Utterly appalling service - avoid New Homes Group

Our property was initially listed at £150,000. After some time, New Homes Group contacted us and pushed for the price to be reduced to £140,000. We declined and instead agreed with them that it would be advertised at offers over £145,000. They accepted this, changed the listing, and gave us every indication that the matter was settled.

Just one week later, they called us and effectively threw their toys out of the pram because we had not reduced the property by as much as they wanted. They have now decided to remove our property from the market entirely.

Apparently, sellers are only welcome to use their service provided they surrender control of their own asking price and comply with whatever reduction New Homes Group demands.

Their handling of an offer we received was even worse.

A buyer offered £143,000. We countered at £147,000, which the buyer rejected before withdrawing their offer. New Homes Group then told the buyer that we would have accepted £143,000 because we could receive “incentives.”

This was never discussed with us, never authorised by us and was not their decision to make.

Communicating an acceptance price to a buyer without first obtaining the seller’s agreement is completely unacceptable. It undermines the seller’s negotiating position and gives the buyer information that they had absolutely no authority to disclose.

We formally raised this concern with New Homes Group two weeks ago. Unsurprisingly, we received no response whatsoever. Apparently, ignoring a serious complaint is easier than taking responsibility for their own conduct.

The entire experience has been shockingly unprofessional. They attempted to dictate the price of our property, communicated an unauthorised acceptance figure to a prospective buyer, ignored our complaint and then removed the listing when we refused to reduce the price far enough to satisfy them.

Their priorities appear to be securing the quickest possible transaction on their preferred terms, rather than representing the interests of the seller.

Based on our experience, I would strongly advise anyone considering New Homes Group to think very carefully. Do not assume that your instructions, asking price or negotiating position will be respected - and do not expect a response when you raise a legitimate complaint.

Myself and my partner had a great experience with The new homes group and specifically Harry stoner. As first time buyers we were a little stressed about the whole process as it’s completely unknown to us. This was made a lot easier as we were given updates regularly about what stages we had completed and the next stages to progress. We were constantly updated on the status of the seller’s progress and solicitor updates. We purchased a property with no chain. The process was a lot quicker than we had expected with a turnaround of less than 2 months from the moment our offer was accepted to our move in date. As I’ve already mentioned we are delighted with how Harry and the new homes group have taken the time to make this whole process simple for us. We had weekly calls to track the progress and would highly recommend and vouch for harry and the company as a whole. No complaints at whatsoever.

Harry Stoner has given exceptional support and has been a vital part in getting a transaction over the line for our mutual client. Harry kept all parties updated throughout the transaction, identified when things had started to lose momentum and was proactive by contacting the relevant parties to get things moving again. Nothing was too much trouble for him, he was consistently going above and beyond and the communication was second to none. It has been a pleasure to work alongside Harry and I hope our paths cross again.
