Excellent Service from Het Patel and Gemma

Oyster Properties is a trustworthy and reliable agency. I had a great experience with Het Patel during the house viewing. He was very helpful and explained everything clearly, guiding us through all the important information we needed to know. He is polite, respectful, and has a very supportive nature. Het demonstrated outstanding dedication to his work. he resolved issues promptly and always returned my calls, even if he missed them initially. His professionalism and sense of responsibility truly stood out, and I sincerely appreciate his excellent service.

I had another great experience with Gemma, who is very proactive and an excellent communicator. She managed the tenancy agreement process for my property efficiently and professionally. During that time, I contacted her several times, and she always answered my calls promptly, responding politely and appropriately each time. Her clear communication and supportive attitude helped me complete my documentation on time. Overall, it was an outstanding experience with Gemma and the entire Oyster Properties team.

Extremely Unprofessional and…

Extremely Unprofessional and Disrespectful Service

I had a property viewing scheduled for 12:10 PM. At 12:01 PM, just nine minutes before the appointment, I received a message saying the viewing was cancelled because the landlord had given the agent the wrong keys.

What makes this even worse is that I was already standing in front of the property for several minutes, and no one showed up or even tried to enter the house. When I asked what happened, I was told the agent had been there at 11:30 AM but for some reason, they waited over 30 minutes to let me know that the viewing would not happen.

This is completely unacceptable and shows a total lack of professionalism, communication, and respect for people’s time. Mistakes can happen, but informing your clients promptly is the minimum standard in this industry.

After this experience, I absolutely do not recommend this agency. If they can’t handle something as simple as a scheduled viewing properly, I would not trust them with anything more important.

Really BAD service

Really BAD service. No one picks up the phone and all they want you to do is respond to a watsap text messaging system that does not reply often. No one calls you back this is the worst agency I’ve ever been involved with. I have been wondering if this is a legit company. Stay away!!!

Great management

We leave in the property over 4 years…

We leave in the property over 4 years and we didn't had any miss payment. 3 weeks ago one of the windows glass crack at 12 a clock in the night without been touch. Nobody come to see the property and after that 3 weeks they say is from our fault and we have to pay everything. They do not care about any other reason like weather condition and how old is the window they straight away say we smash with an object. We are still try to say the true but they don't care.

Oyster Properties …

We have nothing but praise for the Team at Oyster Properties. They have managed three of our properties, the first one has been managed by them for over ten years. They have negotiated market rentals for our properties when a tenant departs and a new one is found. The rental receipts are always banked promptly in our bank account ( after deduction if their agreed fees and any property related expense). We have no hesitation in continuing our relationship with Oyster Properties.

a very reliable and helpful agency

Oyster property is a trustworth and reliable agency. Their staff are very professional. I let out my property through Kumar in Arnos Grove office. He and Sarju were very patient and kind in answering my questions. Their charges are very resonable too. Before I gave my property to Oyster, I had trouble with my previous tenants who were not paying rent consistently, they went all the way to help me out and point me to the right direction even though the tenants were not introduced by them. We are very grateful for their kindness.

Unprofessional team

This has been the most unprofessional property agency experience I have ever had.

We viewed a flat twice and submitted an offer. Negotiations began, but the landlord changed their mind, not once, but twice. Then, just two weeks before our planned move-in date, the agency abruptly withdrew our tenancy application, informing us via email that the landlord had decided against it.

Throughout this entire process, communication was appalling. We tried repeatedly to get answers by phone and email, but received no meaningful response. Each time we called, we were told staff were “busy” or that the person handling the property was at another viewing. No one followed up.

This level of disregard for prospective tenants is unprofessional and unacceptable. I would strongly caution anyone considering using this agency to think twice.

We understand how stressful and disappointing it must have been to have your tenancy application withdrawn, especially so close to your intended move-in date. However, I would like to clarify a few key points regarding the process.
From the outset, our negotiator made it clear that your offer was conditional and subject to the landlord’s final approval. Throughout the negotiations—where offers and terms were going back and forth—we provided timely updates via email in writing, particularly when the negotiator was not immediately available by phone due to other appointments or viewings.
Unfortunately, despite initial interest, the landlord ultimately decided not to proceed with your application and formally instructed us to cancel the offer. While this outcome was beyond our control, we acted as promptly and transparently as possible in communicating the landlord’s decision to you.
We always aim to provide a professional and respectful service to all applicants, and I’m sorry to hear that you felt let down in this instance. Your feedback has been taken seriously and will be used as part of our ongoing efforts to improve communication and client experience.

These agents are a SCAM!

These agents are a SCAM!
Unfortunately I had to deal with this company as my landlord and agents which made everything very difficult.
The property I stayed had mould, damp and overall furniture issues (and when we moved in, the property wasn’t cleaned professionally). We quickly reported all the issues to their website but they are EXTREMELY slow to get things done. Eventually they booked a person to come fix the things in the property but that person only saw/wrote down the issues without returning to the property to repair.
The real landlord was a good person and happy to cooperate with many issues I had.
They also do a “spam” call kinda service where they keep asking to come inspect the property you live in. At first, these calls were ignored but eventually I asked them to send emails instead of calls.
Overall, if you have another agent in your hand you can work with, or another place you can rent from - do it!! Just don’t bother trying to work with oyster.
They will also try to dispute and claim repairs to the property which will claim from your deposit. Make sure you fight for your money back!

