogue: Two days later, another body snatcher (who quite possibly has the ability to teleport) lunged at us out of nowhere, shouting, "WhEn ArE yOu GuYs ChEcKiNg OuT???" Luckily, my sister was distracted by an adjacent store, and we easily escaped his clutches. Later, another one screamed, "EXCUSE ME! EXCUSE MEEE!!!"

The moral of the story: If an aggressively friendly person at a Las Vegas hotel/casino tries to get your attention, don't make eye contact. Keep walking. Enjoy the vacation you actually wanted.

It's better to be rude than end up being swindled into buying something you don't need, don't want, and can't afford.

Mislead by Wyndham

We believe that we have been misled by Wyndham Destinations salespeople. These people misrepresented throughout the sales process. During our sales process, we were offered timeshare deals by two licensed sales agents, who offered significant price reductions over a three-hour period. We were told that the purchase deals and upgraded offers were only valid for that day and specifically for us in the sales center, which we now know was not accurate. They presented Wyndham Resorts as private and exclusive, only for use by contract holders with no outsiders allowed. However, we now understand this was not the case. We were also not made aware that we were not actually purchasing ownership in real property but rather points through a promissory note for shared time. This information was not disclosed to us, nor were we informed that this agreement would affect our credit. Moreover, we were misled into believing that we were purchasing ownership for reservations and stays at exclusive Wyndham Resort locations and led to believe the timeshare was a real estate investment that would increase in value over time, which is not the case. The sales experience was highly pressured, with tactics that we would rate an eight out of ten in terms of intensity. We were not informed of the significant annual maintenance fee increases, which we believe are set to rise by 10% every year indefinitely. This ongoing cost is a major concern for us. We were also never told that these maintenance fees would continue in perpetuity and be passed on to our heirs in the event of our passing. Lastly, we were assured by the woman who oversaw our final paperwork that we could cancel the contract at any time, which was another false

Wyndham = Manipulative, Deceitful, Dishonest

We were briefly satisfied with our Ownership with Wyndham Destinations, but they have shown their true colors by allowing outright dishonest if not illegal behavior from their employees. As such, we want to pull back our ownership. It is evident to us that the “upgrade” game is exactly that … a purposeful game to force Owners into a perpetually bigger financial obligations by fabricating benefits that simply do not exist. We have encountered a disturbing and high-pressure sales environment with sales representatives. Our last salesperson asserted that Wyndham controlled our contract and could theoretically cancel it at any time. This created a great deal of fear with us, opening us up to potentially losing our 6-figure investment! Each of these representations either directly contradicted what we had been told just seven weeks earlier, or we discovered were erroneous or misleading statements designed to be manipulative and deceitful, aimed to frighten us about our previous purchase so we would be pressured to make another immediate purchase. Although we made multiple documented attempts to speak with the Salesperson for resolution he did not respond. We believe these cancellations and unavailability were deliberately timed to exceed the 10-day rescission period on the contract. We have identified several misrepresentations that formed the basis of our purchase; and it is Wyndham’s responsibility to make it right! After almost three months they still have not.

Disappointing Experience at Wyndham Garden North Bergen Near Secaucus

I recently stayed at Wyndham Garden North Bergen Near Secaucus and was deeply disappointed by the experience.

My room was situated adjacent to an event space where loud music played late into the night, causing the walls to vibrate and making it impossible to sleep. Despite multiple calls to the front desk requesting assistance, no one responded or offered a solution. I was not informed of any events upon check-in, nor was I offered an alternative room.

The following morning, housekeeping knocked on my door at 11:00 AM, despite a confirmed noon checkout. Messages to staff went unanswered, and the only compensation offered was a late checkout, which did not make up for the sleepless night.

For a stay costing $229 per night, I expected a restful environment and responsive service. Unfortunately, this was not the case.

I hope Wyndham Hotels & Resorts takes this feedback seriously and implements measures to prevent similar experiences for future guests.

After being lured into a Wyndham…

After being lured into a Wyndham Vacations presentation with promises of vacation discounts, my family endured an entire day of high-pressure sales tactics only to be deceived about crucial aspects of the timeshare contract. We were falsely told we could use points to pay down our credit card, that properties would be readily available for booking, and that there were no blackout dates - all blatant misrepresentations that convinced us to spend $7,500 on what has become a source of endless frustration and disappointment.

The nightmare continued when we discovered we never received a complete copy of our contract, were charged unexpected resort fees nearly equivalent to regular booking sites and found ourselves unable to secure any desirable vacation dates due to existing members' priority booking rights. The promised luxury accommodations turned out to be subpar properties - one even had cockroaches despite being marketed as "5-star quality." Every attempt to address these issues has been met with obstacles, fees, and delays.