Not to mention that the agent who came to show the property was late, treated the people viewing the property without respect and they overbook the viewing with loads of people.

Disappointing Experience – Poor Support and Unfair End-of-Tenancy Handling

I rented through Oyster Properties for over a year and a half when I first moved to London. Being new to the city, I trusted them to manage the property properly unfortunately, that turned out to be a mistake.

Support throughout the tenancy was extremely slow. A major water leak took over 8 months to be resolved, and routine maintenance was often ignored.

At the end of the tenancy, Bhanu and his inspection team raised last-minute issues that were never addressed or even mentioned during previous visits including mold that I had repeatedly reported during my tenancy, and which was ignored. Instead of acknowledging their inaction, they tried to shift the blame onto me.

The move-out process felt more like a game to find reasons to withhold deposit money, rather than a fair and professional closure. If you're thinking of renting through them, especially as someone new to London, I’d strongly advise caution.

They are awful

They are awful. İf you are not from a certain community and you don't want to waste your time, please do not go near them.
We have put an offer above asking price on a property 3-4 months ago. At the end we have found out from Land registry sold house prices, the sale has gone through to someone below our offer.
Please don't waste your time with these guys. Go to some reputable estate agents and deal with them.

Useless overseas switchboard

This agency uses a switchboard is based overseas staffed with people who cannot communicate properly. This gives a terrible first impression to potential buyers.
The actual viewing of the flat (for sale) turned out to be a group viewing with one viewer after the other being herded in and out of the flat.
It was a very offputting experience for potential buyers and not how either enquiries or viewings are handled by other agencies in this neighbourhood.
I don’t think Oyster itself is a bad agency but they should probably stop using this overseas switchboard service

Minal advised me to go to Ombudsman

I got a call since this review from Minal who advised that I lodge a formal complaint with the Ombudsman. When I stated the tenants destroyed my front garden (lawn area) by growing corn and root vegetables on there, without my permission, she informed me that this is allowed? Really, in which country?! This is how good they are! IF YOU VALUE YOUR PROPERTY AND SANITY AVOID THESE PEOPLE!
The original follow up response from Oyster properties is wrong, no matter how it is dressed up with lies! The Rent 4 Sure reference for these tenants states that a guarantor was required. The rent was paid but that took some work!!! Tenants sat on a low rent for 3 years, Nirmit Patel suggested that I keep these tenants as at least they were paying a low rent, the fact they were destroying my flat didn’t matter, well, Nirmit Patel would not be paying for the repairs, so why should it matter! The path of least resistance, it didn’t matter to him. There was NO assistance from Nirmit Patel to help increase the rent or remove the tenants (which I would have paid for and did in any event). I paid £180 to Oyster properties to serve a Section 21 notice. Not something Nirmit Patel suggested, but reluctantly agreed to, I paid for all their services, so why does their response imply they were doing me a favor. The tenants were aggressive and nasty. Had I met them before they were installed in my flat along with sighting the references, I would have definitely said NO! At no time was Nirmit Patel interested in helping, industry standards surely prevail and there should be transparency at all times, without lies, I was never given the tenant’s references to make an informed decision. It was a quick fix for Oyster properties by putting Romanian Gypsies into a lovely flat to get the property off their books. My calls were NOT returned, the switchboard is based overseas and they can barely understand English or have the capacity to take a correct message! Then being abused by Nirmit Patel is completely unacceptable. They have over 26 properties currently advertised, why are they still sitting there if Nirmit Patel is so good at his job. The perfunctory concern is derisory! I will be reporting this agency to the Ombudsman, although they have limited powers, at least they will keep this on record. If you are a Landlord, avoid this place like the plague in particular Nirmit Patel. You too may end up in severe debt or worst hospital! The negligence is horrendous - may the gods and your conscience watch over you - Nirmit Patel! You have behaved deplorably! This agency is responsible, denying the same, further demonstrates their complete incompetence and neglect.

That said, we would like to respectfully clarify that your agreement with us was a Let Only service. This means the responsibility for tenant management—including rent increases, inspections, communication, and maintenance—sat entirely with the landlord.

Despite this, we did everything we could to assist—well beyond what’s typical in such arrangements. Notices were served upon your request, and our team, including Minal, made efforts to help where we could. You were advised to lodge a formal complaint not to deflect, but to ensure a fair and thorough process.

Zisha sales team.

I dealt with Zisha in oyster properties. She was very professional from the get go. She was very patient and accommodating. Any follow ups and viewing requests were met and even though it took us a long time, zisha kept us up to date at every step. Well done !!

These guys are awful

These guys are awful. They are not helpful, they do not help fix issues. I have been a tenant with this agency for 2 years, any problems they request to log in the portal, and then they just close the ticket withouit notice. Anytime I ring up for answers it is always a rude person who doesn't want to hear the issue or help. Consistently not providing the service to tenants as they are required to do. I do not have good experience dealing with this agency.