We've spent thousands of dollars and countless hours trying to use our timeshare yet haven't been able to book a single vacation. Our dream of creating beautiful family memories has been replaced with stress, financial strain, and the heartbreaking realization that we were deliberately misled by a company we trusted. I warn others to avoid Wyndham Vacations completely - the emotional and financial toll has been devastating for our family.

My husband and I were hesitant to enter into an agreement with Wyndham Vacations, due to the high cost. I was also shocked to discover that a credit card account had been opened in my name without my express consent as I only use and monitor two personal cards. Multiple individuals said someone from Club Wyndham would reach out to help me book vacations, yet I received no follow-up communication and was at a loss trying to schedule something. While reviewing the contract, I came across Section 9 labeled "Termination," which led me to believe that cancellation was an option. But when I contacted the main phone line to inquire about this, I was told I did not qualify. On another trip, I was told to attend another sales meeting, which I did with my husband under the impression this was mandatory. They pushed for an upgrade to a higher level of membership, and I was convinced by the promise of a buy-out option. But once again, critical details were not disclosed, such as the specific requirement to exit the contract. Our salesperson explicitly said that I would never have to attend another meeting again and that he would personally be available to assist me moving forward. However, after several attempts to reach him post-trip, I received no response and had to call the main customer service number for answers. When I again inquired about canceling my membership based on the buy-out clause, I was told that all my mortgages needed to be paid off to qualify-something that was never mentioned in the upgrade meeting. Throughout my interactions, I repeatedly disclosed that my husband suffers from Alzheimer's disease and frequently becomes disoriented and was no longer mentally competent to understand or consent, and he has no clue that we are members of a timeshare club. Now at over 75 years of age, our ability to travel is becoming more limited as our health deteriorates, especially as I am unable to travel alone with my husband due to his severe medical issues

Worst experience ever!

If I was able to give a negative star, I would. This was the most disgusting hotel I have ever seen. The staff was rude and even ruder when we complained about the BED BUGS when I left without unpacking. The rooms
were outdated, dirty and musty. Looks like a garbage dump in the back of the hotel! I phoned the head office and they didn’t really seem to care. They kept asking if I spoke to the manager. They did not care that we were unable to get another hotel. We had to sleep in our rental car in a parking lot. Do not book any hotels with this chain. They are pig stys. Lynne D

Stay Away From Wyndham! Horrible

I booked a Wyndham tour for a timeshare. I booked the tour based off of a particular unit in a hotel condo type place. The unit I was shown was beautiful and appeared to be oceanfront. Turns out that unit was not only not oceanfront it wasn't available either. I was put in a room that smelled so bad of mildew and mold it seemed like it was underwater for a month. Unfortunately I also booked a second tour at the same time. I want to cancel but I can't get my money back. This is the worst company. Stay away from wyndham! Unless you just want to throw away money and be completely frustrated and aggravated stay away from them!

As DVC members who know what quality timeshare experiences should be, our journey with Wyndham has been nothing but disappointment and deception. We originally bought into Wyndham hoping for something valuable to enjoy and eventually share with our four children.
The reality has been years of escalating maintenance fees coupled with endless nickel-and-diming: change fees, rebooking fees, early check-in fees, late check-out fees, housekeeping fees, and outrageous parking charges ($30+ daily) that were never mentioned during sales presentations.
The sales process was manipulative from start to finish. After purchasing a "minimal" point package, we quickly discovered booking was nearly impossible. At the next "meeting” we were told we needed more points for decent bookings and status. When we missed their "one-time offer" during my breast cancer treatment, they exploited this vulnerability to pressure us into writing a special request letter to buy more points.
The credit card promotion was particularly deceptive. We were explicitly promised that running our business expenses through their card would cover ALL maintenance fees. After processing $10,000 monthly, we received just $500 toward fees - a fraction of what was promised.
During one stay, we were suspiciously upgraded to a beautiful suite before our sales meeting. After declining to purchase more points, we were suddenly informed they had "overbooked" and forced to move to a standard room.
When we tried getting answers about our membership without buying more points, sales staff were mysteriously unavailable. We left contact information multiple times but never received callbacks.
What we thought would be a valuable legacy for our children has become a burden no one wants. Our four adult children can find better travel deals elsewhere. Wyndham timeshares are not investments, but money-draining schemes sold through high-pressure tactics. There's zero value in what we purchased, only endless fees and frustration.
